The apartment features generous living areas, comfortable bedrooms, and a charming balcony—an ideal place to unwind after exploring the city.

Natural light fills the apartment, creating a calm and refined atmosphere. Located on one of Condesa’s main avenues, the apartment is less than a five-minute walk from the iconic Parque México and Parque España.

Mexico City is known for its pleasant climate. Portable fans are typically sufficient to keep the apartment comfortable during your stay. For year-round comfort, every bedroom includes:

The open-concept layout offers spacious, comfortable living areas filled with natural light. The shared spaces flow seamlessly together, creating a warm and inviting setting throughout the apartment.

The apartment includes three bedrooms and two full bathrooms:

• The primary bedroom has one king-size bed.
• The other two bedrooms each have two queen-size beds.

This layout is comfortable and practical for families and groups traveling together.

Upon arrival, you will find a welcome basket with an additional entrance key. A mosquito-repellent device is also available if needed.

During your stay, you will have full access to all areas of the apartment. Please make yourself at home and enjoy every corner of this welcoming space.

Two closets are off-limits to guests:

• One is located in the hallway near the apartment entrance.
• The other is in the kitchen, in the corner between the dryer and refrigerator.

Condesa is one of Mexico City’s most desirable and walkable neighborhoods. The apartment is surrounded by renowned restaurants, cafés, bakeries, bars, parks, boutiques, and local shops. Many of the city’s best experiences are within a short walk.

The property is located in a peaceful, secure area where you can relax and feel at home.

House Rules

Social gatherings are welcome for everyone’s comfort, but the following are strictly prohibited:

• Parties
• Excessive noise
• DJs
• Large speakers
• Disruptive behavior

Plant Care

The plants throughout the property are an important part of maintaining a green living environment and are not merely decorative accessories.

Our staff must water the plants every Wednesday and Saturday between 11:00 a.m. and 3:00 p.m. We will remind you the day before each visit.

Cleaning Service

Cleaning during your stay is available upon request for an additional fee, subject to staff availability and service hours.

Professional Photoshoots

Professional photoshoots require an additional fee of MXN 15,000.

If you would like to film a music video or other video production, please share more details so we can confirm the applicable rate.

City Infrastructure

As in many major metropolitan areas around the world, occasional odors near drains or bathroom areas may rarely be noticeable. This can occur particularly during Mexico City’s rainy season or while the city performs maintenance on its public water and drainage systems.

These situations are uncommon and temporary. They originate from the city’s infrastructure rather than the property, typically dissipate quickly, and do not affect the home’s functionality, cleanliness, or overall comfort.

Plumbing

To protect the home’s plumbing system, please flush only human waste.

Dispose of the following items in the provided trash bins:

• Toilet paper
• Wipes, including flushable wipes
• Sanitary products
• Cotton swabs
• Paper towels
• Tissues
• Any other objects

Caring for the Property

Small actions make a big difference:

• Close doors and windows when leaving the property.
• Report maintenance issues as soon as possible.
• We provide one towel per person per stay; please be mindful of water usage.
• Turn off lights, portable heaters, and appliances when they are not in use.
• Treat the property as you would your own home.

Photography and Property Condition

The listing photos were taken by a professional team and accurately represent the space. However, minor differences may appear over time due to natural wear and tear, despite our efforts to keep the property in excellent condition.

Occasionally, previous guests may cause minor damage, such as scratches, stains, or malfunctioning equipment. If you notice any issue, please inform us immediately so we can address it promptly.
