Surrounded by beautiful trees, amongst the birds, monkey's and iguanas, this tranquil environment is perfect for relaxation or work. It is large, private, peaceful, with a full kitchen, bathroom and just a 3 minute walk to world class waves at Playa Colorado. The space The studio is located in Hacienda Iguana, behind a home, above a garage. It is literally a 3 minute walk to the beach, Playa Colorado. The area is fenced off and gated for privacy and security. There are steps leading up to the casita, where there is a spacious open plan apartment. WIFI, dining table/workspace, ensuite bathroom and a full kitchen stocked and loaded with appliances including a toaster oven and blender. There is a king size bed or we can reconfigure them to 2 singles. Surf board rack inside. A local carpenter has crafted all the beautiful furniture with quality heavy Nicaraguan wood. There is an 800 BTU air conditioning unit and industrial ceiling fans. Outside you will find a small garden space, where you can sit and enjoy, there is also an outdoor shower to rinse off after surf and beach time. Truly a unique space above with the trees yet so close to the ocean in a modern comfortable unit. Guest access We live by and will check you in or there is a lock-box for self-check-in with your key and instructions inside. Other things to note ***Electricty costs in Nicaragua are some of the highest in Central America and we kindly ask that you always turn off lights, AC and fans when you are not in the home and use conservatively. There will be an extra charge for excessive usage.*** It is common for the power to go out especially during the rainy or windy season. The loft is equipped with a generator during power outages. And your electricity will continue but fueled by a propane tank and will run out so use wisely. A/C is NOT powered by the generator during outages. WiFi will not go out unless the generator runs out of propane or the WiFi company is down. WiFi speed is 20 mbps. The pool is not shared and not included with the loft. The garage is not accessible for guests. But there is parking available for your vehicles at the side of the house. We offer laundry services, please inquire. Guests will be greeted and checked in by the hosts, or self-check-in is available via a lockbox containing the key and instructions.

## Additional Information

- Electricity in Nicaragua is among the highest in Central America. Guests are kindly requested to turn off lights, air conditioning, and fans when not in use and to conserve energy. Excessive electricity usage will incur additional charges.
- Power outages are common, especially during rainy or windy seasons. The loft is equipped with a generator powered by a propane tank to maintain electricity during outages; however, air conditioning does not operate on generator power. WiFi remains active unless the generator runs out of propane or the service provider experiences downtime.
- The pool is private and not shared with the loft.
- The garage is off-limits to guests, but parking is available beside the house.
