Frequently Asked Questions
Getting Here
Where exactly is the villa located?
The villa is located in the Sian Ka’an Biosphere, a protected nature reserve next to the Caribbean Sea. It is 21.5 kilometers from the entrance to Sian Ka’an, located at the end of Tulum Beach.
Depending on road conditions, the drive from Tulum to the villa typically takes 50 to 80 minutes or more.
How far is the villa from the airport?
You have two airport options:
- Cancun International Airport (CUN): Approximately 2 hours and 45 minutes by car
- Tulum International Airport (TQO): Approximately 1 hour and 45 minutes by car
Travel times depend on road conditions.
Can I check in late?
Check-in is available from 3:00 p.m. to 10:00 p.m. Late check-ins, when permitted, incur a $100 surcharge.
First-time visitors who are driving themselves should arrive before sunset, which can range from approximately 6:00 p.m. in winter to 7:30 p.m. in summer. The Sian Ka’an road has no lighting or cell service, and there is very little traffic late at night.
When booking your flight, allow your international flight to land at least five hours before your planned arrival at the villa when traveling from CUN, or four hours before arrival when traveling from TQO. This allows time for immigration, customs, and car rental.
If your flight schedule would put your estimated arrival after the check-in period, we recommend staying one night in Cancun or Tulum before continuing to the villa.
What are the driving conditions?
The road from either airport to Tulum is a multilane paved highway and is easy to drive. The road from the highway through Tulum Beach is narrow and paved, with many pedestrians and occasional heavy traffic.
The Sian Ka’an road is unpaved and is regraded only once a year on an unpredictable schedule. For approximately nine months of the year, it is in rough condition with numerous potholes. Drive carefully and allow extra time for the journey.
Should I rent a car or arrange an airport transfer?
Most guests rent a car because it provides the freedom to take day trips without paying for and waiting on expensive taxis.
Transfers from Cancun and Tulum airports are available. You can check prices through Canada Transfers.
We recommend renting a sturdy vehicle and confirming that your quote includes the required Mexican liability insurance. This costly add-on is not covered by most home insurance policies or credit cards.
Do I need a four-wheel-drive vehicle or SUV for the Sian Ka’an road?
You will need a sturdy vehicle with some ground clearance. Four-wheel drive is not required.
Amenities
Does the villa have air conditioning?
All four bedrooms have air conditioning, but the open-air living room does not. The villa is usually cool in the evenings and at night, particularly when sea breezes are present. The large palapa keeps the main living area shaded throughout the day.
Casa Almaviva is an off-grid, eco-friendly villa. Electricity is generated by 40 solar panels and stored in a large battery array, which powers the villa at night. A backup generator is available when air-conditioning demand exceeds the battery capacity.
To ensure the batteries can fully recharge during the day and to minimize the generator’s air and noise pollution, guests must use air conditioning only while in the bedrooms and keep thermostats set to 23°C or higher. This is a standard policy at off-grid villas and hotels throughout Tulum.
Can I use the internet for a video meeting?
The villa has Starlink satellite service, which is usually fast enough for video conferencing. Service may be affected by overcast weather.
What channels are available on the villa television?
You can connect your own streaming service to the Smart TV.
Dining and Drinks
What does “family style” mean?
At lunch and dinner, Casa Almaviva serves one entrée for the group. For vegetarian guests or those with dietary restrictions, the chef will work to provide an alternative variation.
At breakfast, when eggs are served, guests can choose how they are prepared.
Can you accommodate special diets?
With advance notice, we can accommodate guests with allergies, other health-related dietary concerns, vegetarian diets, and pescatarian diets.
Can I skip the meal plans and prepare my own food?
No. Meal plans are required for all guests. Casa Almaviva is a full-service villa, and chef-prepared meals are an important part of the experience.
Snacks are provided, and guests are welcome to bring their own favorites.
Does the meal plan include unlimited alcoholic beverages?
Yes. The full bar includes quality spirits such as tequila, mezcal, vodka, rum, gin, and whiskey, as well as beer and wine.
For special occasions, a selection of premium wines and spirits is available for an additional charge. You can also try Chef David’s famous oversized margaritas.
Can I request specific wines?
The meal plans include quality wines, but a particular brand or vintage cannot be guaranteed. Wine lovers are welcome to bring their own bottles, which the staff will gladly serve with meals.
Is there a discount if I do not drink alcohol?
No. Discounts are not offered for guests who do not consume particular food or beverage options.
Policies
Is Casa Almaviva suitable for guests attending music festivals in Tulum?
No. Most festivals begin late and end in the early morning. We recommend staying in more convenient accommodations in Tulum, as driving late at night in Sian Ka’an can be dangerous. If your vehicle breaks down, you may be stranded for hours.
Can I host a party?
You may dance throughout the night with your registered guests, but Casa Almaviva has a strict no-party policy.
With advance notice to the owner, you may invite up to four visitors for lunch or dinner. Visitors may not stay overnight, and additional guests may not be invited for a party. Meals for visitors are charged based on consumption; see the booking agreement for details.
Special Considerations
Where do the staff live?
The staff lives in separate quarters on the property, allowing you plenty of privacy. At least one staff member is always available if you need assistance.
During the day and at mealtimes, the staff takes care of your group and the villa. In the afternoons and evenings

Casa Almaviva is such a wonderful place. The house itself is so comfortable and beautiful, with lots of places to enjoy the natural beauty that surrounds it. The family that tends the house take great care of it, as well as it's guests. They are truly wonderful, caring people. Todd, the owner, was very helpful and quick to answer any questions. The place is very remote...far down a dirt road that is very rough. Though its only 15-20 miles from Tulum, it takes almost an hour to get there. The reef is a bit of a paddle(or a helluva swim) from the beach, but totally worth the effort. There are kayaks and paddleboards as well as snorkel gear you can use. It took a bit of exploring to find exactly where to go to find the best reef, but watch the local fishermen and divers and go where they go. I highly recommend the excursions offered. It was hard to leave. I hope to go back one day.

