Welcome to Backroads Sunset, a gorgeous five-bedroom villa in a gated community with access to our private PoolClub, Mistico Beach Club, and boat shuttle service.
- Three bedrooms are located on the first floor, each with a queen bed and private full bathroom.
- Two additional bedrooms are located upstairs and share a full bathroom.
- All five bedrooms include a queen bed and a privacy door.
- Hardwood floors throughout the villa.
- Fully stocked chef’s kitchen.

Guest Access
Each group staying a minimum of three nights receives one inclusive round-trip speedboat shuttle experience to Mistico Beach Club.
Upon arrival, every guest receives:
- One complimentary welcome drink.
- A 15% discount on food and beverages at Mistico Beach Club.
- Dedicated shuttle service departing from and returning to the Mahogany Bay Village Marina.
Guests do not have access to the Hilton resort’s private beach club, gym, or pool. However, guests may use our private PoolClub, which includes a restaurant and bar. Simply show your key chain to receive an exclusive 10% discount.
Other Things to Note
Ambergris Caye may experience short power outages during busy periods. These outages are typically brief but may occur during your stay.
Rates are adjusted collectively due to development and construction within the community. The extent and duration of this work are not predictable, but we will do our best to assist whenever possible.

This was a great place to stay in a very nice, calm location. It’s not in the heart of San Pedro—it’s about a 15–20 minute ride—so having a golf cart is absolutely necessary. The area feels like it’s still in development, but once everything is fully built, it’s going to be really beautiful to see how it all comes together. If you’re looking for a very local, Belizean-in-the-core experience, this may not be the ideal spot. However, if you prefer peace and quiet outside of the busy San Pedro core, it’s perfect. Do keep in mind that the roads are dusty (as they are in many parts of Belize), and dust can enter the house quickly. The home itself is great and very comfortable. There are amenities nearby, so it’s easy to get around. The pool club is a highlight—the food there is incredible and the vibe is amazing. One downside is the private pool at the house. Its placement makes it impractical and it can be a safety concern for families with children. We didn’t use it at all and didn’t f

The villa is beautiful and great for a large family gathering or friends traveling together. We enjoyed the pool and 2 restaurants on the grounds very much; however, we would have liked access to the beach as there weren't many other options close by. You definitely need a golf cart to get to restaurants and other areas. We didn't mind because the nights were quiet. Everything was exactly as described and very responsive. Only downside -no warm showers.

Amazing place to call home for a few days! The home was just as described! The host was extremely responsive throughout the booking, and after. You can tell they really care about the home and the guests. Very patient with all the questions that my group had. Beds were soft and comfortable. Location was prime to everything and easily accessible with a golf cart. The house was easy to accommodate all 6 women of a "seasoned" age! You never felt like you were on top of each other! It was a blessing to have washer and dryer too as well as having bottled water (the big bottles) that we could refill our own containers with! The pool is indoor/outdoor which worked well this weekend because it was raining cats and dogs! The only suggestion I would make is to have another rung on the ladder coming out of the pool. For a "seasoned" person, it is a little challenging to get out the pool! I would definitely stay here again!!
