The Space

Welcome to this stunning villa, set within a lush and luxurious environment. The guest house is located at the rear of the property and includes Bedroom 1 and a private rooftop terrace.

The main house features a private patio, a pool with a children’s pool, and several sunny and shaded lounging areas. Within walking distance of Tulum town and close to La Veleta, Holistika, restaurants, and bars, the villa combines an open layout, high ceilings, and nature-inspired décor to create a bright and inviting space.

Wall-to-wall, floor-to-ceiling sliding glass doors open onto the private patio. The patio includes a beautiful pool and a smaller children’s pool with a waterfall feature, creating a peaceful, sanctuary-like atmosphere.

The private rooftop terrace offers cushioned sun loungers, a grill, and another plunge pool—ideal for relaxing in the sun.

Inside, a bright sitting room includes a comfortable sofa and a large Smart TV. It is located beside a long dining table that seats 10 guests. The fully equipped kitchen has high-quality stainless steel appliances and everything needed to prepare meals at home, along with a breakfast bar for quick snacks or casual coffee.

Bedrooms and Bathrooms

The villa has four bedrooms and four full bathrooms and accommodates up to 12 guests:

• Bedroom 1, guest house: Master suite with a king-size bed and a pull-out twin trundle bed.
• Bedroom 2, main house: Master suite with a king-size bed and a pull-out twin trundle bed.
• Bedroom 3, main house: Queen-size bed with a pull-out twin trundle bed.
• Bedroom 4, main house: Loft-style room without a door, separated by a privacy partition. It includes a queen-size bed and a pull-out twin trundle bed.

Location and Activities

Tulum offers beaches, natural attractions, eco-parks with underground rivers, Mayan ruins, cenotes, river floats, and day trips throughout the Riviera Maya.

Guest Access

Guests have exclusive access to the villa.

Important Information

Please review the following details before booking to help ensure a pleasant stay. If you have any questions, please contact the host.

• Tulum is experiencing significant growth. Construction noise from nearby developments may occur during the day.
• The property is located near an avenue, so traffic noise may be audible.
• Neighborhood power outages may occur. These circumstances are outside the host’s control.
• The property is surrounded by jungle. Although the highest cleanliness standards are maintained, occasional insects may enter the villa.
• Guests may need to use stairs to access certain areas of the property.
• Visitors are not permitted.
• An alarm and closed-circuit television system monitor the villa’s perimeter. Cameras face outdoor areas only and are used strictly for guest safety and security.
• The villa is not suitable for children under seven years old or children who cannot swim because of the open pool and open staircase.
• Complimentary cleaning is not included for extended stays. Additional cleaning is available for a fee, excluding laundry. Please provide at least 48 hours’ advance notice.
• Late check-out is subject to availability and an additional fee. Please contact the host.

Housekeeping Guidelines

• Hang towels rather than leaving them on the floor.
• Dispose of toilet paper in the trash basket, not in the toilet, to help prevent plumbing problems. Tulum has a sensitive ecosystem.
• Close all doors and windows and turn off fans and air conditioning whenever you leave.
• Take trash to the bins on the left side of the guardhouse near the main entrance.

Booking and Stay Requirements

• Travelers must be at least 21 years old to book.
• The number of guests may not exceed the number listed on the reservation.
• Guests may be required to present official identification at check-in or during their stay.
• A security deposit may be required before arrival or at check-in, except for Airbnb reservations. The deposit is charged as a credit card transaction and refunded after check-out, provided all terms are met.
• Guests are responsible for any damage or additional cleaning costs resulting from their stay.

Pet Policy

Pets are permitted with prior authorization. The pet fee is $45 USD, and only one pet is allowed per reservation. Please contact the host if you are traveling with a pet.

• Only domestic animals, such as dogs and cats, are permitted. Reptiles, arachnids, birds, and other species prohibited by law are not allowed.
• Pets must comply with all requirements, including a vaccination card and walker collar, or entry may be denied.
• Guests must bring their own pet feeders. Property crockery and glassware may not be used to feed pets.
• Pets may not be bathed in the bedroom showers, and property towels may not be used for this purpose.
• For safety reasons, do not release pets while inside the development’s facilities.
• Do not allow pets to relieve themselves in public areas.
• Owners must pick up and clean all solid and liquid pet waste.
• Owners are responsible for any damage caused by their pets within the Distrito La Selva development.
• These rules apply from the moment the pet enters the development.

House Rules and Penalties

A $300 USD penalty applies for violating any of the following rules:

• Smoking of any kind, including tobacco and cannabis, is prohibited inside the condominium.
• Recreational drug use is strictly prohibited on the property.
• Parties and events are not permitted.
• Illegal activity is prohibited.
• Excessive noise and loud music are not allowed. Please respect the neighbors.
