Private dock, three-volcano views, and terraces overlooking Tzununa Bay define this two-bedroom house. Vista Maya sits steps from Lake Atitlán and sleeps four in lakeside comfort.
Welcome to Vista Maya
Vista Maya is a lakeside retreat on the shores of Lake Atitlán, located in the heart of Tzununa Bay. The villa is approximately 70 steps from the crystal-clear water and features spacious bedrooms, private terraces, and views of all three volcanoes.
The Space
The newly renovated property combines rustic charm with modern styling and incorporates 10-million-year-old rock formations.
- Two bedrooms, each with a king-size bed and down-alternative comforter
- Private terraces with teak flooring
- King-size orthopedic mattresses
- Floor-to-ceiling windows with privacy blinds
- Full-wall sliding doors overlooking Tzununa Bay
- Dedicated workstations with Wi-Fi in both bedrooms
- Cozy sofas, hammocks, and a double hammock
- Unobstructed views of all three volcanoes
The terraces are ideal for yoga, meditation, morning coffee, an evening glass of wine, or a private massage. The double hammock is also a peaceful place to relax while listening to the waves gently break against the rocks.
Upper Bedroom
The upper bedroom includes:
- A large shower
- A luxurious 71-inch soaking tub
- Dr. Teal’s bubble bath for guest use
Lower Bedroom
The lower bedroom features a full-glass shower decorated with handpicked stones from the lake. Just outside the bedroom, you will find:
- A mini-fridge
- A sink
- A coffee maker
- Coffee, sugar, and creamer
A gas-on-demand hot-water system provides consistent hot water, even during power interruptions.
Kitchen and Dining
The full kitchen is well stocked and includes:
- Five-burner gas stove
- Microwave
- Crockpot
- Wok
- Blender
- Cooking utensils
The lower terrace has a four-person dining table for shared meals. The upper terrace includes a small two-person table for morning coffee or a quiet dinner for two.
Adjacent to the kitchen is a patio dining area with views of San Pedro Volcano and the city. This area also includes a full outdoor bathroom with a shower for rinsing off after swimming.
Outdoor Spaces
The private dock is ideal for:
- Swimming
- Sunbathing
- Enjoying volcano views
- Watching sunsets
- Boarding a boat for lake adventures
Public boats pass the dock throughout the day, from 7:00 a.m. to 6:00 p.m.
The eco-friendly green roof is covered with St. Augustine grass and offers expansive views. A staircase leads from the rooftop to the road above, where you can walk into Tzununa or catch a tuk-tuk to San Marcos.
The property is also located just down the hill from the walking path connecting to the neighboring villages of Jaibalito and Santa Cruz.
The neighboring property, Sacred Cliff, shares the path beside the home for access to the road above. Guests can access its traditional Temazcal for a nominal fee per person. There is also a diving board for plunging into the lake.
Things to Do
Two paddleboards are available for exploring Tzununa Bay. Antonio, the property guardian and personal assistant, can prepare and store them for you. If you would like to enjoy a sunrise paddle, let us know the day before so Antonio can arrive early to assist you.
Antonio is on the property daily from 7:00 a.m. to 4:00 p.m.
You can also catch a boat from the private dock and explore the villages around Lake Atitlán, each with its own character:
- Panajachel: Artisanal markets, diverse restaurants, and vibrant nightlife
- San Pedro La Laguna: Nightlife and hiking opportunities on San Pedro Volcano
- Santa Cruz La Laguna: Scenic hiking trails and craft workshops
- San Marcos La Laguna: A spiritual and yoga-centered atmosphere, beautiful views, and a peaceful ambiance. The nearby nature reserve features a 10-meter diving platform, swimming areas, and places to relax.
- San Juan: Art galleries and some of the best coffee shops on the lake
- San Antonio Palopó: Exquisite ceramics and textiles reflecting the region’s cultural heritage
Guest Access
Guests have access to the entire property except for the third private bedroom, which remains locked.
The home is located on the outskirts of town, away from the hustle and bustle, directly in front of the water. Approximately 70 steps lead to the villa. Many homes around the lake require navigating 100 to 300 steps, making this property comparatively accessible. However, please consider the steps if anyone in your group has mobility issues.
Important Information
Power Outages
The property is in a rural area and may occasionally experience power outages without notice from the electric company. Emergency lights are provided.
Supplies
Purified drinking water is provided. Coffee, sugar, and creamer are also available upon arrival.
Tzununa has small stores offering basic supplies such as eggs, bread, and drinks. For a larger grocery selection, we recommend stopping at La Torre supermarket in Panajachel.
Washer and Dryer
A washer and dryer are available for guest use. Detergent and bleach are provided. Unlimited use during your stay costs Q100 for the entire group. Ask property manager Antonio to open the laundry room.
Insects and Wildlife
Lake Atitlán is home to diverse wildlife. You may occasionally encounter insects, including harmless wall spiders and scorpions. A scorpion sting is similar to a bee sting but may be more serious for guests prone to allergic reactions. Although we take steps to deter them, insects may still appear from time to time.
Shared Path
The property shares a path with the adjacent property for access to the road. Other guests may occasionally pass by.
Smoking Policy
Smoking is not permitted inside the villa or on the terraces. A designated smoking area is available in the outdoor dining area, where an ashtray is provided.

Lovely views, secluded bay, beautiful nature surrounding the property. Premises are very well kept, new construction. Be mindful that there are a lot of stairs! However there was friendly staff helping with all our luggage. Had a great time.

The place is great and the host is responsive. The views from the house are great and we were lucky enough that all days it was a clear sky and we could directly admire the San Pedro volcano. The natural surroundings are very nice and the bay where the house is located in is very tranquil. Great place and location!

Beautiful property with amazing views of the lake! It’s located in a more secluded area, but getting around was easy during lancha operating hours. The helper was very kind and helpful with our luggage, which we really appreciated. I would recommend comparing prices or bargaining when arranging activities or private transportation, as some of the recommendations we received were nearly double the prices we were quoted by other locals. Overall, we enjoyed our stay and the beautiful setting!

A beautiful home with unparalleled tranquility. We know Atitlan but not Tzununa, and we are won over. The place is even nicer in real life than the photos. We'll be back for sure.

Absolutely beautiful property and location. Atitlán was our favorite part of our two-week trip to Guatemala. Perfect for my wife and two kids, as there are two bedrooms. Pictures do not do this place justice; you must visit.
