The Perch
The Perch is a three-story home nestled above the treetops of Playa Maderas, offering sweeping views of the blue Pacific Ocean and convenient access to some of Nicaragua’s best surfing.
Surrounded by a wooded sanctuary, the property is home to abundant wildlife, including monkeys and parakeets. A four-wheel-drive vehicle or ATV is required to reach the house.
The Space
This three-bedroom, three-bathroom home accommodates up to six guests and includes a newly built private lap pool.
The open-air living room overlooks the treetops and ocean, with plenty of seating and a hammock. The fully equipped kitchen includes indoor dining space, making it a comfortable place to enjoy meals with family and friends. Guests can also hire a local cook, subject to availability and additional fees.
Each level of the home has its own deck, providing space to enjoy morning coffee, an evening cocktail, or quiet time surrounded by nature. Watch the jungle come alive at night and settle into the morning. The moonless sky is filled with stars, while the ocean views under a full moon are unforgettable.

The kitchen and living room are located on the top floor, and the home has multiple staircases. Guests should be comfortable climbing stairs. For smaller groups, the lower-level bedroom will be prepared upon request.
Important Information
Access to The Perch requires a four-wheel-drive vehicle or ATV for safety. The roads are steep and extremely challenging, but this elevated location provides the exceptional views found throughout the Maderas area.
Guests must be comfortable driving on difficult roads and navigating steep inclines. Vehicle rentals may be available at discounted rates through local partners.

Highly recommended for those who want to unwind and relax. The house offers everything you need to not want to go out and to relax. The beaches are close by. The house is well-organized, clean and has all the necessary appliances.

The house was exactly what I was looking for. Something close to the beach but with natural surrounding life and trees. The morning and evenings were the best which included birds chipping and monkey chimps running around. The home was very comfy and quiet unlike other homes which have neighbors right next to you. It was a quick 5 minute drive down the hill to Madera beach. SJDS town was approximately 10-15 mins from the house.

This place is amazing! We loved our stay it was exactly what we were looking for. Very relaxing the view is simply incredible. We got to see monkeys, plenty of birds, praying mantis and iguanas. The pool was a life saver for the hot days. I would recommend to anyone, we really enjoyed our stay and were sad to go.

Excellent place, very clean, very tidy and complete. You do need a 4x4 to get to the house, but it's totally worth it.

We had a super nice Weekend! The pool is a total Highlight, you do absolutly need a 4x4 to get there the way is really steep! Our first night the electricity went off for a while but came back on again not that long after! Over all we had an amaizing stay und enjoyed our time here a lot.

A very nice place with great views and nature. We ended up arriving late, and Oscar came to meet us to take us to the house. He was very kind and attentive the whole time. Highly recommended, and we would definitely return.

Laura, Vero, the rest of the staff, everyone is cool, agreeable, efficient. The Perch is exactly what we were looking for: a place in nature, away from the crowd, but close to the beach (5 minutes by car) and not far from the village. We will be back!!!!!
