This waterfront property is located on Laguna de Apoyo. Guests can unwind in the infinity pool or swim in the lake, where hot thermal waters are nearby.

Due to the extremely high cost of electricity, air conditioning is included from 10:00 PM to 7:00 AM. Additional air-conditioning service is available for $20 per day.
A casita is also located on the property and may occasionally be occupied. The driveway is shared with the casita.
Guest Access
Guests have access to the entire property except for the owners’ closet in the primary bedroom and the garage.
A property manager is available in person as needed.
Linens and Towels
Bed linens, bath towels, and kitchen utensils are provided. Fresh linens and towels are supplied weekly.
Guest Policy
- Maximum occupancy is as stated in the rental listing.
- Additional overnight guests are charged $75 per person, per night.
- Day guests are charged $10 per person.
Quiet Hours
Please observe quiet hours from 10:00 PM to 8:00 AM, in accordance with regulations for the National Reserve area.
Pool Use
The pool is intended for swimming and relaxing only. Jumping from the roof, deck, or cupola is strictly prohibited and may result in immediate eviction and forfeiture of all payments.
Illegal Activity
Illegal activity of any kind is strictly prohibited. Violations will result in immediate eviction and the loss of all deposits and rental fees.
Exceptions
Any exceptions to these rules must be approved in writing in advance.
Liability and Responsibility
This is a privately owned property.
- The owners are not responsible for accidents, injuries, illness, or lost personal belongings during your stay.
- By booking, guests accept all risks associated with using the property.
Maintenance and Repairs
Routine maintenance, repairs, or cleaning may take place during your stay. Every effort will be made to minimize disruptions.
Utilities
Electricity and internet interruptions may occur in Nicaragua.
- In the event of an outage, a generator may be used for up to five hours per day at no additional charge.
- Not all systems may be powered by the generator.

Beautiful home, with even greater location. A bit stressful understanding one another especially if you’re on vacation. If you have a group more than 10 I strongly recommend you communicating and understanding the additional fees. Especially if you are expecting more than the guests you initially anticipate. Nonetheless beautiful home and location.

Such a breathtaking location, with superb swimming both in the laguna and the pool. A fantastic and well stocked kitchen made our meals a delight. All five bedrooms were wonderful -- we particularly enjoyed the outdoor terrace -- the staff were terrific -- our visit from start to finish was a joy. Thank you.

We thoroughly enjoyed the infinity pool and outside terrace. It’s a dream. The house itself is comfortable and offers plenty of space. We wanted for nothing except for more time. Highly recommended. Breathtaking location and VERY safe. 24 hour security who is not only friendly but very proactive and mindful. Gorgeous views from every part of the property. Ideal location for pool/lake time. Each room has an A/C unit. The pictures do not do it justice.

This was our second stay at this incredible house, and it was just as amazing as we remembered! The property is absolutely stunning — the pool is pristine and perfect for relaxing. The lake is so warm and clean, Cannot beat the natural hot springs! We also loved the in-house massage service recommended by Tamara! Wonderful women prepared our meals which were fresh, delicious, and beautifully presented. It truly felt like a retreat! Highly recommend this place for anyone looking for relaxation, comfort, and a bit of paradise! Thank you for an amazing stay! Us, our kids and friends absolutely loved it!

I can't say enough about this amazing home, that is directly on the Laguna de apoyo, near Granada and the Masaya Volcano. An absolute joy to stay in this amazing spot. I came alone with my four kids under 12 years old and we had an epic time. Full time security, private and extremely peaceful. Tamara the host is awesome. We will be back soon :)
