Enjoy a peaceful retreat in San Juan Del Sur at this minimalist beach house, which features two bedrooms and two bathrooms and accommodates up to seven guests. Its modern design focuses on simplicity and open space, creating a bright, airy setting for relaxation.

The property includes a private swimming pool and is located in a secure neighborhood.

A pet fee of $10 per pet per night applies, with a maximum of two pets.

The Space

This single-story house includes:

• Large LG 4K television
• Alexa assistant for music, podcasts, news, and more
• Wi-Fi access

Cable television is not provided. The television is set up for guests to log in to their own streaming accounts. Please log out before leaving the property.

Kitchen

The kitchen is fully equipped with essential appliances and supplies, including:

• Refrigerator
• Toaster
• Microwave
• Coffee maker
• Blender
• Cooking utensils
• Basic pots and pans
• Dishes

Pool Area

• Private swimming pool
• Seating area around the pool
• Gas grill

A waterfall, pool pump, and pool lights are not provided.

Guest Access and Restrictions

Guests have access to the house and swimming pool, except for one bedroom that is off-limits and several locked closets inside the house.

Laundry

Use of the laundry area is restricted. Laundry service costs $25 per wash and dry cycle. Please let us know if you would like us to arrange for the cleaning person to handle it.

For stays of several weeks, we can help arrange complimentary house cleaning by the cleaning person.

House Rules

• This is a quiet neighborhood with full-time residents. Please respect the neighbors and observe quiet hours from 8:00 p.m. to 8:00 a.m.
• Security may be contacted in response to noise complaints or other issues.
• Do not park in front of other houses. Park in the driveway in front of the house or along the left side of the property.
• Drive slowly within the neighborhood, as children and families may be walking nearby.
• Keep music at a low volume, especially at night.
• Guests may use the provided gas grill.
• The Wi-Fi network and password are located on the refrigerator door.
• Do not touch or move the security cameras. Doing so may result in being asked to leave the property.

Pets

Pets are welcome with advance notice. The fee is $10 per pet per night, with a maximum of two pets.

Additional Guests

Additional guests cost $10 per person per night, with a maximum of three additional guests. They would sleep on the living room sofa and must bring their own sheets, pillows, and towels.

Important Information

Water and Electricity

Water interruptions and occasional power outages are common in San Juan del Sur. They may result from road or construction work, storms, city water-saving measures, or scheduled maintenance. These situations affect the entire neighborhood and are outside the host’s control.

The house has two water storage tanks that usually provide support during short interruptions. If the water supply is interrupted for several days, the tanks may run empty, and service must be restored by the city.

Restoration times are unpredictable. Outages may last several hours or longer, and exact timelines are often not provided in advance.

If water or electricity service is interrupted during your stay, the host will contact the relevant services, keep you informed, and provide updates when restoration information becomes available. These interruptions are not caused by the property or the host.

Insects

Insects may enter the property if doors or windows are left open. Please keep them closed when appropriate. The host is not responsible for inconveniences resulting from failure to follow this recommendation.

Rain and Humidity

During the rainy season, water leaks or humidity may occasionally occur in the walls or ceiling. If heavy rain causes leaks or humidity, please notify us so we can assess and address the issue when the rain has stopped.

These conditions are not grounds for reimbursement, as the property is provided in good condition.

Additional Notes

• Security cameras are installed outside the property and around the pool area for security purposes and to monitor the number of guests and pets. Do not touch or reposition them. Doing so may result in being asked to leave the property.
• Some daytime noise may occur because contractors may be building houses near the property.
• The neighborhood roads are unpaved. During the rainy season, an SUV or four-wheel-drive vehicle is recommended.
• Neighbor complaints resulting from violations of these rules may result in guests being asked to leave the property.
