Guest Access
Guests receive preferred access to select beach clubs, along with exclusive special rates. The concierge team will provide a list of recommended beach clubs and can assist with reservations.

- Check-in: 4:00 p.m.
- Check-out: 11:00 a.m.
- Early check-in and late check-out are not available. The team requires the full turnaround time between reservations to prepare the property for each arrival.
- Pool maintenance is performed daily from 9:00 a.m. to 12:00 p.m.
- External personnel are not allowed on the property.
- Parties and events are strictly prohibited.
- The number of guests may not exceed the number stated in the reservation.
- The base rate includes up to seven guests.
- Starting with the eighth guest, an additional charge of $15 USD plus tax per night applies to each extra person.
- Smoking and vaping are prohibited anywhere on the property.
Smoke-Free Villa
If smoking or vaping occurs inside the villa, or cigarette traces are found, a $250 USD fee will be charged.
Natural Environment
The villa is located in the Mayan jungle, where mosquitoes are common. Guests are encouraged to bring insect repellent for their comfort.
Internet
The villa provides the best available internet service in Tulum, but connectivity may be less stable than in major cities. If issues arise, the team will do its best to resolve them; however, uninterrupted service cannot be guaranteed.
Electricity
Electricity in Tulum is provided by CFE. Although outages are rare, they may occur without prior notice and are beyond the property’s control. If an outage occurs, the team will contact CFE immediately but cannot assume responsibility for any resulting inconvenience.

We had an amazing stay! A group of 7 of us came to celebrate my birthday, and this Airbnb exceeded our expectations. Everything was exactly as described! We chose welcome margaritas, guacamole, and salsa which were great! The home was spotless, and we had absolutely no issues with the Wi-Fi, A/C, plumbing, or any of the amenities. Everything worked perfectly! Check-in and check-out were also incredibly easy, and we felt safe! The pool and hot tub were a huge hit with our group, and we also loved that there was a game in the living room. The location was perfect. There were several walkable spots whenever we wanted to grab something quick, but it was still only a short drive to grocery stores, restaurants, and everything else we needed. Overall, I would 100% book with this host again and highly recommend this Airbnb to anyone looking for a great place to stay!

Our stay at this villa in Tulum was simply spectacular. From the moment we arrived, we felt surrounded by nature and tranquility. The house is beautiful, very comfortable, and has everything you need to enjoy an unforgettable few days. The pool and jacuzzi were definitely our favorite spots. The jungle atmosphere makes the experience unique, perfect for relaxing and disconnecting from the daily grind. My friends and I really enjoyed every moment. We all left very happy with this experience. It's definitely a place I recommend 100% and would gladly return to. Thank you for making our stay in Tulum such a special memory!

Villa Bolon was perfect for our sisters’ trip with five people. The complimentary concierge service was so helpful and responsive when it came to recommendations for food, planning excursions, and our transportation. We were given clear instructions for checking in, and the house was very clean and private. Everything you need is right across the street or less than a ten minute walk away, whether it be a grocery store, restaurants, or items you forgot to pack. We would love to stay again for our next visit to Tulum!

Thank you so much!!! They were angels. We had a bad experience with another place to stay. They welcomed us at the last minute... My family loved it... I traveled with my grandparents, who are 92 and 80 years old. It's perfect for older people; it has a room on the ground floor. They loved the house! The hot tub, everything, thank you so much!

Mauricio and his team were very communicative and helpful! We had an air conditioning issue with our original house but they moved us across the street to a different home right away and helped move all our stuff! Both places were spacious and clean! It was the perfect place for my bachelorette!

The property is beautifully designed with a perfect balance of modern comfort and natural Tulum charm. The rooms were spacious, clean, and very well maintained, and the amenities made our stay extra relaxing. The outdoor spaces were definitely a highlight — the private pool, lush garden, and open-air lounge areas created such a peaceful atmosphere. It was the ideal spot to unwind after exploring the beaches and cenotes nearby. The location was also fantastic: close enough to the town and beach to enjoy all the restaurants, shops, and nightlife, but tucked away enough to feel private and serene. The host/staff were incredibly attentive and responsive, making sure we had everything we needed throughout our stay. Their recommendations for local dining and activities were spot on. This place was just like the pictures. There were 10 of us, and we all fit comfortably. It was clean, tidy, in a great location, and we felt safe with security out front. There were some great places to eat across the street. The host was very responsive, coordinated all our transportation, and scheduled housekeeping every other day. Overall, we had a great stay, and we would definitely book this place again!
