Villa Leonetti is an elegant Pedregal estate with sweeping Sea of Cortez views, refined interiors, and inviting outdoor areas. The property features a private pool, jacuzzi, and terrace suited for relaxing or dining al fresco.

Your stay includes access to the 24/7 Cabo Villas Concierge, who can arrange private chefs, grocery shopping, spa services, activities, itinerary planning, and restaurant and beach club reservations.

The Space

Set within the prestigious gated community of Pedregal, Villa Leonetti combines timeless elegance, comfort, and exceptional views. The 8,000-square-foot estate is designed to showcase its breathtaking Sea of Cortez panoramas through expansive windows, soaring ceilings, and tasteful décor.

Each of the four spacious suites offers refined comfort. Three suites include private bathrooms, balcony terraces, and sweeping ocean views. Inside, natural light and thoughtful design create a serene atmosphere, while the expansive terrace serves as the centerpiece of the outdoor living space.

Guests can relax beside the pool and jacuzzi, prepare meals on the gas barbecue, or dine outdoors beneath the stars. The terrace is equally suited to sunny afternoons and evening cocktails as the sky turns golden.

Location and Construction Notice

Los Cabos is a growing resort area, and construction may occur at any time without notice. We have no control over construction projects or their schedules, but we will do our best to assist if construction causes an inconvenience.

Guest Access

Villa Leonetti is a private home within a gated community. Guests have private access to the entire home, pool, and other property areas, except for the locked owner’s closet.

House Rules

• The minimum age for all guests is 25. Children traveling with their parents are excluded from this requirement.
• Excessive noise is not permitted at any time.
• Quiet hours are from 10:00 p.m. to 9:00 a.m.
• Noise or other disturbing behavior after 10:00 p.m. in gated communities may result in a fine.
• Disorderly conduct, nudity, and disrespectful treatment of security guards are prohibited.
• Fines of up to $3,000 may be issued without warning, and guests are fully responsible for paying them.
• No pets are allowed unless specifically pre-authorized.
• Smoking is not permitted inside the property.
• Events, including weddings and bachelor or bachelorette parties, are not permitted unless specifically pre-authorized and the required event fee is paid.
• High school and college spring break groups are not permitted without approval. An additional deposit is required.

Occupancy

The total number of guests permitted at the property is limited to the contracted occupancy for each reservation. The renter must disclose the total number of people in the group and provide the name of every group member. See the rental rules for additional terms.

Please list no more than two children under 12 in the “Children” field. The first two children stay free when sharing accommodations with their parents. Any additional children must be entered as adults.

Booking Requirements

By booking a reservation, you agree to sign our Rental Agreement within 24 hours and to comply with all terms and conditions stated in the agreement.

A seven-night minimum stay applies over December 25 and January 1. If the reservation includes both holidays, a 14-night minimum stay is required.
