Casa Theodore is a spectacular 11-bedroom oceanfront villa designed for luxury, comfort, and unforgettable views. We have proudly rented Casa Theodore since 1996, giving us more than 30 years of experience in the Cabo San Lucas villa rental market.
Our expertise includes hosting large groups, with an average of 18–22 guests per week. This experience allows us to anticipate and accommodate the unique needs of larger parties.
Casa Theodore is supported by our own full-time, professionally trained staff, who manage maintenance, repairs, and in-villa services. Only uniformed team members are permitted onsite, providing consistency, professionalism, and security throughout your stay.
Our more than 30 years of local relationships also provide access to premium services, dining reservations, excursions, and transportation. These long-standing partnerships help us create a seamless, elevated experience.

Villa Rates
- Bedrooms 1–9: $3,600 per night
- This rate does not include the Ocean View Suite, comprising Bedrooms 10 and 11.
- The Ocean View Suite may be added for $800 per night, plus taxes.
- Groups reserving only nine bedrooms may substitute two bedrooms with the Ocean View Suite for an additional $330 per night.
- Bedrooms 1–11: $4,400 per night
- This rate includes the Ocean View Suite, comprising Bedrooms 10 and 11.
- Holiday rate, December 15–January 5: $6,600 per night
- A seven-night minimum stay is required.
Additional taxes and fees apply.
Villa Policies and Accommodations
- Bachelor, bachelorette, and wedding-related groups are subject to a $300 per night security fee, plus applicable taxes and service charges.
- Additional guests are charged $200 per guest per night, plus taxes.
- Single-gender groups are limited to one guest per bedroom, with a maximum occupancy of 16 guests under the 11-bedroom rate.
- For groups composed entirely of single guests rather than couples, the maximum occupancy under current pricing is 14 guests. Each additional guest is charged $200 per night, plus applicable taxes.
- Bedrooms 6 and 7 may be configured with either two twin beds or one king-sized bed.
- A $5,000 security deposit is required seven days before arrival.
- Visa and Mastercard are the only accepted payment methods for the security deposit.
- Outside vendors are not permitted on the property for the safety and privacy of all guests and staff.
Guest Access
Guests have access to the villa, its private outdoor living areas, heated infinity pool, Jacuzzi, firepit, full bar, barbecue, outdoor shower, lounge areas, and other listed amenities.

Michael and his team were first class our entire experience. Rodolfo the concierge was excellent, along with all of the staff that supported us during our stay. The house is excellent for groups, and the views from the infinity pool are amazing. Would recommend and would definitely stay here again!

Casa Theodore was meticulously clean. We enjoyed great views, a safe area, and the property was a short drive to town. Just as described and would recommend for large groups and for entertaining.

We celebrated my husband’s 40th birthday at Casa Theodore with a group of 14. Everything was AMAZING. From the moment I booked, Rachel and Michael were available and very helpful with the planning. When we arrived at the house, Rodolfo, the concierge, was available and helpful every time we needed something. I even threw a few last minute things at him, and he handled it all efficiently and graciously. The actual house - WOW. The location was perfect, the rooms were perfect, and the house was exactly what we were looking for. I do recommend taking advantage of the chef, for breakfasts and dinners. The food was excellent, and very much appreciated! Highly recommend Casa Theodore. We will be booking with them again in the future.

Place is immaculate and staff is amazing! Concierge services at your fingertips, food was amazing, transportation lined up with zero issues. Rodolfo was awesome and I would very much recommend Casa Theodore for any large groups looking to travel to Cabo.

It is a wonderful location with tremendous views. The rooms are spacious, beds are comfortable, and kitchen is easy to cook in. The pool and outdoor areas were great. It is only a few minutes walk to a beach that is beautiful and not crowded. The staff were so nice and hardworking. It is perfect for a family reunion or group vacation. The host and concierge were helpful in arranging activities offsite with really great companies like sustainable camel tours and ATV rides as well as a boat tour. However, I would think twice about hosting a company onsite here because the wifi does not work very well at all. We had to use our personal hot spots most of the time which didn’t work well for Zoom or GoogleMeet calls. There aren’t many outlets for plugging computers in. Also, make sure to contact the host upfront before booking the place because there are a lot hidden costs and deposits that are not stated upfront in the airbnb listing. Make sure you confirm the total number of rooms and total security deposit before you book. Get it in writing just in case there is any confusion.

There aren’t enough words to describe how amazing this house is. The picture do it no justice. The entire staff was flawless from checkin to departure. Love Rodolfo and Luis. The beds are super comfortable. The food from the chef was amazing. Everything was just top tier and the views were priceless. My birthday trip was just amazing and I can’t thank the entire staff for all their help. Highly would recommend this property.

We had a group stay at Casa Theodore from Aug 19-22. The house was beautiful and had the views were amazing. Our group enjoyed the pool and outdoor areas. The rooms were spacious and clean. A/C was an issue in a couple rooms, however we were able to get assistance from maintenance and Rodolfo to ensure that all guests had working A/C. We did find it somewhat weird and awkward that Michael, the owner, hovered the first couple days of our trip. There were many people in our group that commented it made things awkward as though he was overseeing everyone having a good time. Overall the actual stay was fair, Michael and his team were quick to respond to our requests, and work with us on planning. We did find that initially we were asked to pay additional costs per person and per room over the costs listed on the airbnb website. I for the life of me could not find where the additional costs being requested were coming from. After some back and forth they were reduced, as they were not listed anywhere. We did host a dinner party our first night at the villa. The food was pretty terrible and extremely overpriced from our perspective. Most people in our group were not impressed and did not enjoy the food. The amenities of the house were great, Rodolfo was incredible and he was very helpful. Most guests enjoyed the pool, with the exception being several of the ladies. We are not sure why, but after spending some time in the pool, their hair started showing a blue color. We are assuming it was from the chemicals in the pool, but they weren't happy about having blue hair. Our group was there to enjoy several birthday's. We were able to do it in safety in the house.

This villa was great and perfect for my big party. The workers were very helpful and attentive to the group, making sure we had everything we needed. The location is perfect about 5min away from everything ( you will need a taxi). I would come back anytime.
