We would stay here again. The building is old but the penthouse is large and has amazing views from every room & the large rooftop deck. Bottled water in a dispenser. A lot of light bulbs were not working. There is a bedroom and bath on the lowest floor and the other 2 bedrooms and 2 1/2 bathes are on the upper floor and there is a rooftop deck. The stairs have tight spirals and there is no handrail. There is a separate air conditioner in each bedroom. Cleaning service is provided at no extra charge, just leave a tip when the lady cleans. Request cleaning days when checking in. There is no washer & dryer in the unit. You have to use a small laundromat that is in a room next to the parking lot (not open 24 hrs). Tokens are sold at the small convenience store that is near the front gate. The onsite restaurant is good. Also, try the restaurant named 19.5. It is walkable. The Jungle Boat Tour with snorkeling is a must. Uber works well

Fantastic stay! I would’ve given an easy 5 stars, but our names were not communicated to the front desk at check-in. There was some confusion. There were some lights out in the apartment that made it confusing trying to operate. Overall, however, our stay was excellent. I feel like the penthouse suite was undersold to us with the description and pictures given online. They didn’t nearly do justice when seeing it in person. Just beautiful views at every angle. The terrace was amazing. We couldn’t have had a better stay. Thank you so much!

We were beyond pleased with the location - the VIEWS - and the comfort. It was very nice to have a casual restaurant on site and the food was yummy. The beach and pool were not crowded. Overall this was a wonderful vacation. The housekeeper - Irma - was a joy. She even grocery shopped and cooked for us on occasion! We also used "We Deliver Cancun" and had groceries delivered to us for the week upon check in. HIGHLY recommend Martha and her service. Things to consider before booking - we had little to no hot water for showers most of the week - or - in the "hot" tub on the roof. Speaking of the roof - BREATHTAKING views. The resort itself is not new or "high end" but the penthouse was very special. The stairs are steep and so tougher for older guests to navigate. No TV in the main living area - only in the bedrooms. Salvador was a responsive host prior to arrival. We would stay here again.

The location and the views were amazing. There were a few items that did not work or we had problems getting to work, but the cleaner was able to assist with most. Communication with the host was slower than other hosts we have dealt with in the past. Overall tho, we loved the villa and had a great time. Cant beat the views in this villa!!

*****PLEASE READ***** Before you book this listing please CONTACT HOST to make sure all things listed in this post is taken care of before you book!!! ….That’s IF he reaches back out to you before getting AIRBNB involved…and even they couldn’t reach him at times! Communication was HORRIBLE with this Host. He is absolutely HANDS OFF with this property… unless it was about MONEY…OH!! …..because there is a 500 security deposit upon arrival!! ….AND any extra guest will be charged an additional 100 dollars per night so make sure you listed the correct amount of people in your booking to avoid this surprise! (Even if your guest amount is well under the amount it sleeps). I am an AIRBNB host myself and customer service is always top priority and top notch because people are spending their hard earned money, but obviously NOT HERE!! Now, let’s talk about the property. This place was NOWHERE NEAR WORTH the amount spent. The location is okay as you can’t swim where it is located. There’s wayyyy too much seaweed!! The restaurants on site is HORRIBLE and very expensive. TOTAL RIP OFF…PLEASSSEEE DO NOT FALL FOR IT!! The property itself is not flattering at all. Very dated. The PH itself is old with a lot of patch work, but the décor and views literally take that all away. The Jacuzzi on the terrace is old and rusted. Initially, it was dirty and the water didn’t get hot. A staff member came to clean it (after I requested them to do so) and later a man CLIMBED my roof (without knowledge) to come turn the hot water on. Although, she cleaned it as much as she could it was still rusted and we didn’t feel comfortable using it. The hot water in the PH didn’t get hot until we requested someone to come and the master bedroom bath never did!…the bedding wasn’t cleaned, mirrors weren’t cleaned, the plug sockets were loose. The jacuzzi in the master bed didn’t work properly. We literally took stand up showers it had to use the downstairs shower, which didn’t get too hot. I expressed all of my concerns with the host and when he FINALLY responded to me it was my last night there…. And all he said was “I apologize”. Lol BAYOR!! (Book at your own risk) The tourist area was downtown Cancun. Had a good time at the clubs there but please note that if you’re looking for some good authentic Mexican food, the tourist areas are not the spots!! Fine dining…YES! But no good authentic restaurants and definitely no strong alcoholic beverages. We got our strongest drinks from Fat Tuesdays. Overall…the check in process was long and with all things noted, we wasted a day in Cancun trying to get these things addressed. Not sure about booking this again.

Salvador is a terrific host and his condo is pristine. We really enjoyed the beautiful penthouse and the location was superb. Super close to the airport and just a bus ride away from all the restaurants. He is excellent in his communication and does his very best to help his guest. Highly recommend this place!

This Penthouse is absolutely beautiful. It is even better than the photos. It was wonderful to have our own private terrace. We enjoyed coffee up there every morning and watched the sunset in the evenings. The views from the master bedroom were probably the best in Cancun. We would definitely stay there again. The condos were clean and the pool was excellent. We enjoyed the food at the pool bar as well. We took a few trips via taxi but found the bus easy to use as well as cost effective. I rate this place a 5 and look forward to our net trip.
