This beautiful beachfront penthouse is located on the second beach line, approximately 30 meters from the sand. It is just steps from the ocean and close to Quinta Avenida and Playa del Carmen’s main attractions.

The penthouse includes:

The condominium is located on a quiet street lined with large native trees, excellent restaurants, and a sophisticated, safe beach atmosphere.

Health and Safety

• All spaces are sanitized and disinfected.
• Disinfectants are used during cleaning.
• Specialized cleaning practices are followed.
• High-touch surfaces are disinfected.
• Bed linens are washed at high temperatures.
• Masks and physical-distancing protocols are followed during check-in and check-out.
• Self-check-in and self-check-out are available.

Quinta Avenida is a pedestrian walkway parallel to the sea, lined with restaurants, craft shops, and other attractions.

Martina Beach Club

Complimentary passes are provided for Martina Beach Club, located one block away on the beach at Calle 44 and Albatros.

Guests may use the beach loungers and umbrellas, subject to availability:

• The first rows require a minimum consumption of $500 MXN per person.
• From the fourth row backward, there is no minimum consumption.
• No minimum consumption is required between 8:00 a.m. and 10:00 a.m.
• Guests should speak with the manager for personalized assistance.
• Arriving before 10:00 a.m. is recommended for better availability and location.
• The passes are group passes and are exclusive to guests of the property.
• Outside food and beverages are not permitted.
• Pets are not permitted.

Parking

The condominium offers two parking options:

• Paid indoor parking, subject to availability: $80 MXN per day
• Open parking in front of the condominium, operated by a parking meter from 10:00 a.m. to 10:00 p.m.

The parking meter accepts only 5- or 10-peso coins and does not accept cards or banknotes. Parking costs approximately $110 MXN for the entire day, based on $10 MXN per hour. Parking is free from 10:00 p.m. to 10:00 a.m.

The parking meter allows a maximum of six hours of payment at a time.

Laundry

The condominium has a laundry center available for $160 MXN, approximately $10 USD, including washing and drying. Detergent is provided in the apartment.

External laundry services with pickup and delivery are also available.

Additional Notes

• Pool towels and bath towels are provided.
• Towels may be washed at the condominium laundry center for an additional fee.
• One jug of purified water is provided.
• Additional water jugs can be purchased at the nearby mini market or within the condominium. The empty jug must be returned when purchasing a replacement.
• Early check-in is available for $60 USD or $1,000 MXN, beginning up to eight hours before the standard check-in time.
• The property follows an Airbnb-style concept and does not include daily cleaning service.
• The cleaning fee is a standard charge that covers apartment preparation and cleaning after check-out.
• The property does not include any type of insurance.

Airport Transfers

Cancún International Airport is approximately one hour north of Playa del Carmen.

Available transportation options include:

• Direct taxi: $70 USD
• Shared shuttle: $25 USD per person
• Direct executive bus: $10 USD per person, departing every 30 minutes and arriving at the central bus station

House Rules

• Maximum occupancy is six adults.
• Please leave the property in the same condition in which it was received.
• Quiet hours must be respected. Loud music is not permitted after 10:00 p.m.
• Events are not permitted.
• Pets are not allowed.
• Smoking is not permitted. The penthouse is completely smoke-free.
• Grills are not allowed in the condominium because the palapa structures are made from natural vegetable fiber.
• For stays longer than two weeks, electricity is charged to the guest at $5.72 MXN per kilowatt-hour.
• Please use electricity responsibly. Turn off the air conditioning and lights when they are not needed or when leaving the apartment. Keep windows closed while using the air conditioning.
• Please take care to avoid tanning stains, makeup, food, sauces, and ink on sheets, towels, duvet covers, and other furnishings. Costs for damage or stains that cannot be removed may be deducted from the security deposit.

A cash security deposit is required at check-in:

• Families: $200 USD
• Groups of friends: $300 USD

The deposit will be returned at check-out, provided no damage or unrecoverable stains are found.

Check-In and Check-Out

• Check-in: 4:00 p.m.
• Check-out: 11:00 a.m.

Check-Out Procedure

Please inform the host of your planned check-out time in advance.

Before leaving:

• Turn off all air conditioning units.
• Close the rooftop door, leaving it unlocked.
• Leave the key on the dining table.
• Close the rooftop sunshade or umbrella.
• Return the magnetic access cards to condominium reception.
• Leave the property clean and orderly.
• Place tightly closed garbage bags in the dumpster in the parking lot.
• Do not leave food or beverages in unsealed containers.
• Reimburse any damage identified during the inventory inspection.

Bedding, towels, duvet covers, living room sofas, and cushions will be inspected at check-out. Guests are responsible for stains that cannot be removed through washing.
