The Space

The home was designed by the owner’s late grandfather, Harold Forster Van Dine, an AIA Gold and Silver Award–winning architect and graduate of the Yale School of Architecture.

His vision combines the clarity of Mexican modernism with playful Miami Art Deco energy and mid-century restraint. Inspired by architects such as Luis Barragán and Ricardo Legorreta, the design emphasizes honest, natural materials, including textured brick, stone, and light. The result is an expressive yet grounded residence where indoor and outdoor spaces flow naturally.

The Brooklane is best described as an Art Deco Mexican Modernist townhouse, with architecture that sets the tone for the entire stay.

The home is well suited to wedding guests and groups traveling together for celebrations elsewhere in San Miguel de Allende. Daytime wedding-related visits are permitted with prior notice. However, the property is not an event venue and is intended for calm, respectful stays consistent with the residential character of the neighborhood.

Occupancy and Guests

• Maximum occupancy is 11 registered guests.
• Groups exceeding this limit will be turned away at check-in without a refund or charged additional fees at the owner’s discretion.
• Outside visitors are not permitted unless explicitly approved in advance.
• Daytime wedding-related visits are allowed only with prior notice.

Events, Parties, and Gatherings

Events, parties, and gatherings of any kind are not permitted.

Any violation, including but not limited to the following, will result in immediate termination of the stay without a refund:

• Excessive alcohol use
• Drug use
• Unapproved visitors
• Noise complaints
• Damage, loss, or theft

Costly damages may be pursued through Airbnb AirCover and appropriate legal channels.

Security and Cameras

For the safety of guests, staff, and the property, exterior and courtyard-area security cameras are in use, including around the pool areas. Cameras are not located in private interior spaces.

Tampering with, covering, disabling, or redirecting cameras in any way will result in immediate eviction without a refund.

Check-Out and Housekeeping

Late check-out incurs a charge equal to half of the nightly rate for the first two hours. Any additional delay will require Airbnb’s involvement.

Because of the home’s size and complexity, housekeeping requires substantial time on departure days. Please respect the scheduled check-out time.

Property Use and Care

• Do not rearrange furniture or seating.
• Do not access mechanical or utility areas designated for staff.
• Do not handle displayed artwork.
• Respect all plant life.
• Do not feed or handle the koi fish.

Doors and Security Procedures

Both front-door locks must remain locked at all times, whether guests are inside or away from the property.

Failure to comply will result in a warning from staff. A repeat violation will result in immediate removal without a refund.

Pool Heating

• Pool heating costs 1,000 MXN per day and is payable upon arrival.
• Heating must be requested in advance and is not guaranteed.
• Pool availability may be affected by maintenance or operational requirements and does not warrant a rate adjustment.

External Services

Personal chefs, private catering, and hired external services are not permitted unless they are pre-approved, planned well in advance, and supervised.

Unauthorized services are grounds for termination of the stay.

Service Animals and Emotional Support Animals

Service animals and emotional support animals are welcome in compliance with platform and local regulations.

Requirements:

1. Provide documentation from a bona fide medical professional before check-in.
2. Disclose the animal’s presence.
3. Do not leave the animal alone in the home.
4. No additional deposit is required; however, guests are responsible for any damage or loss of revenue caused by the animal.
5. Describe the animal’s training, emergency signals, and expected responses.
