Located in the growing La Veleta area, the property is approximately a six-minute drive from Calle 7, the area's main street, and its restaurants and bars. Tulum Beach is about an eight-minute drive away.

Location and Access
TWELVE O'CLOCK is located in La Veleta, Region 15, approximately a six-minute drive from Calle 7. The property is 1.6 kilometers from Calle 7 along an unpaved road, as is common in parts of Tulum. A compact car can manage the road easily.
Important Information
The property is located in the middle of the jungle. Although we fumigate periodically and clean the listing before each arrival, guests may encounter insects, including ants, mosquitoes, scorpions, and spiders. The scorpions and spiders found in the area are not poisonous.
Power in town can be unstable, and outages may occasionally last through the night.

Do you provide taxis or transportation?
Taxis can be arranged upon request. For transportation needed between 10:00 p.m. and 9:00 a.m., guests must notify the manager assigned to their stay before 10:00 p.m. so the service can be scheduled. Requests made after 10:00 p.m. may not be possible to arrange.
How far is the property from the beach?
Tulum Beach is approximately an eight-minute drive away.
Is the pool heated?
Neither the pool nor the jacuzzi is heated. The area's normal temperature is approximately 28°C.
Where is the closest shop or convenience store?
There are no shops within walking distance. Guests are encouraged to purchase groceries in advance. The closest convenience store is approximately a 10-minute drive away.
Can reservations be modified?
Confirmed reservations cannot be modified due to circumstances outside our control. Reservation dates may only be extended if availability permits.
Can additional friends visit the property?
People who are not included in the original confirmed reservation are not permitted on the property.
Temazcal Ceremony
Guests are invited to participate in a traditional temazcal ceremony. This ancient ceremony is rooted in Mexican heritage and involves sitting in a traditional sweat lodge for health and therapeutic benefits. The ceremony is led by our spiritual leader, or “shaman.”
The cost is 3,500 Mexican pesos for up to 15 guests.

We had an amazing time and would totally come back again ! The only thing missing (and it’s not a big deal) is we booked the suit with a swing by the pool and there wasn’t a swing for our villa. Other than that it looked just like the pics !

The property itself is exactly as it looks in the pictures. The house is BEAUTIFUL and clean and is one of the few international airbnbs that I’ve stayed at that lives up to the description and pictures. The industrial bohemian feel of the house is truly stunning. Our host Enrique was superb and extremely attentive. He set us up with cab drivers, (can get expensive) delivery service that will bring you food, alcohol, anything you need for a small fee, and gave us great recommendations for places to eat or party at. We did have an incident on the second night where we did not lock the front door overnight. Long story short, lock the doors and gate EVERY night as there are lots of workers in the area and we are in Mexico. When we told the host what happened, he came over immediately to see how he could help. I would stay in the Airbnb again, as the host and house itself was great. Hope the roads around the property will be paved soon for a better experience. Overall 9/10

First, I throughly enjoyed our stay at Villa Eleven. The communication with the host (Enrique) was impeccable. He was able to answer each and every question to help me plan an amazing bachelorette weekend for my dear friend. They were able to arrange transportation to and from the airport. We arrange a chef to cook all our meals and Chef Hector was hands down Amazing. Kike, was very helpful with any questions we had during our stay. I honestly can’t say anything negative at all. I will say the road leading to the villa can be very bumpy but honestly it’s a small downside to enjoying a wonderful villa for your vacation. I will say pack your bug spray 5 stars all around.

Loved our stay with Enrique! His propery manager, Kike, was super friendly and helpful, always responding almost instantly. The place was beautiful and clean. We had a great time! WATCH OUT FOR INSANE TAXI RATES. Make sure you get the price beforehand and negotiate it heavily. We had the property manager call us a taxi and only after we arrived at our location, they tried to charge us $100 USD for a 10-minute ride. The property manager texted the company to try to get the price down, but odds are, he was in on it with some sort of commission as I'm sure this sticker shock happens all the time with visitors. He could have got us an upfront price considering that this happens all the time in Tulum. Anyways, this is just a guess and it isn't a reason not to stay with them as their service was wonderful! Just a reminder to watch out for yourself as Tulum is one big tourist trap if you're not using your head.

Came here for my birthday and so glad I booked here. The team of hosts represents among the highest levels of customer service I have experienced. Information was accurate, responses to questions and requests were fast. Additional information, recommendations, instructions were clear and detailed enough. Overall great cutomer support from beginning to end of our stay. The team are really informed and went the extra mile at every stage. I would recommend them definitely. Special thanks to Kike! They even recommended a chef (his name is Hector) to come and cook for you and the experience was amazing Also, the Airbnb itself is beautiful, modern and spacious. The pictures are exactly what you see in person!
