The Space

Located in the prestigious, 24-hour guard-gated community of Playacar Fase 1, this expansive 3,445-square-foot villa consists of two interconnected homes, each with its own private entrance. The layout offers a retreat that feels both spacious and intimate.

The villa is one block from the Caribbean coastline and a short walk from 5th Avenue. Enjoy a peaceful, tree-lined setting while remaining close to everything Playa del Carmen has to offer.

Outdoor Areas

The private pool area is enclosed by high walls for added privacy. The main pool includes a waterfall feature that flows into an adjoining mini pool.

A shaded outdoor dining patio with a table and seating provides a comfortable setting for relaxed meals beside the water. The charcoal barbecue makes it easy to spend the entire day outdoors.

At the front of the villa, a private porch includes chairs and an outdoor dining table for eight. It is a peaceful spot for morning coffee or an evening drink.

The private rooftop terrace features dedicated seating and partial ocean views, creating an ideal place to watch the sunrise.

Living Spaces

The ground floor of the main home features a spacious, light-filled living room with authentic Mexican art and décor, high wood-beamed ceilings, and comfortable sofas arranged around a large wall-mounted Smart TV.

Air conditioning keeps the room comfortable, while direct access to the pool area creates a seamless connection between indoor and outdoor spaces.

An indoor dining table seats six guests, with four additional stools at the nearby breakfast bar. The space works equally well for casual meals and late-night card games.

Location and Neighborhood

Playacar Fase 1 is widely regarded as one of the nicest and safest residential areas in Playa del Carmen. Quiet, walkable streets wind through tropical foliage, and a small original Mayan ruins site is visible along the main road.

Guest Access

Upon arrival, guests must pass through the Playacar security gate. Access to the villa is provided using a code to retrieve the keys from the lockbox. Complete check-in instructions will be provided before arrival.

Important Information

Please review the following details before booking to help ensure a pleasant stay.

• Stairs are located throughout and around the property. The villa may not be suitable for guests with limited mobility.
• The property is near downtown, so some traffic and other urban noise may be present.
• Electricity is included for stays of fewer than 28 nights. For stays of 28 nights or more, electricity usage is charged from the first day at 5 pesos per kilowatt-hour consumed. The meter will be checked upon arrival and departure. Please turn off lights and air conditioning when leaving, as air conditioning uses the most electricity.
• A Pack ’n Play is subject to availability and costs an additional $10 USD per night.
• Guests must be at least 21 years old to book.
• Guests must sign a rental agreement after the booking is confirmed.
• Guests may be required to present official identification at check-in or during the stay.
• Smoking of any kind is prohibited inside the home. Drug use and illegal activity on the premises are strictly prohibited. Violations result in a $300 fine.
• If a neighbor or security reports excessive noise, the first step is to record video evidence and notify the guests violating the rule. The second step may be a fine of up to $500 USD. The maximum permitted noise level is 65 decibels.
• Only the number of guests listed on the reservation may stay at the property.
• Starter supplies include toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap. These items are not replenished.
• Guests are responsible for any damage or additional cleaning costs resulting from their stay.
• Pets are not allowed.
• Surveillance cameras are located outside the property only for guest safety and security.
• Please do not hang towels or clothing on balcony or terrace railings.
• Guests are encouraged to use the safe for valuables. The host is not responsible for loss or theft.
• Guests must follow the villa rules during their stay and acknowledge and sign them upon arrival.
