Overview

Experience ocean views and refreshing sea breezes from this tranquil hilltop retreat situated at the end of a dirt road. It offers an ideal setting to unwind after a day of surfing. The spacious, modern home is set on over one acre of fenced land featuring numerous newly planted fruit trees.

Located within a private gated community, the property is close to several dining options. Santa Maria Beach is less than a mile away, accessible by a short walk down a dirt road.

The Space

This home showcases a modern design with an open floor plan that combines the kitchen, living room, and dining area into one airy space with high ceilings. Two large double sliding doors with screens provide stunning views and fresh air while preparing meals.

The covered back patio is a highlight, perfect for relaxing as you enjoy ocean breezes, sunsets, or watch storms during the rainy season.

The kitchen is fully equipped with:

• Stainless steel pots and pans
• Large mixing bowls
• Ample tableware
• Full-sized refrigerator
• French press
• Microwave
• Blender
• Gas stove with six burners and an oven

There are three air conditioning units: one in the main living area and one in each bedroom.

Bedrooms and Bathrooms

The primary bedroom and bathroom share an open layout, separated by a closet. The queen-sized bed is adjacent to a double sliding door that opens onto the patio and backyard. This room includes generous closet space and a full dresser. The spacious shower features two separate shower heads and a window with an ocean view.

The second bedroom also contains a queen-sized bed with a large closet behind it.

The main bathroom has a single shower. Additionally, there are two outdoor showers, one located within a spiral wall in the backyard near the patio.

A hallway desk provides a potential workspace if needed.

Security

The property is equipped with six security cameras positioned outside the house. Custom metal security doors have been installed on all exterior doors, as shown in the exterior photos.

Guest Access

Guests have full access to the entire house, except for a few small locked closets.

Location and Nearby Amenities

• GLO Flex Cafe and Health Center is a one-minute walk away, offering yoga, fitness, meditation classes, wellness treatments, and cooking classes. The cafe operates daily from 8 to 10 a.m. and can accommodate special requests.
• Aryana's Restaurant is located just past GLO Flex, near the main road.

We can assist with booking surf lessons, massages, or visits to the turtle sanctuary. Additionally, we know several private taxi drivers available for airport transfers or trips to Chinandega or Leon and can help arrange transportation.

If you plan to cook, we recommend stopping at a grocery store in Chinandega on your way. Basic supplies are available in Aserradores, a five-minute drive from the property. The nearest ATM is in El Viejo, approximately 40 minutes away.

Both Nicaraguan Córdoba and US dollars are widely accepted for purchases in Nicaragua.
