Smoking Policy
Smoking is not permitted indoors, including inside the bedrooms. Smoking is allowed on the deck. Smoking inside the house or bedrooms will result in a $300 USD penalty.

The villa is located within a secure premium gated community with 24/7 security.
A property manager and maintenance person are on-site to assist with any needs during your stay. Guests also receive a personal Tulum guide featuring recommendations for restaurants, beach clubs, in-home massages, private chefs, and more.

Construction and Noise
Tulum is undergoing significant expansion and development. While this growth contributes to the town’s appeal, it may occasionally result in inconveniences associated with developing infrastructure.
The villa is located in a community where new homes may be constructed nearby. Construction may take place during the following hours:
- Monday–Friday: 8:00 a.m.–5:00 p.m.
- Saturday: 8:00 a.m.–1:00 p.m.
Water, Electricity, and Internet
Water, electricity, or internet interruptions are very rare. However, construction-related changes to city cabling may occasionally cause outages. Our team is dedicated to resolving any issues as quickly as possible, although some interruptions may be outside our control.
Cell Service
The villa is located in a newer area surrounded by jungle, so cell service may be limited depending on your carrier. The Starlink internet connection is sufficient for Wi-Fi and video calls.
Safety
The villa is within a gated community with 24/7 security. We still recommend locking all doors and windows when leaving the villa and storing valuables in the provided safes. Exterior security cameras are installed for safety.
Parties and Community Noise
As part of the gated community, residents have agreed that noise from events, parties, and large gatherings should not continue after midnight. If another guest does not follow these rules, please contact us so we can speak with the relevant property owners.
If excessive noise originates outside the gated community, our ability to intervene may be limited.

Great house nestled in a very quiet and pleasant area. The rooms are spacious, the living room is beautiful, and the pool is superb. The jungle atmosphere on the terrace and in the pool is very pleasant. The house is well-equipped, and the bedding is impeccable. The environment is very secure and very quiet. We had a great stay thanks to Sofia, who was flexible with our schedules and was very nice to us. So many good memories in this pleasant house!

This is a really cool spot - very modern interior, nice dense plaster walls that don't let a ton of sound in, a very nice private pool, a wall of glass downstairs, and tons of huge plants to reinforce the jungle vibe. The hosts were very responsive, and solved the one issue we had in under 24 hours. I would be perfectly happy renting a unit from them again. Watch out for the speedbumps on the road in, they're brutal. Lower cars need to go extremely slow / take it at an angle to not bottom out. If you're renting one, better to go with an SUV.

This was an awesome stay. The design of the house is simple, modern, and as pictured. The pool is great. The kitchen was well stocked with utensils. But Chef Alex made it great. Dinner in for our first night was incredible and breakfast was unique and delicious every morning. French Toast and Pancakes! Gaila our concierge was super responsive to our needs as well for reservations and transportation. I'd look forward to staying here again!

We had an amazing stay at this house! Came for a bachelorette party with 11 girls and the house exceeded our expectations. Each bedroom had a king size bed (that was soo comfy) and a bathroom which was a huge plus. The kitchen and living room were perfect for a group our size. The pool was clean and bigger than expected with gorgeous greenery surrounding it. We were nervous about bugs given that it’s a tropical climate but we didn’t have any issues with that. The property was in a gated community with a security guard so we always felt safe. The host was responsive and available for any and all concerns. We had an amazing time staying here and cannot recommend it enough! A bonus was the concierge, they were able to make every reservation for us and made our plans come to life so easily. We coordinated with them to have groceries delivered before we got there and it was so nice to have everything we needed ready on arrival. Loved everything about our stay here!

Sofia’s place was gorgeous! It’s in a gated community and we felt safe the entire time. It was less than 10 min ride to the local downtown area or hotel zone. She was very responsive if I had a question and also flexible. She allowed early check in which was a huge plus. Galia (the concierge) was very helpful. She assisted me with booking a in house masseuse and lunch. Both of which were incredible. The food was 10/10. The cleaning mid was also a nice touch. If you’re a large group looking for a place in Tulum, look no further!
