The Space
Situated on 9 acres of beachfront property, Hacienda del Mar is a three-bedroom home with an infinity pool, surrounded by nature. Relax on the porch while watching the waves, enjoy sunsets from the hammock, or explore the grounds and pick seasonal fruit from the trees.
The home was converted from a more-than-50-year-old cotton barn. Its original rustic character has been preserved while modern conveniences and artistic details have been added. The house includes:
- Wi-Fi
- Air conditioning in two bedrooms
- Comfortable beds and linens
- A fully equipped kitchen
- A spacious patio
- An infinity pool
- A large wraparound porch
- Hammocks, lounge chairs, rocking chairs, and a table
- An upper loft with wide-plank hardwood floors
- A catwalk surrounding the entire upper level
The property is rustic and open to the surrounding environment. You may encounter insects, geckos, or other small creatures inside, particularly when doors are left open. Please avoid leaving food, sugary drinks, or dirty dishes out overnight, as ants are common. The home is routinely fumigated and cleaned daily, but nature cannot be completely controlled—especially in a beachfront setting.
Bedrooms and Bathrooms
There are three bedrooms in the main living area:
- Two bedrooms include air conditioning, comfortable king-size beds, desks, clothing storage, and private en-suite bathrooms.
- The third is a small children’s room with a twin-size bed and nightstand. It has a fan and can also be cooled by the air-conditioning unit in the primary bedroom when the connecting door is left open.
- The children’s room connects to the adjoining bedroom and also has a door leading to the living room.
The home also includes:
- An additional powder room
- An outdoor shower originally made from an old grain silo carved from a giant tree trunk
The upper level is an open loft rather than a separate bedroom because it lacks privacy and a bathroom. It contains:
- Two queen-size beds
- One double bed
- Fans
The loft can become quite warm.
Outdoor Areas
A spacious wraparound porch provides plenty of room to relax, with hammocks, lounge chairs, rocking chairs, and a table. There is also an outdoor cooking area with:
- A charcoal grill
- A sink
- Counter space
- A bar
The 9-acre property extends from the house to the beach. The walk from the house to the beach is approximately 400 meters down the driveway.
Fruit trees throughout the grounds provide seasonal produce, including:
- Limes
- Sour oranges
- Mandarins
- Grapefruit
- Dragon fruit
- Guava
- Mangoes
- Cashews
- Avocados
Location and Activities
Northern Nicaragua offers uncrowded surf breaks, secluded beaches, and abundant natural beauty. Activities in the area include:
- Kayaking through one of the country’s largest protected estuaries
- Hiking volcanoes
- Surfing uncrowded waves
- Horseback riding along pristine beaches
Several restaurants are located nearby for those who prefer not to cook. There are also numerous surf breaks in the area, and maps and summaries of their locations are available upon request.
Tours, including volcano hikes, kayaking, horseback riding, and surf excursions, can be arranged through local guides. Language barriers may occasionally be an issue, but companies based in León are also available. Massages at the house can be arranged as well.
Guest Access
Guests have access to nearly the entire property and are welcome to explore the grounds.
A washing machine is located in the storage closet. The housekeeper can wash clothing or linens upon request.
Housekeeping
Daily housekeeping is included Monday through Saturday, except Sundays:
- Monday through Friday: 8:00 a.m. to 3:00 p.m.
- Saturday: 8:00 a.m. to 12:00 p.m.
The schedule can be adjusted when needed.
Additional Information
Power outages occur infrequently and generally last only a few hours. A backup generator operates the lights, refrigerators, and fans during outages.
Electricity is very expensive in Nicaragua, so please turn off all air-conditioning units when they are not in use. If an air conditioner is left running, it may be turned off for you.
This home is not childproofed. The porch has no railings, the stairs to the loft are steep, and the loft windows are easy to open. The property also includes slippery concrete floors and many cacti, so the home may not be suitable for young children.
The surrounding area is not highly developed for tourism. While you may not find all the conveniences of a traditional tourist destination, you will experience natural beauty and authentic local surroundings.

It is difficult to describe how spectacular this house was for a holiday stay. It was just stunning, particularly for us, the outside space. We had 3 nights which wasn't enough time to try out all the seating options! The house was so comfortable and the hosts had thought of everything. We particularly enjoyed the well equipped kitchen to cook meals, which we had not found easy in some of the other places we stayed. Brooke was very helpful, offering surfboards for our use (though there where no waves unfortunately while we where there). Because the house is a bit tricky to reach down a bumpy track, and as per Brookes description, this is not a touristy area so there is not much to do, we didn't feel the need to go out much and largely based ourselves at the house, enjoying the pool and cooking. We enjoyed seeing lots of iguanas/lizards, insects of everykind and birds. Overall, a wonderful experience, thank you!

