The Space

Perched on a hillside with expansive ocean views, Villa Mariposa is a colonial-style tropical home featuring three full ensuite bedrooms, each offering stunning views of the sea. The large covered back patio, or lanai, extends along the entire length of the house, providing ample space to relax.

Guests can enjoy a private pool, lounge on chaise chairs on the sundeck, receive a massage, or unwind on the porch in a rocking chair. The property is equipped with an upgraded modem to support remote work. Original artwork and a well-stocked kitchen, including an Italian Nespresso machine, add to the unique charm of this residence.

Location

Villa Mariposa is surrounded by lush trees and overlooks the ocean. It is one of the original homes in the area, situated above the sea in the Blue Zone of the Nicoya Peninsula. The villa faces north with panoramic views of Papagayo Bay and the active Rincon de la Vieja volcano. It is just minutes away from three beaches.

The property offers ultimate privacy with 180-degree views of Papagayo Bay visible from the entire backyard and the double balconies off the upstairs bedrooms. The balconies feature leather rocking chairs, and the long covered patio runs the full length of the home.

Outdoor Living

• The villa entrance is stairless for easy access.

Seasonal Highlights

During the verdant rainy season from May to September and in November, guests can witness double rainbows from the expansive ocean-facing deck and balconies. These months are a favorite time to visit when the property is available.

For beach outings, the villa provides a full set of beach towels, chairs, and coolers. Guests are kindly asked to rinse these items outside and return them in good condition after use.

Guest Access and Security

• Close proximity to two beaches; some guests may prefer a car due to the elevation and steep terrain
• Two restaurants within five minutes
• Grocery stores, shopping, and additional dining options are about 12 minutes away in Coco

Golf carts are not recommended from May to November because of slippery conditions and steep hills. Local rental companies may also restrict golf cart use in Ocotal due to the terrain.

Nearby Beaches and Attractions

• Bahia Pez Vela (Bay of Sailfish) is a two-minute drive or a 10-minute walk with some steep hills. This semi-private beach is Blue Flag certified for its pristine waters and offers snorkeling during certain tides. It also features full restaurant and bar service.
• Directions to Bahia Pez Vela: Turn right from the villa driveway, then right down the hill, followed by a left. Pass through the gate (inform them you are going to the beach—la playa) and continue to the parking lot on the right. The resort office near the entrance can assist with reserving stand-up paddleboards or kayaks.
• Father Roosters restaurant is a pleasant walk downhill.
• Playa Cabuyal, a remote and beautiful beach, is a 45-minute drive north and worth visiting if you have a car.

Security Features

• The property is equipped with a Ring security system that can be armed for added protection. The code corresponds to the last four digits of your reservation number.
• Cameras are located only outside at major access points; there are no cameras inside the house.
• Guests can disable the camera and spotlight on the back of the home by pulling a string; pulling the chain reactivates the system at night.
• A safe is available in two closets for securing valuables; use is strongly recommended when away from the villa. A $100 fee applies for rekeying if the safe key is lost.

Additional Services and Notes

• A portable Wi-Fi device (MiFi) can be provided for a weekly fee upon request through the concierge.
• A massage table is available on-site, and a European-trained bodyworker can be hired for treatments.
• Food left unattended outdoors will attract raccoons and magpies, which may tamper with or take it. Guests are asked not to feed wildlife, as it disrupts their natural hunting behavior.
