Located at the top of a hillside and tucked at the end of a quiet cul-de-sac, the villa provides exceptional privacy in Puerto Vallarta’s vibrant 5 de Diciembre neighborhood, along with spectacular panoramic views.
The villa accommodates up to 20 overnight guests. Additional guests may be permitted with prior owner approval. Blending luxury, comfort, and authentic Mexican character, Villa Iris is well suited to both intimate getaways and milestone celebrations.
The top level is the heart of the home, with open living, dining, and entertainment areas beneath a dramatic giant palapa roof. These spaces open onto a spacious terrace with an infinity pool, barbecue area, and 20-seat bar overlooking breathtaking 180-degree views of the town and ocean.

Staff Schedule
Villa Iris staff work daily from 9:00 AM to 9:00 PM.
Later staff service may be arranged through your concierge for an additional cost.
Meal Schedule

- Light lunch: Served midday
- Dinner: Typically served by 7:00 PM
Meal times can be coordinated with your concierge and chef before arrival or during your stay to suit your group’s plans.
Chef and Kitchen Service
The chef and kitchen assistant oversee breakfast, dinner, and a light lunch each day, including preparation, service, and cleanup.
Guests are responsible for the cost of groceries, ingredients, and alcohol.
Housekeeping
Housekeeping is provided daily from 10:00 AM to 3:00 PM and includes:
- Making beds
- Changing linens and towels
- Cleaning bathrooms and common areas
Please note:
- Housekeeping is not available after 3:00 PM.
- Limited light laundry service may be available, depending on time and staff availability.
- Up to 10 items per group per day may be accommodated if time allows.
- Guests do not have access to the villa’s laundry facilities.
- Laundry service is provided at the discretion of the housekeeping team based on the daily workload.
Grocery Shopping Service
A dedicated villa shopper purchases groceries before and throughout your stay, including meals, snacks, beverages, and alcohol.
Detailed store receipts are provided for reimbursement at the end of your stay. A provisioning service fee is applied to the total grocery receipts:
- 10% when reimbursed in cash, in United States dollars or pesos at the current exchange rate
- 15% when reimbursed by credit card
Staff Gratuity
Gratuities for the villa team are entirely at your discretion. Most groups choose to follow a recommended guideline of $30 USD per guest, per night.
Gratuities are provided as one group tip at the end of the stay and distributed among the villa staff according to established team allocations.
Example:
- Four-night stay × $30 = $120 per guest
- 16 guests × $120 = $1,920 total gratuity
The total may be provided as a single group gratuity for the staff team.

Guest Access
Guests have exclusive access to the villa’s common areas and the bedrooms included in their reservation.
Villa Iris is a private, nine-bedroom luxury villa rented to only one group at a time. The property is never shared with other guests, ensuring complete privacy throughout your stay.
Seasonal Rates

House Guidelines
Noise Levels
Music and noise must be kept at reasonable levels to respect the surrounding neighborhood. Excessive noise and amplified music are not permitted between 10:00 PM and 8:00 AM, in accordance with local regulations.
Outside Guests and Vendors
For the safety and security of the villa, guests, and staff, outside visitors and external vendors are not permitted on the property without prior approval.
Cleaning Standards
Maintaining the highest standards of cleanliness at Villa Iris is a top priority. The villa is professionally cleaned and carefully prepared before every arrival to provide a comfortable and welcoming environment.

Uber and local taxis are readily available and typically cost approximately $8 USD within a 5-mile radius.

Miguel treated us with a kindness and warmth that are rarely found today. He was attentive to every detail, always with a smile, patiently answering all our questions and making recommendations that made our stay much more special. Villa Iris was an absolutely amazing experience. The location and views were stunning. The entire villa was spotless from top to bottom everyday. The housekeeping staff were excellent and accommodating. Despite a hectic weekend, Alejandro was a patient and responsible concierge before and during the trip. The food cooked by Mariano and Jon every day was an absolute highlight of our trip. Every single meal was above par. Especially the ribs. All of my guests are still talking about that meal. And there aren't enough words to describe just how kind, patient and gracious Miguel was to each of us the entire stay. He made our vow ceremony go smoothly and beautifully with not much time to prepare. He was the sweetest and most responsive house manager and bartender. And his drinks were excellent! This was a wonderful experience that I’d do again any day.

Had my bachelors here and just to summarize it, it was a legendary stay but mainly because of the staff. The food, and the drinks were top level. Mariano the chef, Miguel, Aaron, Alex and the rest of the staff made our weekend memorable. I read before someone talking about going up the hill, and yes, can be difficult after a long night, but to be honest, it is part of the experience, the view is beautiful and something that will help you go up, watch discovery channel and see how goats do it lol “do it como los chivos” Fantastic place and planning another trip here again !! Thanks for the hospitality !!

Okay, overall, this is a stunning home with incredible amenities and a great setup for large groups. The decor is beautiful, the pool view is amazing, and there’s plenty of space to gather, play games, and hang out. The staff truly elevated the stay. The daily housekeeping was excellent. The chefs prepared delicious, authentic, Mexican meals for breakfast, lunch, and dinner, and the bartender kept us happily supplied with great drinks by the pool. Now, the practical caveats. We stayed in July, and two AC units and two ceiling fans in the main dining area weren’t working, which made meals pretty warm. The house is also four stories with no elevator, so expect lots of stairs. The bedrooms on the lowest level don’t get reliable internet, and you have to go outside and down an exterior staircase to reach them, which isn’t ideal in bad weather. Lastly, access is tricky. The road up is extremely steep, and our Sprinter van couldn’t make it so we had to haul our luggage up the steep hill…

Our stay, 17 of us, was outstanding. The accommodations were top-notch and well maintained. But the real key to our wonderful vacation was Miguel and his staff. They worked very hard to provide us wonderful thoughtful meals. Always considering the dietary needs of several guests and preparing meals for picky children to enjoy. Miguel and his staff prepared dinners and desserts for two birthday parties that will be remembered finally. It was my best travel experience.

The place was amazing and the view from the top floor was outstanding. The service provided by the staff was excellent and everyone who stayed said they enjoyed the property very much. I would definitely recommend this for a large group of family or friends who want to have an exceptional experience while on a vacation. We definitely look forward to returning there at some point in the future.

amazing staff that went above and beyond! Wonderful food! The hill was so steep that the ubers would not come up so we had to walk up and down it! The living room does not have AC so it is extremely hot in there. Otherwise, our stay was excellent and we loved it!!!!!

Villa Iris was breathtaking! Such a beautiful home! We all absolutely loved staying here for my bachelorette weekend! Jonathan (chef) and Miguel (bartender) were so amazing! The food and drinks were absolutely delicious! Miguel and Alejandro were both super helpful. From the moment I booked, Alejandro was super attentive and communicative with me leading up to our stay. They helped with coordinating transportation too! We absolutely would recommend and come back to stay again. Thank you so much for all your help!
