Please be aware that while the villa accommodates up to 10 guests comfortably, gatherings exceeding 20 people on the property are prohibited due to septic system and house limitations. A $500 fine will be imposed for violations.

Grocery Shopping
The best grocery shopping is at La Colonia in Rivas, located 100 meters south of the Tola turnoff on the west side of the street. It is advisable to refuel your vehicle in Rivas as well, as it has the closest gas stations.
We highly recommend stocking up on groceries for your entire stay. Alternatively, you can inquire about our meal plan and full-service catering options to avoid meal preparation.

- Pili's Kitchen at the Beach Club (beachfront, near Colorado Break) offers fresh food, juices, smoothies, and a full bar
- The Salty Koala in La Joya serves Asian cuisine and craft cocktails

- Downtown Iguana (next to the office/surf shop) offers seafood and traditional Nicaraguan meals at reasonable prices

Getting Around
The villa is approximately a 2 to 2.5-hour drive from Augusto C. Sandino International Airport in Managua and about 4 hours from Liberia Airport in Costa Rica.
Most major car rental agencies operate at Managua airport; advance reservations are recommended. A four-wheel-drive vehicle is only necessary if you plan to visit beaches further south near San Juan del Sur.
If you prefer not to rent a vehicle, we can organize airport transfers and daily sightseeing or surf trips. Motorcycle and scooter rentals are also available, along with arrangements for vehicle and boat transport to other surf breaks.
Alamo and National rental offices are located near Hacienda Iguana for convenient vehicle pickup.

This is a fantastic home in an incredible location. It is steps away from Panga Drops and has a super responsive concierge. We highly recommend the meal plan—it offers great food and a great environment to share meals. Get a golf cart to explore Hacienda Iguanas. It is also very close to Colorados.

NSR was great! We loved the place we stayed at. Right on the beach, perfect set up. Enjoyed everything inside the Hacienda Iguana compound as well. Salty Koala was a favorite. Jose was extremely helpful and on top of everything. Helped us book a boat trip, shuttle etc. Thank you Jose! The golf cart guy, Joe/Joseph? was extremely rude to us (we’ll never use him again when we go). Yelled at us on the golf course, accusing us of stealing his golf balls- proceeded to examine every single one of our balls. Then was really rude to us at house during pick up. We had a charger issue that could have been resolved and handled a lot better. Highly recommend using another vendor. Had a great time outside of that! We’ll be back.

Great location, great house. Would definitely come back. The pool is perfect, the rooms were nice, and you're literally on one of the best surf beaches in the world. The only restaurant we liked much in the area was the Scoops place. I reccommend that for breakfast and lunch. Also good to load up on groceries before you get there because selection in Hacienda Iguana is limited and expensive. Next time we will buy more groceries and cook more ourselves. The fisherman pass by each day with fresh fish and shrimp for great prices.

This house is AH-MAZING! The location is incredible and no surprises. Literally right on the sand and in front of numerous surf breaks. Aside from the stunning location, what stood out to us was the unbelievable staff of Fort Walker and NSR. We travel all over the world for business and some pleasure and this hands down was one of our favorite experiences. From travel arrangements to and from the airport, surf board rentals, horseback riding, massages, they were ON IT! They made everything easy and went above and beyond in every way. I am so thankful to everyone who helped us and cannot say enough good things about this property and the people taking care of it. Lastly, We did the meal plan and everyday was so delicious. We didn't give her any restrictions and just let her do her thing. It was such a treat to not have to worry about cooking or cleaning for a few weeks. We will be back! Hopefully sooner than later! Thank you for creating a trip of a lifetime!

Great place for a big group. No AC in the main part of the house so dinners can get hot. It’s a beautiful house in a great location. Make sure to rent a golf kart and don’t sleep on the restaurant’s in playa iguana. This house is in front of Panga Drops which can be a great wave for beginners to intermediate surfers. It is nice to escape the Colorado crowds. Carly and Chris were very helpful setting everything up. Thanks! We really enjoyed out stay!!

We had a wonderful stay at hacienda iguana. This is hands down the best vacation experience in Nicaragua. Will definitely be coming back!

A nice property, well located, well designed and built. In my case that I was traveling with my whole family, we had a memorable experience, nice house, good weather, good location, well-equipped property. It seems to me that there is an opportunity for the property manager to improve the maintenance of the house and update on details that have been neglected in the property, pool lighting, faucets, some curbs and sliding doors and likewise refining some issues of logistics and equipment, maintenance of refrigerator, controls of electronic equipment, front door lock, definitely a place to return to
