The pool features a gently sloped, beach-style entrance, an integrated jacuzzi with hydrotherapy jets, and a waterfall. It is surrounded by gardens and lounging areas.
The pool is primarily heated by solar panels, so its temperature depends on weather conditions. An optional gas heater is available upon request, with charges based on the amount of liquefied petroleum gas consumed during your stay.
Tropical Palapa, Grill, and Terraces
The tropical bamboo-roof palapa provides a comfortable setting for meals and afternoons by the pool. It includes:

- Several outdoor areas for dining, relaxing, and spending time together

Golf Course and Lake Views
The property borders the golf course and offers views of the surrounding landscape. Access to Club de Golf Lomas de Cocoyoc is not included with the accommodation and is subject to the club’s policies, availability, and fees.
Guest Access
All spaces shown and included in the listing are completely private and exclusively available to guests.
The property manager lives in a separate room with its own private entrance, fully independent from all guest areas. The property manager does not share the bathrooms, kitchen, pool, garden, terraces, or any other areas of the villa with guests and respects their privacy at all times.
Their presence is limited to overseeing the care and operation of the property and providing assistance when needed.
For safety reasons, the mechanical room is not accessible to guests.
Additional Information
- Capacity: Up to 12 guests are included. The maximum capacity is 16 guests, with an additional charge of $500 MXN per guest per night.
- Early check-in and late check-out: $2,000 MXN for the first two hours, plus $500 MXN for each additional hour beginning with the third hour. Subject to availability.
- Optional pool heating: A gas heater is available upon request. Gas is charged according to consumption, approximately $1,200 MXN per day depending on usage and the desired temperature.
- Security cameras: Cameras are located only in outdoor areas, including the main entrance, garage, side walkway, terraces, common outdoor areas, and equipment room. There are no cameras inside the house.
- Pets: Up to two small pets are allowed for an additional fee of $500 MXN per night.
- Welcome kit: Toilet paper, hand soap, bath towels, and pool towels are provided.
- Additional services: Cleaning and cooking services are available upon prior request for an additional fee. Payment must be made in advance.
- High chair: Available upon request.
- Home theater and streaming: Streaming applications are available. Guests may log in using their own accounts, including Netflix, Prime Video, and similar services.
Waterfall and Jacuzzi Schedule
To help prevent the pool water from cooling too quickly, the waterfall and jacuzzi are programmed to operate during the following periods:
- 2:00–2:30 p.m.
- 3:00–3:30 p.m.
- 5:00–5:30 p.m.
- 7:30–8:00 p.m.
Pool Cleaning
The pool is cleaned every morning. Because it is outdoors, leaves, volcanic ash, rainwater, and other natural debris may enter the pool throughout the rest of the day.

The house is beautiful. Very comfortable. It has lots of games, appliances, TV screens, and outdoor spaces for a very nice time together. The pool is very nice, with a waterfall and lights. The grill is super functional and nice. The fire pit is perfect. Very comfortable beds and nice bathrooms. Hot water and perfect in all the showers. We turned on the heater and the temperature was 33º, perfect. Pedro's service was wonderful, from weeks before our arrival up to the last moment. Great host. The two girls in the kitchen were super helpful and friendly. There were mosquitoes (which is normal) due to all the beautiful vegetation, but with the mosquito netting closed and repellent outside, the problem was solved. If the current level of comfort could be improved, I would only suggest adding A/C to the house and an umbrella for the lounge chairs. We had an amazing time and will definitely be back!

Pedro was really always attentive to our needs. He's more than an excellent host. He takes care of every last detail to make your stay pleasant, and the house is really clean and in the condition that Pedro offers it. In addition, it has the amenities. It's a very comfortable house. We brought a 90-year-old person, and it was easy for him to access the pool and the rooms. I really want to emphasize that Pedro is one of the few people who has met my expectations during my stays on the platform, and if I could give him a score, it would be 150% for service. And this house is truly one of the top rental properties on the platform. The restaurants he suggests are really good. I especially liked the Spanish food and the pizzas. You don't need to do a lot of shopping because they bring everything to you from a store before the entrance where they sell Cecina.

Excellent accommodation for family time. The house is very nice and spacious. It has a spectacular view, and the garden is very well maintained. Everything works fine, just as described, comfortable beds and living room. It has the necessary cooking utensils. The whole family enjoyed it a lot. Overall, everything was fine. We would gladly return.

Overall, the house is fine and provides the basics for a comfortable stay. However, we think it is important to mention that the listing may be somewhat confusing: it indicates that the property has five bedrooms, but it does not clarify that the fifth bedroom is located inside the kitchen and is a utility room. Also, four parking spaces are advertised, when in fact there are only three available. On the other hand, during our stay we made several requests in order to make our experience more comfortable, but Pedro was not very flexible and it was not possible to get support with any of them. Overall, the property is adequate, although we believe that a more accurate description and greater availability on the part of the host would significantly improve the guest experience.
