The Space
Nemi Eco Villa is a distinctive six-bedroom luxury retreat overlooking Puerto Vallarta and the Pacific coastline. Thoughtfully constructed with upcycled shipping containers, the villa pairs modern architecture with Mexico’s natural surroundings.
Each guest suite includes:

Expansive indoor-outdoor living areas, tropical landscaping, and spectacular sunsets create an atmosphere that is both refined and relaxed. Shared amenities include:
- A large main pool
- A poolside bar
- Spacious dining and living areas
- A fully equipped kitchen
The villa is fully staffed to provide a seamless hospitality experience from arrival through departure. On-site services include:

The concierge can assist with airport transportation, excursions, spa treatments, yacht charters, restaurant reservations, and grocery stocking.
Daily breakfast and lunch are included. Optional private dinner service is available for an additional fee. Guests are responsible for groceries, beverages, and a fixed daily staff gratuity based on group size:
- 1–3 guests: $75 per day
- 4–6 guests: $100 per day
- 7–9 guests: $150 per day
- 10–12 guests: $180 per day

Guest Access
Guests receive a personalized door code and can contact the team by text for assistance during their stay.
Your reservation includes exclusive access to the entire villa, including all six bedrooms, each with its own private plunge pool. Guests may also enjoy the main pool, poolside bar, spacious dining and living areas, and fully equipped kitchen.
Additional Services
Nemi Eco Villa’s on-site team includes a private chef, bartender, and housekeeping staff dedicated to providing a comfortable, relaxing, and memorable stay.
Daily breakfast and lunch are included. Optional private dinner service is available for an additional fee. Breakfast is typically served no later than 8:00 AM, and dinner service begins no later than 7:30 PM.
Staff services are unavailable on Sundays and Mexican federal holidays unless otherwise arranged in writing before arrival. Specific staff schedules are available upon request.
Food, Beverage, and Service Charges
Before arrival, the dedicated concierge will contact you to coordinate meal preferences, dietary requirements, and beverage selections. The villa will then be stocked before check-in.
The team handles grocery and beverage shopping on your behalf, and the private chef prepares meals using the ingredients and selections requested by the guests.
Rates do not include groceries, alcohol, or gratuities. Guests must reimburse the villa for all grocery and beverage purchases before departure. No markups or service fees are added to groceries or alcohol; guests reimburse the exact amount paid at the store.
Staff shop once daily for requested food, beverages, and meal-preparation items. A 2,000 MXN shopping and service fee is added to the final invoice to cover transportation and fuel costs associated with grocery runs.
Meals are served family-style, with the same appetizer, main course, and dessert prepared for all guests unless dietary restrictions or allergies are communicated in advance.
Gratuity and Dinner Fees
A fixed daily gratuity and any applicable dinner service fees are automatically added to the final invoice and must be paid before departure. These charges support the chef, bartender, housekeeping team, and other villa staff.
Daily Staff Gratuity
- 1–3 guests: $75 per day
- 4–6 guests: $100 per day
- 7–9 guests: $150 per day
- 10–12 guests: $180 per day
Private Dinner Service Fee
- 1–8 guests: $100 per dinner
- 9–12 guests: $150 per dinner
Unless otherwise agreed to in writing before arrival, all gratuity and dinner service fees are mandatory and included on the final guest invoice.
Security and Guest Access
Optional overnight security services are available for an additional fee.
To maintain a secure and private environment for guests and neighboring residences, only registered guests with valid identification, such as a passport or government-issued identification, may access the villa after midnight. All villa entrances, including the upper and lower access points, are secured nightly.
Noise Policy and Gatherings
Nemi Eco Villa is located in an upscale residential community. Guests are asked to respect the neighborhood’s tranquility. In accordance with Neighborhood Association guidelines, loud music and excessive noise must end by 10:00 PM.
During the day, music may be played at a respectful volume through the villa’s integrated sound system. External speakers and amplified sound equipment are not permitted.
The villa is designed for luxury group stays, wellness escapes, and memorable gatherings. It is not suitable for late-night parties or high-disruption events.
- Unregistered visitors are not permitted.
- Maximum occupancy is strictly limited to 12 guests.
Violations of house policies may result in forfeiture of the security deposit, immediate termination of the stay, or eviction without a refund.
Pool Guidelines
For the safety and comfort of all guests, glassware is not permitted in or around the pool areas.
Housekeeping Service
Daily housekeeping is included to keep the villa clean, comfortable, and well maintained. Common areas and guest suites are refreshed daily, and linens are replaced regularly as needed.
Additional charges may apply for excessive cleaning, damage, or missing items.

