Casa de las Palmas is a beachfront villa in the heart of Tulum’s iconic beach zone. Just steps from the Caribbean Sea, it offers direct beach access, world-class restaurants, artisanal shops, and a yoga and fitness studio next door. Explore the area on foot, with shoes optional.

The Space

Casa de las Palmas combines natural materials and artistic details to capture Tulum’s relaxed, bohemian spirit. The open-air living area flows directly onto soft white sand and leads to a private stretch of beach equipped with shaded palapas, daybeds, and loungers.

Guests can enjoy complimentary water equipment, including:

• Boogie boards
• Stand-up paddleboards
• Sea kayaks

This quintessential Tulum beach home has four bedrooms and accommodates 8–10 guests. Bright, creative design and a relaxed beach atmosphere continue throughout the villa.

Take a swim in the Mahayana seaside pool, or enjoy fresh food prepared by the resident chef at the guest-only taco and breakfast stand. Relax beside the sea with fresh fish tacos and tropical juices at your private villa.

Bedrooms

• The master suite occupies the top floor among the palm canopies. Open the patio doors to welcome the salty sea breeze, or step onto the rooftop to watch jungle sunsets, take in sweeping Caribbean views, and stargaze at night.
• The second floor includes two sea-view bedrooms with a shared balcony and private en-suite bathrooms. One bedroom has a king bed, while the other features a queen bed and built-in bunk beds, making it ideal for children or the young at heart.
• The fourth bedroom is located on the main floor and includes a queen bed, an en-suite bathroom, and a Juliet balcony overlooking the lush gardens.

Tulum offers warm sunshine and cooling sea breezes year-round. From May through November, sea turtles nest directly in front of the house, creating an unforgettable natural spectacle.

Guest Access

Casa de las Palmas provides direct access to one of Tulum’s most desirable stretches of beach, allowing guests to enjoy the Caribbean Sea from sunrise to sunset. The villa is located within the gated Mahayana Tulum beachfront estate, secured from the beach road while opening directly onto a private, tranquil seafront.

Guests have unrestricted access to the beach and sea just outside the villa. Relax beneath shaded palapas, sway in hammocks, or unwind on beach loungers only steps from the door. Complimentary boogie boards, stand-up paddleboards, and sea kayaks are available for exploring the warm, clear waters.

The Mahayana property also includes:

• A seaside swimming pool exclusively for guests
• A private breakfast and taco bar
• Fresh juices
• Made-to-order à la carte meals

The breakfast and taco bar is for guests only and is not open to the public.

Mahayana is a secure, guests-only estate with staff onsite during the day and nighttime security. Outside guests and vendors are not permitted, helping preserve the property’s privacy and tranquility.
