The Space

It is located approximately 250 meters (820 feet) from shops and supermarkets, with Playa Cocles just a short walk away.

Designed for guests who appreciate handcrafted Caribbean charm rather than standardized resorts, the villa offers a private green retreat close to local amenities. The property includes:

This spacious, independent villa measures approximately 260 square meters (2,800 square feet) and is arranged over two floors. Its Caribbean-style architecture combines concrete, natural materials, and handcrafted artisanal details.

The property sits within a fully fenced tropical garden of approximately 1,000 square meters (10,750 square feet), providing privacy and seclusion while remaining close to local amenities. The villa is approximately 250 meters (820 feet) from supermarkets and other services, and within walking distance of wild Playa Cocles.

Completed in March 2024, the villa is continuously maintained to support comfort and quality in Costa Rica’s southern Caribbean climate. Local craftsmanship, lush vegetation, waterfalls, outdoor living, and tropical wildlife are central to the experience.

Living Area

The ground floor features a spacious semi-open layout with petatillo walls and an American-style kitchen separated from the living area by a bar counter. Large windows overlook the tropical garden and provide natural ventilation.

The dining and living area includes:

Kitchen

The kitchen is equipped with:

• Double-door refrigerator

• Cookware made with PFOA-, PFAS-, and PTFE-free nonstick and ceramic materials

Handmade furnishings add a warm, rustic, and authentic Caribbean atmosphere.

Bedrooms

The two large bedrooms are located upstairs and are accessed from the terrace. Both rooms feature:

• King-size bed measuring 2 meters by 2 meters (6.5 feet by 6.5 feet)
• Double-top pillow mattress with an additional topper
• Hypoallergenic bamboo and natural-fiber bedding

One bedroom can accommodate up to four guests because it also includes a bunk bed with double-top pillow mattresses and natural-fiber sheets.

Bathrooms

The villa has two full bathrooms, with one bathroom on each floor. Both include rainfall showers.

The upstairs bathroom is accessible from both bedrooms.

The upstairs bathroom tiles were recently replaced and now have a darker tone than shown in some photos. The new surface is modern and slip-resistant. Improvements were also made to both bathrooms, including structural shower splash guards for enhanced functionality.

Barbecue Area

The covered garden barbecue area can be used during rainy weather and includes:

• Charcoal and wood grill
• Four-burner gas stove
• Secondary refrigerator
• Reusable dishes and utensils
• Outdoor lounge area near the jacuzzi

Sundeck and Terrace

• Poolside sundeck with loungers
• First-floor terrace with hammock

Private Pool and Jacuzzi

The private pool measures 6 meters by 3.5 meters (20 feet by 11.5 feet) and includes a waterfall.

The covered outdoor jacuzzi measures 2 meters by 2 meters (6.5 feet by 6.5 feet) and features:

• Hot water
• Hydromassage
• Waterfall
• Roof cover for use during tropical rain
• Evening lighting for nighttime bathing
• Surrounding forest sounds

Additional pool features include:

• Outdoor waterfall shower
• Foot-rinse area near the pool

The waterfalls, pool filtration system, and jacuzzi hot-water system operate automatically according to preset schedules. They are managed remotely through an internet-connected timer and turn on and off at set times.

The jacuzzi seating area has flooring created by fragmenting and repositioning the original tiles. This was done to reduce the risk of accidental breakage and improve slip resistance. The design choice enhances guest safety without changing the overall appearance of the area.

Access and Parking

The villa has two independent private entrances from a public unpaved road, accessible by any vehicle. The main paved road is less than 300 meters (940 feet) away, and a bus stop is also within 300 meters (940 feet).

Parking includes:

• One large uncovered parking space
• One smaller covered space suitable for sport utility vehicles and four-wheel-drive vehicles

Guest Access

The villa is a private property reserved exclusively for guests. Guests have full access to:

• The entire villa
• Private pool
• Hot jacuzzi
• Garden
• Parking areas

The laundry room at the rear of the garden is reserved for cleaning staff and is not accessible to guests. Access to the pool machinery rooms and water-reserve system is also prohibited to prevent damage and ensure the proper operation of the villa.

Mandatory Guest Registration

In accordance with Airbnb policies, every guest must be included and properly registered in the reservation.

The presence of unregistered guests is a serious violation of Airbnb rules and will result in immediate cancellation of the reservation, with the applicable penalty under the strict cancellation policy.

Important Information Before Booking

Costa Rica’s Southern Caribbean is a unique and largely wild region. Although it has a steady flow of tourism and a wide range of services, obtaining basic supplies and finding highly specialized technicians can be challenging.

The area is surrounded by rainforest, primary jungle, abundant wildlife, and lush vegetation. Guests experience direct contact with nature, which is a central part of the region’s appeal but also brings practical considerations.

Climate and Maintenance

Typical temperatures remain around 30°C (86°F), with very high humidity, unpredictable changes between intense sun and heavy tropical rain, and unusually high air salinity. These conditions accelerate the deterioration of materials, structures, and appliances.

Items may wear out within a few months, and maintenance that might only be required every few years elsewhere can be necessary monthly, even in newly built properties. Local logistics also mean that obtaining materials, spare parts, or technical assistance requires more time and effort than in urban areas or other parts of Costa Rica, such as the Pacific region or Central Valley.

Weather conditions may affect electricity, water, and internet service. Interruptions or fluctuations are more common during storms or dry periods. Personal electronic devices should be protected from humidity and voltage fluctuations, as damage can occur within a few days.

Technicians can distinguish between climate-related deterioration and damage caused by negligence.

Under these conditions, certain services are particularly uncommon. A fully functional hot-water jacuzzi is a rare feature in this area, and no other property currently offers a similar service. Maintaining this level of comfort requires significant daily effort.

Wildlife and Insects

The region’s flora and fauna are an essential part of the experience. Guests should remember that the surrounding environment is the natural habitat of the local wildlife.

Even in clean and carefully disinfected spaces, insects or small animals may occasionally enter through tiny gaps. Repellents, pesticides, and construction methods cannot completely prevent this. Leaving doors or windows open may also allow larger animals to enter.

These encounters are a normal part of staying in an authentic tropical environment.

Weather, Tides, and Beaches

Unlike Costa Rica’s Pacific region, Central Valley, and other tropical areas, the Southern Caribbean does not have clearly defined dry and rainy seasons. Some periods are generally wetter, but conditions can change suddenly at any time of year.

Tides also follow their own patterns and may be unpredictable. The area offers diverse beaches, including locations suitable for relaxing or snorkeling, beaches ideal for surfing, and areas where strong currents require caution.

Private Villa Experience

This is a fully private property without constant on-site supervision. Unlike shared accommodations or properties with staff present at all times, there may be no one immediately available to notice, anticipate, or resolve minor issues before guests do.

Living in a private home surrounded by nature requires guests to participate actively in the experience and calmly manage occasional unforeseen situations, despite ongoing care and maintenance.