We absolutely loved our stay! The house is stunning, comfortable & has everything you need. Brooke was super helpful before we arrived and arranged grocery delivery, and continued to check in and help throughout our stay. Flavia and Manuel are very kind. The surroundings are beautiful and we loved eating dinner outside during the sunset. Definitely recommend for a remote, relaxing vacation!

We loved our stay at the Hacienda, which felt like a piece of paradise to us. Imagine yourself dangling in a hammock in the shade, or swimming in the pool, looking at the horse grazing under the citrus trees, with the ocean rushing in the background. That’s it! Quiet setting, walkable to the beach, beautifully furnished and decorated with attention to detail. Both the indoor and outdoor areas are extremely well maintained. Flabia and Manuel are helpful and very supportive - Flavia’s local meals are extremely tasty and prepared with love. Manuel takes care of everything needed. Brooke is amazingly responsive. She thinks ahead and gives very good recommendations even beyond our stay at the Hacienda. Our stay exceeded our expectations - we had a hard time leaving and are already planning our next trip to the Hacienda. We definitely will be back!

We enjoyed our stay here. The home is beautiful and clean. It is remote so it takes some time to get anywhere, but everyone (Brooke, Manuel, and Flavia) were all friendly and helpful. It's about 1/3 of a mile walk down to the beach and during low tide, it was nice to walk/run along the shore. The air conditioning in the downstairs bedrooms was extremely beneficial. There are fans throughout the home, but the air conditioning made a huge difference for us as the heat and humidity in Nicaragua can be quite high at times. Overall, a beautiful area and home to relax in. Thank you, Brooke!

Brooke and Jordan’s house is absolutely beautiful, but that’s only the beginning of what makes the experience wonderful to stay there. As all of the other reviews have said, Manuel and Flavia are absolutely lovely and ensure that the place is pristine and comfortable to stay in. We also had Brooke arrange massages for us and Belkys was great. Definitely a deep tissue massage! I will say that with all of the great instructions Brooke provides, we didn’t heed the light recommendation to have a small 4x4 suv type vehicle and wish we would’ve as the entry to the house is about 10-15 minutes of unpaved roads and had quite a few big dips/very muddy areas that were sometimes difficult to transverse (but we did visit during rainy season). We still made it in and out but definitely had concerns because of the rain. The home, land, and amenities that they have set up will make you never want to leave. It’s beautiful and serene.

The photographs do not do this property justice. The house is by far the cleanest AirBnB we have ever stayed in. The bedrooms are extremely comfortable & tastefully decorated. The kitchen is well equipped with everything you could possibly need to prepare meals. The interior living spaces are airy & well thought out- the openness of the home allows the breeze to flow through. The outdoor spaces are the real show stoppers of this home- the pool is gorgeous, hammocks thoughtfully places, and chaise lounges provide shady retreats from the sun. We picked fresh fruit from the trees in the front yard and made delicious juices with the help of the caretaker Flavia. We would not have enjoyed our time nearly as much had Flavia not been a part of each & every day. Flavia’s meals were a hit for everyone in our family- ceviche and fresh tortillas are not to be missed. Manuel, the other caretaker, keeps the property in pristine condition and is always willing to help. Brooke is an awesome host!

Great place. Timeless. Very comfortable, nice pool, and amazing spots to chill. The location is great, the people who live in this community are wonderful. The beaches are fantastic, especially the one just about a 2 minutes walk out the front porch. So much fun and so relaxing.

Can’t say enough about this magical spot. We thoroughly enjoyed our stay at Brooks home. Sunset from the porch was the best we’ve ever seen. The home was spotless, and that says a lot because my wife is neurotic about cleanliness. Beautifully appointed furniture, great amenities, short walk to good surf. The caretakers took excellent care of us. We will be back!

WOW! WOW! WOW! From start to finish this place is amazing. Brooke, Manuel, & especially Flavia were simply awesome. Brooke is extremely responsive and detailed. Manuel was very helpful around property. And Flavia is the star of the show. Such a sweetheart. What caring mother and person. My family truly enjoyed waking up to her cooking breakfast, cleaning the house, and overall just making us comfortable. She will forever be a part of our family. The house is such a peaceful hidden gem. We loved the tranquility of the space. Loved walking to the beach every morning and the pool is beautiful. Wow, wow, wow! Beautiful property, beautiful people, wonderful everything! Brooke was absolutely incredible - like having a private conscierge for our three-week stay! Just a text away, Brooke helped us coordinate everything from groceries to private drivers and tours, surfboard rentals, reccos for the best pizzas and coffees, boat trips, massages and everything in-between!
