Hacienda Sayulita

Overview

Hacienda Sayulita is a luxury ocean-view villa located on the coveted north side of Sayulita, just a few minutes’ walk from the beach. The property is rented privately to one group at a time and includes a dedicated staff consisting of a houseman, chef, and maid service.

The villa offers 8–10 king bedrooms with private en suite bathrooms, a stunning infinity pool, and a 12-person jacuzzi heated from December through April. The beach is approximately a five-minute walk away, while the heart of Sayulita is about a 10–15-minute walk from the villa.

The Space

Hacienda Sayulita has been carefully developed over three years and features distinctive Mexican architectural details throughout, including:

The villa encompasses approximately 20,000 square feet.

The main level provides ocean views from the living room, dining room, gourmet kitchen, and outdoor dining area beside the pool. The heated infinity pool and jacuzzi appear to merge with the ocean and horizon.

Below the main living level is an entertainment area with a game room, bar, and television room. This level also includes two bedrooms, each with a king bed that can be separated into two twin beds upon request, as well as a private en suite bathroom.

The top level features a large, open ocean-view terrace with lounge seating for up to 20 people. Lounge chairs and umbrellas are available for sunbathing.

Bedroom Configuration

• Two king bedrooms with en suite bathrooms are located on the entry level and offer partial ocean views. The beds can be separated into two twin beds upon request.
• Six king bedrooms with en suite bathrooms are located one level above the main living area:
  • Three suites face the sea and include expansive ocean views and private terraces.
  • Two suites include small terraces and partial ocean views.
  • One suite includes a small terrace and jungle views.
• The lower level includes three additional rooms:
  • Two bedrooms with king beds, private bathrooms, and beds that can be separated into two twins upon request.
  • One television room that can function as an eleventh flexible bedroom, with two fold-out twin sleepers and an en suite bathroom.

Location

Hacienda Sayulita is situated on the peaceful north side of Sayulita, far enough from the town’s activity to provide privacy and quiet while remaining close to the beach and downtown.

• North Beach is approximately three and a half blocks from the villa.
• The first two blocks from the beach are flat.
• The final block includes a steep climb of 110 steps to the villa’s front door.
• The walk takes approximately five minutes in total, including about two minutes to climb the hill.
• The beach is approximately a one-minute drive away.
• Downtown Sayulita is approximately a 10–15-minute walk away or a short drive.

The north beach is generally less busy than Sayulita’s central beach. From the villa, peaceful views extend across the ocean and pueblo, creating a tranquil setting while keeping local activities and the beach within easy reach.

Staff and Services

Introductory rates include a full staff:

• Houseman, bartender, and driver
• Cook
• Maid service

Staff hours are from 9:00 a.m. to 7:00 p.m., Monday through Saturday, with a one-hour lunch break.

The chef can grocery shop and prepare:

• Breakfast
• A light happy-hour snack
• Dinner upon request

Guests reimburse grocery receipts at cost. The nearest large grocery store is Mega, located approximately 20 minutes south in Bucerias. Planning meals in advance is recommended to avoid the additional shopping-trip fee of approximately $60 US for each trip to Bucerias, including approximately $30 US for the taxi each way.

Rates and Occupancy

Rates are based on double occupancy per bedroom and begin with an eight-bedroom minimum. For example, the starting rate is based on eight bedrooms for 16 guests.

The villa is rented privately to one group at a time. Because the pricing structure is based on the number of bedrooms rather than individual additional guests, the Airbnb pricing platform may not calculate the total correctly. Please send a request for an accurate quote.

Additional bedrooms may be added, subject to availability, at least 48 hours before arrival for an additional charge per room.

If an odd-numbered group requires an additional bedroom, enter the corresponding double-occupancy guest count when calculating the rate. For example, if a seventeenth guest requires a ninth bedroom, enter 18 guests to calculate the total correctly.

A 10% discount is available for Saturday-to-Saturday stays. The discount applies to 10-bedroom reservations.

Guest Access

The Hacienda is rented as a private residence to one group at a time. Guests have access to the entire property and may reserve the available bedrooms according to their needs. Unused bedrooms remain closed.

Stay Requirements

• A five-night minimum stay applies from November through May.
• A seven-night minimum stay applies during holidays.
• A minimum three-night stay is accepted only for reservations made less than 15 days before arrival.
• A 10% discount is available for qualifying Saturday-to-Saturday stays.

Check-In and Check-Out

• Monday–Saturday check-in: 4:00–7:00 p.m.
• Check-ins after 7:00 p.m., and no later than 8:00 p.m., incur a $200 US fee payable directly to the houseman.
• Sunday check-in or check-out incurs a $300 US fee.
• Sunday staff service may sometimes be arranged for $300 US. Requests should be made one week before arrival, and the fee is payable directly to the staff at the time of service.
• Staff service extending past 7:00 p.m., and no later than 9:00 p.m., incurs an additional $250 US fee payable at the time of service.

Families and Pool Safety

Families are welcome. However, the infinity pool and jacuzzi have a high infinity edge with a small spillover ledge, which may be a concern for parents of young children. Adult supervision is required at all times, and a signed liability waiver is required.

Staff Gratuities

Staff gratuities are not included in the rental rates. When meals are prepared at the villa, a suggested gratuity is $20 US per person per day. Tips may be pooled and left for the staff at the end of the stay.

For example, for 20 guests staying five nights:

• 20 guests × $20 US per person per day = $400 US per day
• $400 US × 5 days = $2,000 US total tip pool
• Houseman: $600 US
• Chef: $500 US
• Three maids: $300 US each

Grocery and Meal Costs

Guests reimburse grocery expenses at cost, plus transportation to and from the store. Transportation typically costs approximately $20–$30 US, or $400–$600 pesos, each way.

An average food and beverage budget is approximately $50 US per person per day for breakfast, a light afternoon snack, and dinner. Actual costs vary depending on selections. Seafood, steaks, fine wines, and premium liquors will increase the daily amount.
