House Staff

A gardener and pool maintenance team care for the exterior of the property approximately twice per week. They use the side gates and do not enter the home.

Guest Access

The home is located in the secure, gated Mayakoba community in Playa del Carmen. For access during your stay, we provide security with your names, vehicle information, and booking dates.

A smart lock is installed on the entrance door, and the access code will be provided in your check-in messages. Please ensure that all doors are locked and windows are closed whenever the home is unoccupied.

Important Information

Exterior Security Cameras

Exterior security cameras are located at the front, back, and side of the house and are used solely for security purposes.

Trash Disposal

Trash cans are located outside the house near the entrance. Please place all trash securely inside the cans and ensure that the lids are completely closed. Trash may only be put out in the mornings and must remain inside the cans.

To prevent problems with animals and community fines, do not leave trash on the street or outside the cans. If trash is scattered because of improper disposal, a community fine of MXN 2,500 may be charged to the guest.

Monthly Rentals

A special discounted rate is available for monthly stays and is included in the booking price. Monthly guests receive access to the same services for the duration of their extended stay at a reduced rate.

No Smoking Indoors

Smoking is not permitted inside the house. Evidence of smoking will result in a MXN 2,500 fine for waste disposal, duct cleaning, and furniture cleaning. Smoking is allowed outdoors provided that all waste is disposed of properly.

Pets

Pets are welcome at the property. Owners are responsible for cleaning up after their pets in the yard.

Pets from shedding breeds are not permitted on beds or sofas.

No Glass by the Pool

Please do not use glass outdoors near the pool. Plastic cups, plates, and bowls are provided for outdoor use. If glass breaks in the pool, it will need to be drained, cleaned, and refilled at the guest’s expense.

Toilet Paper Only in Bathrooms

Due to local plumbing limitations, please flush only toilet paper in the bathrooms. Do not flush sanitary napkins, paper towels, or other items. Blockages may cause leaks inside the house and result in additional costs for guests.

No Unauthorized Parties

Please treat the home with care so it remains in excellent condition for future guests. If noise complaints occur, Mayakoba security personnel may visit the property and issue a USD 1,000 fine, which will be the guest’s responsibility.

Loud outdoor noise is not permitted after 10:00 p.m.

Maximum Occupancy

The maximum occupancy is 12 guests. Please do not exceed this number at any time.
