Guest Access
Guests receive preferred access to select beach clubs, along with exclusive special rates. Our concierge team will provide a list of recommended beach clubs and can assist with reservations.
Early check-in and late check-out may be available upon request from $49 USD.

Pool Maintenance
Pool maintenance is performed daily from 9:00 AM to 12:00 PM.
Property Rules
- External personnel are not permitted on the property.
- Parties and events are strictly prohibited.
- Guests may not exceed the number stated in the reservation.
- The base rate includes up to seven guests.
- Beginning with the eighth guest, an additional charge of $15 USD plus tax per night applies for each extra person.
- Smoking and vaping are prohibited anywhere on the property.
Smoke-Free Villa
If smoking or vaping occurs inside the villa, or cigarette traces are found, a $250 USD fee will be charged.
Important Information
Natural Environment
Because the villa is located in the Mayan jungle, mosquitoes are common. Guests are encouraged to bring insect repellent for their comfort.
Internet
We provide the best available internet service in Tulum. However, connectivity in the area may be less stable than in major cities. If an issue occurs, we will do our best to resolve it, but uninterrupted service cannot be guaranteed.
Electricity
Electricity in Tulum is provided by CFE. Although outages are rare, they may occur without prior notice and are beyond our control. If an outage occurs, we will contact CFE immediately, but we cannot assume responsibility for any resulting inconvenience.
Lost and Found Policy
Please check and pack all personal belongings before checking out.
- Items left behind may be stored for a maximum of three months.
- We do not provide shipping services.
- Guests must arrange pickup in person or through a courier of their choice.
- All shipping and handling costs are the guest’s responsibility.
- Our team will assist only with handing the item to the selected courier service.
- Unclaimed items remaining after three months will be responsibly disposed of or donated.
Housekeeping Service
Housekeeping is provided according to the following schedule:
- Stays of 6 to 13 nights: Housekeeping every three days
- Stays of 14 nights or more: Housekeeping once a week
Additional cleaning sessions may be requested for an extra charge.

We loved our stay! We stayed at 2 of their villas, and both were beautifully designed, spacious, and in a great location with tons of restaurants nearby. Housekeeping came regularly and even worked around our toddler’s nap schedule. The concierge was responsive, helpful, and gave great recommendations. Can’t wait to come back!

Very easy check in and check out Beautiful home comfortable beds Private bathroom in every room Very strong AC (much needed) We had an amazing time overall Paulina was also very helpful with transport resos. If you get a Mexican number you can use in drive as uber for local rides that are very cheap! And for transport from airport we got a really good deal from Tulum airport transport! Would def book here again

What an amazing place to stay!!! Modern villa with all necessary stuff, big rooms with privat bathrooms (each room has strongbox), huge living room and cozy yard with swimming pool. I and my friends simply adored this place, which make us feel like superstars :) Hosts are so kind and ready to help in any question, and they respond quickly. I would definitely recommend this place

A beautiful villa! The perfect place for a getaway in Tulum. The house is even more beautiful than in the photos—spacious, close to everything, with cafes, restaurants, supermarkets, yoga/Pilates studios, bars, etc., all less than 5 minutes away—and yet it feels like you're in a house in the middle of the jungle, very private and cozy. The team was super helpful and friendly; they responded very quickly and were always willing to help. Indeed, as we were informed, the electricity would go out at times (due to issues beyond their control) but it would come back quickly, and you didn't notice it; the house always felt cool, and the natural light meant there was no need to have the lights on. My only suggestions would be that perhaps a dish drainer should be added, a bowl in the kitchen, and the TV remote in the living room should be replaced, but other than that, the entire house is in perfect condition—clean, spacious, well-equipped. The pool is divine, and overall, it was the best choice in Tulum!

Great stay in a beautiful property! The concierge was extremely communicative and responded immediately when there were any requests. The location is unmatched and very walkable to nice local coffee shops, great food and local retail shops. The noise level was very low. It’s a beautiful oasis and a quiet escape away from all the hustle and bustle. I’ll definitely will be revisiting for a future stay in their other properties, too!

This villa was perfect for my group of 7! Our first time in Tulum and it was just as described, we were all so impressed. The cleanliness was spotless which is rare nowadays. Complimentary housekeeping service is also a rare find with Airbnb’s but much needed when you have a huge group, they left things spotless for our return after long travel days. The concierge was available 24/7 and very quick to respond to any questions. Our safes were not working and maintenance showed up within 3min on a bike. It’s a beautiful villa with lots of space, less than a block away from La velata’s main area with restaurants. Amazing taco truck right across the street. Thank you so much Florencio for your hospitality!
