Overview
Tarpon Bay Villa is a bright, modern beach villa designed for adult getaways. Guests must be at least 12 years old. The property offers:
- 360-degree ocean views
- Rooftop dining
- A spacious outdoor shower
- Good Wi-Fi
- A sandy wading beach without a seawall
- Overwater hammocks across the road
- One paddleboard for guest use
- A restaurant and bar next door
- Complimentary resort pool access with a food or drink purchase
The villa is located 4.5 miles south of town. The road can be bumpy, particularly along the final two miles.
The Space
The home includes two separate living areas for your exclusive use, along with a rooftop dining area that takes full advantage of the ocean views and sea breezes.
The two bedroom areas connect only through the outdoors and are arranged as separate upstairs and downstairs units. Both offer water views, private decks, a bathroom, and a sitting area.
The villa is not suitable for children under 12 due to safety considerations. It is also not recommended for guests with mobility issues, difficulty using stairs, or a dislike of dirt roads.
Second-Floor Master Studio
The approximately 450-square-foot master studio features an open-concept layout with:

The space is very tight when the twin beds are combined into a king. The patio is a relaxing spot for enjoying the breezes and watching the world go by.
Rooftop Dining
The rooftop dining area provides 360-degree views and refreshing breezes. It features a live-edge dining table made from an enormous mangrove stump.
Beach Access
A beautiful sandy beach is located directly across the street and is shared exclusively between the two properties. Beach amenities include:
- Overwater palapa
- Hammocks
- Chairs
- Wading and cooling-off areas
The beach is ideal for relaxing and wading. As with much of the San Pedro coastline, the bay farther out has turtle grass on the bottom, making it less suitable for swimming.
One paddleboard is available onsite for guest use. Additional kayaks and paddleboards can be rented at Playa de Sala next door.
Dock, Tours, and Water Activities
The shared dock is located across the street. Some charters and tours can pick up guests onsite upon request.
Tarpon Bay is well suited for:
- Fishing
- Boating
- Kayaking
- Exploring by paddleboard
Swimming in the bay is less desirable because of the shallow turtle-grass bottom.
Location
The villa is approximately 4 miles south of downtown. The final 2 miles are on a town-maintained dirt road that is currently being paved. Conditions vary depending on the weather and the town’s paving schedule.
The golf cart journey generally takes between 25 and 45 minutes. This location is best suited to independent travelers who enjoy adventure and prefer a peaceful setting away from the noise of town.
Many restaurants and convenience stores are within 10 minutes of the house.
Resort Access
The boutique resort Playa de Sala is located next door. Although Tarpon Bay Villa is not affiliated with the resort, adult guests may use certain resort amenities with a food or beverage purchase, including:
- Infinity pool
- Groomed beach
- Lounge chairs
- Beach bar
- Rooftop lounge
The resort also offers kayak and additional paddleboard rentals, charter boat trips, and occasional live music or events.
Playa de Sala has a minimum age of 13 for its restaurant and premises. Its hours may vary seasonally, particularly during September and October, and it is often closed during October. Please contact the resort directly if its hours or amenities are important to your stay.
Remote Work
Wi-Fi speeds of approximately 20 Mbps support video calls, streaming, and remote work.
Guest Access and Concierge
A guest concierge will meet you upon arrival, guide you to the house, show you key island locations, and answer questions by phone throughout your stay. The concierge is available in person for arrival and by phone during the remainder of your visit.
The concierge does not provide transportation or checkout services.
A golf cart is required for transportation. Guests must arrange their own rental. MK Golf Cart Rentals is recommended for reliable service, well-maintained carts, and no surprise fees. You may ask them to meet you at the San Pedro airport with your cart upon arrival.
Housekeeping and Linens
The following are provided:
- Bed linens
- One bath towel set per guest
- One beach towel per guest
There is no daily housekeeping service. Mid-stay cleaning and linen changes are available for an additional fee.
A convenient drop-off and pickup laundry service is available for washing and folding. There is no washing machine or dryer onsite.
Important Information
- Adults and children must be at least 12 years old to stay at the villa.
- Playa de Sala next door has a minimum age of 13.
- The property is not suitable for guests with mobility issues or difficulty using stairs.

