Villa Santiara | Zenith House

Enjoy a group getaway in a spacious, private setting surrounded by nature. Casa Zenith features three bedrooms with private bathrooms, a spacious living and dining room, and a poolside living area with charcoal and gas grills.

The property includes a pool with a jacuzzi, with heating available only in the jacuzzi, and parking for five to six cars. The house comfortably accommodates 12 guests and can host up to 15 people under certain conditions.

Located 15–20 minutes from Tepoztlán.

The Space

Zenith House is the main house within Villa Santiara. It is designed for groups seeking space, privacy, and a peaceful natural setting. The property is suitable for family gatherings, trips with friends, or relaxing weekends away from the city while maintaining comfort and functionality throughout.

Bedrooms

The house has three spacious bedrooms, each equipped with:

• A fan
• A full private bathroom
• Functional storage space for personal belongings

Living and Dining Areas

The living room and dining room share a spacious, comfortable area with direct access to the terrace. Meals can be enjoyed indoors or outdoors.

Pool

• Shallow section suitable for children
• Jacuzzi located in the center of the shallow section
• Deep section reaching up to 1.8 meters
• Splash pool area
• Heating is available only in the jacuzzi
• The main pool remains at room temperature, which may vary depending on the season

Poolside Living Area

A large living area in front of the pool includes tables, chairs, and charcoal or gas grills. It is ideal for preparing meals and socializing outdoors.

Outdoor Bathrooms

Outdoor bathrooms are located a few steps from the pool for added convenience when using the common areas.

Guest Access

Guests have exclusive access to Casa Zenith, located on the second floor of the property, as well as the shared outdoor areas during permitted hours. These areas include:

• The pool
• Barbecue grills
• Poolside living area

No other reservations or guests will use the property or its amenities during your stay.

During quiet hours at night, access is limited to the interior of the house in accordance with the property’s usual operating rules.

Other Things to Note

Villa Santiara and Your Reservation

Villa Santiara offers three accommodation options:

• Zenith House, the main house included in the standard booking
• Casa Amoxtli
• Yoltzin House

The reservation includes Casa Zenith only.

Casa Amoxtli and Casa Yoltzin are not included in the standard reservation. They may be made available upon request for an additional fee, either for groups of more than 15 people or when extra space is needed.

Pool Heating

Heating is available at no additional cost only in the jacuzzi.

The rest of the pool remains at room temperature and does not have heating or air conditioning.

Pets

Although the pet option is disabled due to previous experiences, the property is pet-friendly. Guests who wish to bring a pet must notify the host at the time of booking so the applicable conditions can be reviewed.

Dogs on the Property

Four dogs live on the property. In the evenings, while guests are resting, the dogs remain in the outdoor areas as part of the property’s care and security arrangements.

During these hours, use of the pool, grills, and outdoor areas is limited. Guests may access only the interior of the house.

Natural Surroundings

Villa Santiara is located in a quiet, natural area. Wildlife typical of the surrounding environment may occasionally be present, which is normal for this type of location.

The property is located 15–20 minutes from downtown Tepoztlán.

After the reservation is confirmed, guests will receive arrival instructions, the exact location, the property’s specific rules, and other relevant information to help ensure a comfortable stay.
