• Monday through Thursday: $260 USD

• Additional nights: $220 USD, provided a second weekend is not included

Book Saturday and Sunday nights and receive Monday night free.

A $245 cleaning fee, Airbnb service charge, and all applicable taxes will be added to the reservation total.

Construction Schedule

• Monday through Friday: 8:00 a.m. to 5:00 p.m.
• Saturday: 9:00 a.m. to 1:00 p.m.
• Sunday: No construction

The villa is well suited to guests who plan to explore Cancún and the Riviera Maya during the day and enjoy the oceanfront property in the afternoons and evenings. Nearby attractions include Xcaret, Isla Mujeres, golf courses, and the beaches of the Mexican Caribbean.

The Space

Villa Jade is a 3,767-square-foot (350-square-meter), three-story villa located within the beachfront Villas Nizuc complex in Cancún’s Hotel Zone. Many rooms and private terrace lounges offer beautiful ocean views.

The villa accommodates up to eight guests and includes:

• Open, bright main living room with a wall-mounted 75-inch Samsung Smart TV, plush sofa, and expansive ocean views
• Dining area with seating for eight
• Fully equipped kitchen with granite countertops and high-end appliances
• Breakfast bar with two seats
• Ocean-view terrace for enjoying coffee, cocktails, or wine by the sea
• Second living room with comfortable sofas and a wall-mounted 65-inch Samsung Smart TV
• Spiral staircase leading to the four upstairs bedrooms
• Five full bathrooms, some en suite, with rainfall showerheads
• Additional half bathroom
• Wi-Fi and laptop workspaces
• Washer and dryer located inside Bedroom 4
• Free assigned parking space on the premises

Bedrooms

All bedrooms include anticyclonic curtains for complete blackout, 500-thread-count cotton sheets, feather duvets, and feather pillows.

• Bedroom 4: Double/full bed and single/twin bunk bed; no view. The washer and dryer closet is also located in this room.

Guests can walk from the villa to the beach in just a few steps. Shared access is available to the common areas and amenities at Villas Nizuc, including:

Guest Access

Check-in is conducted in person with the concierge, who will meet guests upon arrival and remain available for questions throughout the stay.

Guests have full and exclusive access to the villa, along with shared access to the complex’s common areas and amenities, including the pools and lounge chairs.

Important Information

• Maximum occupancy is eight guests, including adults, children, and infants.
• The villa has three stories, so guests must be able to climb stairs.
• The resort pool closes at 8:00 p.m.
• Loud music, excessive noise, and rude behavior are not permitted at the resort pool.
• Glassware, eating, and drinking are not permitted in the pool area.
• A few basic arrival essentials are provided, including shampoo, conditioner, shower gel, and toilet paper. These items are not replenished during the stay.
• Daily housekeeping is not provided. Additional cleaning during the stay can be arranged for an extra fee.
• Guests must sign a Rental Agreement after booking confirmation.
• A security deposit may be required before arrival or at check-in, depending on the booking platform. It must be paid by credit card and will be refunded after check-out if all terms are met.

House Rules

• The primary renter must be at least 21 years old.
• Smoking of any kind, including tobacco and cannabis, is prohibited inside the home.
• Recreational drug use is strictly prohibited. Violations incur a $300 penalty.
• Parties and events are not permitted.
• Illegal activity is prohibited.
• Loud music is not allowed after 10:00 p.m. Please respect the neighbors.
• Only guests listed on the reservation may stay at the property.
• Tents and other structures may not be set up on the property grounds.
• Government-issued identification must be provided for every guest before arrival and on the day of check-in.
• Guests are responsible for damage-related charges and any necessary additional cleaning after their stay.
• Please do not move the furniture.
• Pets are not allowed.