- The road south of town may be bumpy and is currently being paved.

- The house is strictly non-smoking. Incense and candles are also not permitted indoors.

I wanted to provide an honest and constructive review of our stay. While there were some positives, there are several areas that I believe need improvement to make the property more comfortable and to ensure the listing accurately reflects what guests should expect. First, the layout of the property was not what we expected based on the listing. The accommodations are divided into separate upper and lower portions, and you have to actually exit the upper apartment to access the lower portion. I think this should be explained more clearly in the description. The photos could also use some updating, as the space felt much smaller in person than it appeared online. One of our biggest challenges occurred during a power outage. I understand that outages can happen in Belize and are outside of the host’s control. We absolutely loved our stay in Julie’s Tarpon Bay Villa. It was the perfect choice for location and having seen most of San Pedro island now, we would stay here again no questions asked. The property was quiet, clean and absolutely stunning. Outside of the actual property, the community had so much to offer that would have made the stay worth it on its own. The Playa De Sala resort across the street, joined with Julie’s Tarpon Bay Villa really made it near impossible to want to leave the area. We truly made real friendship’s with the guys over there and they went out of their way on numerous occasions to make us feel like family. Great location if you're looking for a quiet stay outside of town. The hotel across the street was a huge bonus! They had great food and cocktails, an excellent staff, and let us use their pool and pier. The Airbnb was clean, well-equipped, and had everything we needed. Check-in was seamless, and both the host and concierge were responsive and easy to communicate with. For digital nomads, the Wi-Fi was strong and reliable, but there isn't a dedicated workspace, so it's not ideal if you need to work comfortably for long periods. One thing to note: one of the showers is outdoors. It wasn't an issue, but if you're sharing the bathroom with others, it's something to be aware of.

Julie and Eva(property manager) were very responsive and helpful. I would say, on the posting, this place does look much more spacious than the home is in person. The location is great if you don’t plan on going into town often or don’t plan on leaving. This place is 30 mins from most of the restaurants and things to do, though there are smaller grocery stores, one about 15 mins away. There is NOTHING around this place besides the hotel and bar directly across. If you plan on going out at night I wouldn’t recommend this place; it’s extremely dark leading up the property and again; nothing is around this place so it can be challenging getting back when the sun is down. Also, an excessive amount of geckos inside the property. Initially were one or two, then we came in and there were about 10-12 on our bed, in the kitchen, bathroom, luggage etc. we are from south america and know there will bugs/insects but this was excessive.

I loved this villa, and the host made my family and me feel very welcome. We had a great time, and the bartender across the street was also a delight. The only thing I would mention is that if you’re staying here alone and plan on going out at night, the road driving into town is very dark.

We had a wonderful time at Julies place! Eva met us at the ferry, suggested stops for fresh fruit/veggies and liquor/snacks, and took us to the place and showed us around. Our daughter appreciated the separate living quarters downstairs. We all enjoyed having beverages on the roof with the view and the breeze! A bonus is that the restaurant across the street served delicious food. Overall, if you are looking for a relaxing stay that isn't too far from town, I recommend this place!

Great place to stay. It was Perfect for our family with 2 older sons with 2 twin beds. I am a bird photographer and there were So many beautiful birds everywhere nearby. It is a little far out of town but the roads were not bad at all. Definitely would recommend it. Julie’s communication was outstanding and Eva and Norma could not be more helpful for planning activities and information. We had a dream vacation in Belize.

The stay at Julie’s was very nice! Someone met us at the airport and led us straight to our Airbnb and explained everything regarding check in, check out, and amenities. The home had great AC, lots of water and beautiful views. I enjoyed the private beach and board with paddle. This area does have a lot of mosquitos compared to the city so good to bring bug spray. Overall loved our stay here and would definitely come back.
