Casa Xixim, featured on Netflix’s The World’s Most Amazing Vacation Rentals, is a beachfront luxury villa with private chef service and concierge support. It is ideal for families and groups of friends.

The villa is located on Soliman Bay, not Tulum Beach. New Year’s Eve week is a lively time on the bay and is well suited to groups celebrating together. Tulum and its nightlife are nearby and easily accessible.

The Space

Casa Xixim offers more than a private home rental. It combines the privacy of an ecoluxe beachfront villa with the services of a boutique hotel, including gourmet meals, personalized concierge assistance, a private pool, a freshly raked beach each morning, snorkeling equipment, kayaks, and more.

The atmosphere blends minimalist luxury with a relaxed, informal style. The villa is located on Soliman Bay in Tulum, Mexico. Concierge service, a private chef, and daily housekeeping are included with every reservation.

The Casa Xixim Atmosphere

New Year’s Eve week is festive in the area and suits guests who want to enjoy the local celebrations. During the rest of the year, quiet hours are observed daily from 10:00 p.m. to 8:00 a.m.

Casa Xixim is a fully staffed, boutique-style villa experience designed for families and quiet groups rather than parties. The maximum occupancy is 8 adults, with no additional guests or guest changes permitted.

The villa was designed around its natural surroundings, combining traditional building practices, modern architecture, and permaculture principles. Instead of glass windows, screened wooden louvers allow the cooling sea breeze to flow through the home.

Casa Xixim is not intended for late-night parties or loud music at any time. Bedrooms do not have televisions. Instead, guests can enjoy ocean views, local sea life, breezy palm trees, books, a deck of cards, a movie library on the large screen, and a remarkable night sky.

The home is intended to encourage reconnection and relaxation. Guests are expected to respect the house rules so that Casa Xixim remains a considerate neighbor and environmentally responsible home.

Sea Turtle Nesting, Hurricane, and Sargassum Season

Sea turtle nesting, hurricane, and Sargassum seaweed season generally occur from May through November.

Hurricane activity is highly unpredictable and varies from year to year. Refundable or changeable flights are strongly recommended. As a single-family home and small operation, Casa Xixim is often unable to provide full refunds due to weather events, COVID-19, or climate change.

During mild to moderate sargassum conditions, a crew is hired to clean the beach daily. Occasionally, sargassum is severe throughout the region, and the beaches may be unusable. Alternative activities include visiting the area’s many cenotes and Mayan ruins, as well as taking a variety of other tours.

Bedroom Suites

1. Beach Suite

The Beach Suite is located down a short hallway from the main living area on the first floor. It sits beside the pool while remaining private and opens onto a patio with a hammock. A few steps lead from the patio to the sand and beach.

The view consists primarily of palm trees, with glimpses of the ocean through the foliage. Sliding wooden doors in the patio wall open the room to the outdoors. Because of its proximity to the pool, kitchen, and living room, this is generally the most social bedroom.

2. Garden Suite

The Garden Suite is located down a short hallway from the main living area, opposite the Beach Suite. It is next to the main entrance garden while remaining private and opens onto a private garden a few steps away.

This is generally the quietest room and the coolest during the hottest part of the day. Sliding wooden doors in the patio wall open the room to the outdoors.

3. Sky Suite

The Sky Suite is the first upstairs bedroom. It opens onto a spacious patio with a terrace garden and lounge seating. Sliding wooden doors open the room to expansive views of the ocean and sky.

A second terrace across the hallway includes a garden and lounge seating overlooking the garden and jungle.

4. Ocean Master Suite

The Ocean Master Suite is the second upstairs bedroom. It is the most private and quietest room and offers the best ocean view.

Sliding wooden doors on both sides open onto terraces with lounge seating and gardens. The room overlooks the pool and ocean.

Casa Xixim is designed for thoughtful travelers who want to enjoy a comfortable vacation while remaining conscious of their environmental impact. The home combines modern architecture, indigenous materials, and sustainable practices.

The owners share their knowledge and experience, donate to the local turtle sanctuary, and work with neighbors to keep the bay healthy and beautiful.

Guest Access and Included Amenities

On-Site Staff

The villa includes the following staff:

• Concierge house manager
• Private chef
• Live-in, 24-hour groundskeeper
• Housekeeping team

Staff will welcome guests upon arrival, maintain the property, and attend to the details of the stay. Housekeeping is provided daily, with fresh linens and towels supplied approximately every three days.

Chef service includes three meals per day. Groceries are not included.

Concierge Service

The concierge provides trip-planning assistance by email, typically beginning two weeks before arrival. She will greet guests at the villa, provide a tour, and discuss meal planning.

During the stay, she will:

• Make one additional in-person visit
• Remain available by text message
• Facilitate check-out in person

The house manager will also greet guests, periodically visit to check on staff and operations, and assist with check-out.

Gourmet Kitchen and Chef Service

Chef service includes three meals per day and is included in the rental fee. Grocery costs are paid directly to the chef.

Guests reimburse the chef for groceries in cash pesos every one to two days as shopping takes place. The typical estimate is approximately 400–600 Mexican pesos per person per day, excluding alcohol and lobster.

Because of the villa’s remote location, chefs generally shop one to two days in advance. Meals are prepared and served family-style.

Before arrival, guests receive a menu from which they can select their arrival dinner and first breakfast. Instructions are included with the menu. Guests can meet with the concierge and chef in person to plan the remaining meals.

Bath Products and Water Use

Locally made bath products by Yucatan Senses are provided, including:

• Shampoo

• Body lotion

The products are organic, environmentally friendly, paraben-free, and not tested on animals. Because of the villa’s delicate wetlands system, all bathing products are provided on-site.

Casa Xixim gift sets are available for purchase as souvenirs. Guests are asked to use water thoughtfully. The villa’s water is collected from rain, making it limited in supply, and is not suitable
