The condo is a five-minute walk from Fifth Avenue, Playa del Carmen’s main boulevard, with shops, restaurants, parks, entertainment, transportation, and ferries to Cozumel nearby. Recently decorated, it provides comfortable amenities in the heart of the Riviera Maya.

Important Information
- The condo accommodates a maximum of four guests. Additional guests are not permitted and will be charged $500 per night per person.
- Children under 13 are not permitted.
- Check-out is at 11:00 a.m. with no exceptions. Guests who check out after 11:00 a.m. will be charged for an additional night.
- Cleaning service is provided and required to maintain the condo. Guests must allow the cleaning attendant access to the property.
Pool and Construction Notices
- The pool will be closed for maintenance from September 15 to October 4, 2025. The pool bar will also be closed during this period.
- September and October are construction months at Xaman Ha. Owners may renovate their properties and create noise from 9:00 a.m. to 5:00 p.m., Monday through Saturday.

The unbeatable location. In the description it did not say so clearly that it IS right on the beach, which we loved. Very good host, permanent contact. Cleaning service available that helps a lot. The only thing (which has nothing to do with the apartment itself) is that the pool bar has very few food options, and nothing from the sea (we thought it was strange) but going out 100 meters there is a mall, many mini stores to buy snacks and things

Loved the condo right on the beach and so close to PDC city center. The pools were beautiful and the grounds were very nicely kept. Easy to walk to everything, we did not need a car. The condo had a good amount of space and most everything you needed for a nice stay.

We had a wonderful stay at Bailey’s place! It’s in such a nice location with the shopping so close but in a quiet neighborhood right on the beach. The condo was clean, well stocked with what we needed and as pictured and described very accurately. We hope to visit again!

Prefect Location!!! Our family couldn’t ask for more. Close to all the themed parks and walking distance to 5th Ave. Great host that response immediately! We enjoyed spending our down time at the Beautiful pool with swim up bar. The place is clean with great air conditioning. Kitchen fully equipped and ready to cook, if you wanted. Photos are accurate: beach can be seen from patio!! Spent every morning with a cup of coffee and listening to the ocean!! Highly recommended!!!

The place was ok, lots of thing to do very near by. Cozumel's ferry is very close by, like 2 blocks away. Very nice, clean ,safe environment there. Everything is nearby, you can go to the Main Street walking, is very closed by. I'll definitely come back.

The place is very nice, quiet to relax. The internet in the living room works great. It has everything equipped, you won't lack for anything. The access to the beach and services is perfect and the location of the condominium is simply wonderful, within walking distance of the 5th avenue, the condominium
