Guest Access and Resort Fee
Rancho Santana is Nicaragua’s premier residential resort community offering a wide range of amenities such as horseback riding, hiking, a wellness spa, fine dining, mountain biking, tennis, pickleball, grocery shopping, surf lessons, yoga classes, gym facilities, and customized family experiences.
A resort fee of $15 per person per day applies to all guests over the age of eight who wish to use these amenities. This fee is separate from the condo rental fee and is paid directly to Rancho Santana. The fee applies to guests who do not rent through the resort’s official rental management program.
Electricity Usage
To promote responsible electricity consumption, all rentals of four days or longer are subject to an electricity charge based on actual usage. A meter reading is taken at check-in and check-out, and the cost is calculated at the same rate charged by the utility company.
Typical responsible usage costs range from $10 to $15 per night, while excessive use can result in charges between $20 and $50 per day. Despite these additional fees, this condo remains more affordable than comparable properties within Rancho Santana.
Additional Services
We can assist with arranging affordable airport transfers, including a stop for supplies along the way. Assistance is also available for booking fishing trips and other day excursions.

Beautiful waterfront condo in Rancho Santana. The views were great and the property had great amenities. Tom was an excellent host. Would go back in a minute.

The unit was very clean, Tom was responsive, and the location can’t be beat. It’s more affordable than booking directly through the resort, but that lower cost comes with some trade-offs. All of the photos did not match the unit, which caused confusion upon arrival, especially since the door was unlocked and the key wasn’t in the lockbox. The unit itself is fairly dated. The oven was not functioning properly, and while Tom acknowledged the issue, the suggested workaround (lighting it manually with a lighter) did not feel safe or ideal. The primary bathroom shower was also not fully functional, and we went several days without hot water. That said, the unit was clean and the staff were very friendly. If cost and location are your top priorities, this could be a good option. If you’re looking for something more updated, I wouldn’t recommend it. The power usage policy also felt vague, making it unclear whether conservative AC use might still result in extra charges.

This was our first time staying somewhere other than the inn or at a private home and we loved the location. The condo pool is gorgeous (landscaping reminds me a bit of playa los perros and it’s way less busy than the hotel pool). You are just a few minutes away from the inn and you can order food from the restaurant to be delivered. The home is nicer than appears in the photos and it’s a better value than staying at the inn. There is no ac in the main room but the master bedroom ac was so strong it kept us cool in the tv area. Tom was a responsive host and we would have loved to have been able to stay longer. Highly recommend.

Great location on Rancho. Very spacious. Clean. Kitchen moderately stocked- cooked breakfast there every morning looking at the waves! Loved being near the pool but still being able to see the water. Balcony was great. Would 100% come back!

We enjoyed staying at Toms place, it’s a full 3 bed/ 2 bath condo with ocean and pool view. The primary suite is very spacious with two closet areas a small safe in the closet. The bathroom shower hot water flow was intermittent but adequate. The WiFi was very fast. The kitchen was nice and clean, we made coffee in the morning which we purchased at the nearby store. It’s located in Rancho Santana which is secluded but beautiful place and the condo is walking distance to the main restaurant and the counter serve cafe where we ate our meals. There are also lots of activities that you can sign up for nearby at the front desk. It’s honestly a great space in a wonderful place!

We had a wonderful stay at the condo. This is a perfect location and view to enjoy Rancho Santana. Steps to pool, clubhouse with an oceanfront view. Tom was very responsive and was a great host. My family had a blast and will return! RS is a really nice spot to visit. Surfing, fishing, horseback riding, absolutely peaceful and pristine with so much to do. Cheers!