The owner is beyond communicative, accommodating and made the trip 1,000x better than it already would’ve been. The staff was lovely and the villa is perfectly as pictured. Could not ask for a better host and experience. I even had a tooth crack at the airport on the way to the trip and the owner connected me with someone who could get me to a reputable dentist. I could recommend this villa and Tushar more. Thank you to them and ask for the French toast from Carlos the chef. It’s amazing!

Stayed with a group of 9 friends. The villa team took great care of us. Meals were delicious and we always left satisfied. Frozen margaritas always on deck. Great location with views from nearly every part of the house. 10 minute walk to the beach or into town, but be prepared for the uphill trek back! A few things to mention just so others are not surprised like we were. Dinner service is not included as part of the complimentary meals ($150 "gratuity"/dinner). Mandatory $150/day general gratuity as well. These along plus cost of groceries will be invoiced on the last day to be paid in cash/bank transfer. Our group had always planned to pay gratuity regardless, and in the end the staff truly deserved it anyway. The only issue we had the entire trip was getting locked out when the gate stopped working a few times, and unfortunately the first time it happened was on Sunday when the staff was not there. Would stay again though!

This 60th Birthday trip was one for the books for me and my 11 guests. All of us were extremely pleased with this entire set up in the beautiful hills of PVR. The container home outside. Just an amazing experience. The staff was especially welcoming and kind. Communication between us all was amazing. Their service was also more than exceptional. I could continue to write about the goodness of this experience but I don’t want to give a dissertation. I say if you can do it, JUST DO IT!

Tushar was extremely well organized and easy to work with leading up to the stay. The experience was as advertised. The staff were fantastic and friendly, and the villa was very comfortable. I'd certainly stay there again if I return to Vallarta with a large group!

We enjoyed our stay. The pool was great and had nice speakers for music. The bedrooms were each individual cabins separated by stairs up a hill which provided some privacy. The staff was very accommodating, the meals were great and the rooms were clean. The living space is open air and the property is surrounded by other condos, so not a lot of privacy, but this was not an issue for us. We did have an issue with the power going out, which lost the wifi and air conditioning in the rooms overnight, but they fixed it the next day. There were coatis animals that came in at night and would be on our roofs and patios, so keep that in mind if using the outdoor showers or wanting to sleep with the doors open. It was a very pretty property and a nice walk down the hill to town.

Our group of 12 truly enjoyed our stay at NEMI Eco Villa. It was the best combination of a hotel and private house experience, perfect for a large group to hang out together but having completely separate and private sleeping areas. Tushar is an excellent host/concierge. The pre planning of meals, recommendations and check-ins/responsiveness was greatly appreciated. The staff at the villa were fantastic. They were all attentive yet give you space to chill with your group. Chef Carlos made the most delicious meals and Gabriel kept the drinks flowing. The villa is cleaned daily, which is a great touch. The location is also perfect; beautiful views and close proximity to the beach and town (via stairs). Highly recommend!

My friends and I had a great time at this listing. The amenities were great and I highly recommend adding the chef and bartending services. The entire crew were friendly and very respectful. Tushar was super helpful and easily accommodated our needs. I look forward to booking this place again.
