Important Details

• This condominium is currently for sale. Real estate agents may need access to show the property during your stay.
• Seaweed is a natural phenomenon affecting the beaches of Quintana Roo, particularly from April through October. Although the Xaman Ha team and local municipality make every effort to remove it, seaweed may affect beach conditions and access to the ocean. As it decomposes, it may also produce strong odors. Please check current beach conditions before your stay, as refunds cannot be provided for seaweed-related issues.
• Your booking automatically includes a damage protection policy covering up to $1,000 for minor accidental damage during your stay. Willful or negligent damage will result in additional charges based on the cost of repairs or replacement.
• Parties and loud noise are strictly prohibited. Complaints from neighbors, notifications from authorities, alerts from noise-monitoring software, or other evidence of disruptive behavior or loud noise between 10:00 PM and 8:00 AM may result in fines of up to $1,000, possible eviction, and potential legal action if authorities become involved.
• Beach conditions change daily. Weather and hurricanes can affect the width of the sandy area shown in the photos, and at times the water may reach the deck.
