Perched on a cliff overlooking Ocotal Bay, Vista Royal Villa is approximately 40 minutes from Liberia Airport and only a few minutes by car from local amenities. Downtown Playas del Coco is a 10-minute drive away, providing easy access to restaurants, shops, and entertainment.

The Space

Built in 2019, Vista Royal Villa was designed by renowned Costa Rican architect Victor Cañas and is often compared to the work of Frank Lloyd Wright. The front door frames the ocean, while custom windows open and close to create a seamless outdoor living experience.

Top-quality tile and decking help keep the floors cool, and a custom-built stairway leads down to the beach. The pool also features jacuzzi jets for a relaxing massage.

The home combines wooden ledges and accents, floor-to-ceiling windows, soaring ceilings, and distinctive architecture with panoramic nature and ocean views. Its design creates the feeling that the surrounding landscape is part of the home.

Bedrooms and Bathrooms

Each of the five bedrooms has its own air-conditioning unit. Air conditioning is also available throughout the property.

Main Level Bedrooms

Upon entering the main house from the spacious parking area, two bedrooms are located to the right. Both feature:

The lower level includes a second master bedroom with:

This room can be accessed via the interior spiral staircase or directly from the parking area.

The sunken living room overlooks the pool and offers ample, comfortable seating. A large television is positioned to the side so guests can enjoy a movie or game without obstructing the ocean views.

Floor-to-ceiling glass doors open completely, creating a seamless connection between the living room, dining area, kitchen, and expansive outdoor entertaining space.

The eat-in kitchen includes:

Guests have access to the entire gated property, including the villa, outdoor areas, pool, jacuzzi, and parking area.

Location and Beach Access

Playa Ocotal is approximately 500 meters from the villa, or about 0.3 miles from point to point. The beach is accessible in approximately two minutes by car or six minutes on foot.

Playa Ocotal is a quiet village with a beautiful cove beach, gentle surf, and good walkability. The soft volcanic black-sand beach offers plenty of shade along the beachfront. Rocky reefs at both ends provide opportunities for shore snorkeling.

Water shoes are strongly recommended around the rocky areas. Barnacles and shells attached to the rocks can be sharp, and the rocky habitats may also contain sea urchins and other marine life. Exercise caution and remain aware of your surroundings.

Additional Information

The home is not wheelchair accessible. There are 23 steps leading to the front door.

Children are welcome with supervision. The property includes a sunken living room, multiple levels, uneven features, and indoor rock gardens.

Please note that the pool-deck railings are horizontal and have 8-inch gaps.
