Welcome to La Gran Sultana, a colonial-style house rebuilt in 2002 featuring a patio garden and a swimming pool. The property accommodates up to 14 guests across five bedrooms. It is conveniently situated just two blocks from the Main Square.
In 2025, significant upgrades were made to the house, including new furniture such as mirrors, suitcase supports in the rooms, new beds, a new television set, updated kitchen equipment, enhanced decoration in the rooms and patio, and an additional beautiful wooden dining table. From the street, opening one of the two antique double doors leads you into a spacious saguan furnished with rocking chairs. This area serves as a welcoming space for visitors or a place to enjoy the fresh lake breeze at sunset. Once the door is closed, street noise fades away, revealing a broad triple-fold corridor surrounding the garden.
One of the two street-facing doors allows comfortable access and parking for a 4x4 vehicle, van, or even two cars. The main corridor, which leads to the heart of the house, includes extra seating facing the pool and two hammocks suspended between exotic wooden pillars.
The garden is lush with tropical plants providing ample shade. Early mornings at 6 a.m., as the city awakens and the sun rises, guests can enjoy the sight of birds, including hummingbirds, visiting the garden.
The left corridor is equipped with internet access, while the right corridor hosts the main dining tables. The kitchen is centrally located between two outer patios. It is spacious and fully equipped for preparing meals or simple snacks.

Each bedroom includes a closet and a workspace. Four out of the five bedrooms are air-conditioned.
From the balcony upstairs, guests can enjoy spectacular views over the rooftops of neighboring houses.
Guests have full access to the entire house. If the number of guests is less than the maximum capacity, some rooms may be closed to reduce dust accumulation.
Electricity costs are high in Nicaragua. The rental price includes a daily basic electricity credit based on the number of guests. Should usage exceed this allowance, guests will be charged for the extra consumption according to kilowatt-hour rates. Please remember to turn off air conditioning units when leaving the rooms.
The Nicaraguan government enforces strict laws against drug use. Consumption of any drugs, including cocaine, LSD, or marijuana, is strictly prohibited on the premises. Violations will result in police involvement.
As the house is located in a colonial district within an exotic country, guests are kindly asked to respect local customs and maintain noise at a reasonable level.
While the area is generally safe, guests should safeguard personal belongings such as jewelry, cell phones, money, and passports. A safe is available in the main room; please coordinate with the house manager for access.
There are two fire extinguishers, one on each floor, for safety.