Beautiful place and a relaxing vacation…like all the way relaxing. There is nothing close, any shop, restaurant or bar is an hour’s drive. The caretakers are wonderful and the food was excellent. We also enjoyed a fishing trip and the boat picked us up right on the beach. The nature preserve it is on was a bit disappointing but the home and property are fantastic!

If you want a unique, relaxing, experience of a resort without having to deal with a resort, this is your spot. Food was amazing(bring stretchy pants)! Local flavors, beautifully prepared with such attention to details. Damn the margaritas were great! Be sure to read the descriptions and do your research. Get the jeep and just be patient on the drive appreciating this amazing place in the world. David, Mariam, and Freddy were just amazing, so thoughtful. Really felt like we were leaving family when we left the casa. Definitely do the mangrove tour, Punta Allen tour, fish and get the massages! Caught two barracuda and two king fish, David whipped up killer fish tacos and amazing fish fillets with the catch. Keep eye on the sargassum forecast. We had a fair amount due to Hurricane Mellisa but walked about a mile down the beach and swam in crystal clear waters with NO ONE else on the beach. By the time we were leaving the beach and water was clear. Thanks to everyone!

Wow. This place is special. Our visit exceeded our expectations. The experience was like a boutique all inclusive resort, top notch and micro - just for us. The staff, David, Miriam and Freddy, delivered warm hospitality, excellent meals and made us feel like we were friends by the end, but I’m sure they make all guests feel that way. One more note about the food, it was high end restaurant foodie quality and fresh, fresh, fresh. Twice we hired a boat to explore the gorgeous lagoon then to the reef for snorkeling and then to a beautiful shallows for swimming, floating and beverages. This is a must-do, ask for Captain Juan, he was awesome. The catch? No catch just a long bumpy ride to get there - very, very bumpy. The host, Todd, was 100% reliable with thorough information and quick responses. There were four of us there, so eight thumbs up!

The drive from Tulum to the accommodation took 1:20h due to poor roads. Luckily, we had a 4x4 jeep, which made the adventure even more exciting for our three teenagers. We were warmly welcomed and felt like at home. David spoiled us with his cooking skills and fulfilled our children's wishes. Miriam made sure the house was sparkling clean, and Fredy took perfect care of the surroundings. We had a great time at Casa Almaviva and miss the crew and the animals: Mischa the cat, the raccoons and the dog Hatshi, who always cuddled up to me on the deck chair. We had a lot of algae and couldn't go in the sea, but luckily Casa Almaviva has a built-up pool, I hope it will last a while. The organized excursions were all great! Due to the rain, we traveled to Cancun a day earlier. The sandy streets were full of water. I recommend always planning an extra day for arrival and departure. Thank you to the team for everything!

If you are debating between Casa Almavida and another Airbnb, choose casa almavida- you will not be disappointed! The pictures don't do it justice. The house is drop dead gorgeous, and the beach was stunning. The water was blue and crystal clear. We chose to do the Punta Allen Nature Tour and it was so fun! The best part of this home was Freddy, and Miriam. Freddy made some of the most incredible food, and Miriam’s hospitality was amazing. Hatchie was the star of the show, and was such a sweet dog. Can’t wait to come back!

Truly a rare place. Miles of private beach, pristine ocean, ocean and jungle views that take your breath away every minute, and a beautiful and comfortable home with every convenience you’d ever want in as remote a location as this all with the friendliest caring staff you’d ever hope to take care of you and yours. This the place to go to really get away from it all, truly unplug and recharge by enjoying the nature and peace available, all while having every need cared for!

Our stay at Casa Almaviva was absolutely perfect! From the moment we arrived, the experience exceeded our expectations. The drive from Tulum to the house was a bit slow due to the road conditions, but Todd had noted this very clearly in advance, so we were prepared. Once we arrived, the journey was well worth it. The staff were nothing short of amazing—attentive, friendly, and truly dedicated to making our stay special. The food and drinks were flawless, prepared with such care and attention to detail that every meal felt like a celebration. Casa Almaviva is a true oasis, offering the perfect blend of tranquility and luxury. We’ve already started talking about booking another stay! Thank you, Todd and the incredible team, for an unforgettable experience. Highly recommend to anyone looking for a slice of paradise.

You won’t find a better place to connect with nature and the people around you than here, while still having many of the amenities of home. We had 10 people (6 children 9-15) and everyone had a blast. A lot of relaxing and just enjoying being present. Food and staff are fantastic. We took the fishing trip from the shore with the local and caught a ton of barracuda that turned into the day’s ceviche and evening’s tacos prepared perfectly by David. The Punta Allen nature trip was outstanding. So local and raw, we saw manatees, giant sea turtles, dolphins all up close with no rush. Snorkeled on the reef was outstanding. Kayaking or SUP out front and you don’t even need to snorkel when the water is calm, there’s an untouched reef that you can look down through the water from above. The Starlink works pretty darn well for work (I was able to do Teams calls). Air conditioning at night does a nice job. Endless stars from the rooftop patio each night can see Milky Way clearly.
