We are delighted to share our newest addition to the family. TWELVE O'CLOCK was created with genuine care for nature and inspired by the elegance of the jungle. Every detail has been thoughtfully selected to create a peaceful, refined atmosphere unique to the Mexican jungle.

With four bedrooms, four and a half bathrooms, a designer pool, and a jacuzzi, the property offers a distinctive Caribbean experience.

The Space

TWELVE O'CLOCK is located in the growing La Veleta area, just a six-minute drive from Calle 7 and its popular restaurants and approximately eight minutes by car from Tulum Beach.

Surrounded by jungle, the property is designed to provide a close connection with nature. Each bedroom and common area has been carefully designed and furnished to create a comfortable, home-like experience for large groups. Guests can relax around the pool, enjoy the gardens, sunbathe during the day, or admire the star-filled skies at night.

Location and Access

TWELVE O'CLOCK is located in La Veleta, Region 15, approximately a six-minute drive from Calle 7, the area's main street. The property is 1.6 kilometers from Calle 7 along an unpaved road, as is common in many parts of Tulum. A compact car can manage the road easily.

The property is surrounded by jungle. Although we fumigate periodically and clean the listing before each arrival, guests may occasionally encounter ants, mosquitoes, non-venomous scorpions, spiders, and other insects.

Please remember that this is a Caribbean jungle setting rather than an urban environment. Electricity in town can be unstable, and power outages may occasionally last through the night.

Frequently Asked Questions

Do you arrange taxis or transportation?

Taxis can be arranged upon request. For transportation needed between 10:00 p.m. and 9:00 a.m., please notify the manager assigned to your stay before 10:00 p.m. so it can be scheduled for your preferred time. Requests made after 10:00 p.m. may not be possible to arrange.

How far is the property from the beach?

Tulum Beach is approximately an eight-minute drive away.

Is the pool heated?

Neither the pool nor the jacuzzi is heated. The area's normal temperature is approximately 28°C.

Where is the closest shop or convenience store?

There are no shops within walking distance, so we recommend purchasing groceries before arriving. The closest convenience store is approximately a 10-minute drive away.

Can reservations be modified?

Confirmed reservations cannot be modified due to circumstances outside our control. Reservation dates may only be extended if availability permits.

Can additional guests visit the property?

People who are not included in the original confirmed reservation are not permitted on the property.

Temazcal Ceremony

All guests are invited to participate in a temazcal ceremony. This ancient tradition is deeply rooted in Mexican heritage and involves sitting in a traditional sweat lodge for health and therapeutic benefits. The ceremony is led by our own shaman, or spiritual leader.

The cost is 3,500 Mexican pesos for up to 15 guests.
