House Staff

A gardener and pool maintenance professional care for the exterior of the property approximately twice per week. They use the side gates and do not enter the home.

Guest Access

The villa is located in the secure, gated Mayakoba community in Playa del Carmen. For access during your stay, we provide security with your names, vehicle information, and booking dates.

A smart lock is installed on the entrance door, and the access code will be provided in the check-in messages.

Please lock all doors and close all windows whenever the home is unoccupied.

Important Information

Security Cameras

Exterior security cameras are located at the front, back, and side of the house for security purposes only.

Garbage Disposal

Garbage bins are located outside the house near the driveway. Please place all trash securely inside the bins and ensure that the lids are fully closed.

Garbage may only be put out in the mornings and must remain inside the bins. To prevent issues with animals or community fines, do not leave trash on the street or outside the bins.

If garbage is scattered because of improper disposal, the community may issue a fine of 2,500 MXN, which will be the guest’s responsibility.

Monthly Rentals

A special discounted rate may be available for stays of one month. The discount is added to the booking price, while guests continue to receive access to the same amenities throughout their extended stay.

No Smoking Indoors

Smoking is not permitted inside the home. Evidence of smoking will result in a 2,500 MXN fine for odor removal, duct cleaning, and furniture cleaning.

Smoking is permitted outdoors provided that cigarette waste is disposed of responsibly.

Pets

Pets are welcome. Guests are responsible for cleaning up after their pets in the yard to help maintain a clean and comfortable environment.

No Glass Near the Pool

Please do not use glass items outside near the pool. Plastic cups, plates, and bowls are provided for outdoor use.

If glass breaks in the pool, it will need to be emptied, cleaned, and refilled at the guest’s expense.

Toilets

Due to the local plumbing system, please flush toilet paper only. Do not flush sanitary napkins, paper towels, or other items.

A blockage may overflow into the house, cause unpleasant conditions, and result in a charge to the guest.

Parties and Noise

Unapproved parties are not permitted. Please treat the home respectfully so it remains in excellent condition for future guests and return visits.

If a noise complaint is received, Mayakoba security may visit the house and issue a $1,000 USD fine, which will be the guest’s responsibility.

Please keep outdoor noise to a minimum after 10:00 p.m.

Maximum Occupancy

The maximum occupancy is 12 guests. Please do not exceed this limit at any time.
