Enjoy a relaxing family getaway at our beachfront resort condo. Start the morning with coffee on the balcony, then enjoy margaritas throughout the afternoon and evening. Since you are on vacation, no one will judge you if margaritas are your morning drink of choice.

The Space

From the moment you enter, the condo offers a lush, tropical atmosphere. The balcony overlooks the resort grounds, where the blue ocean meets green grass and palm trees. The view is sure to impress.

For a break from the sun, the condo includes four 50-inch Roku smart TVs—one in the living room and one in each bedroom.

Sleeping Arrangements

• Four king beds
• Sheets and a blanket for two guests on the sectional sofa
• Additional sheets are stored in a bucket next to the sectional sofa

Resort Amenities

The resort property includes:

• Three swimming pools
• Three children’s pools
• One hot tub
• A clubhouse in the center of the resort
• Gym equipment
• Multiple tables and chairs
• Men’s and women’s restrooms
• An on-site restaurant
• A convenience store in Building C

The convenience store carries a variety of essentials, including purified ice.

Guests are welcome to bring charcoal and barbecue fresh Sea of Cortez shrimp, which are widely available throughout Rocky Point.

The on-site restaurant is closed on Wednesdays.

Location and Access

The condo is located on the fifth floor of Building D. The buildings at Princesa are labeled A through E and arranged in a horseshoe shape. Building C is the farthest from the beach, creating a quieter setting.

Although the resort is beachfront, guests must use the resort’s walking paths to reach the beach.

Taxis and food deliveries are permitted only as far as the guardhouse and cannot enter the resort.

Guest Access and Occupancy

Visitors are not permitted. Only guests registered on the reservation may enter the property.

The maximum occupancy is 10 people:

• Eight adults
• Two children or infants

Infants count toward the total occupancy. Reservations may not be made for more than 10 guests.

Pool Heating

The resort does not have a fixed schedule for turning the heated pool on or off. The timing varies each year according to air and water temperatures.

Only one resort pool is heated during the winter. If access to a heated pool is important for your stay, please contact us before booking. We can confirm only whether the pool is currently being heated.

Television and Streaming

The condo does not provide traditional television programming, including:

• Satellite television
• Cable television
• Standard television channels
• United States sports broadcasts
• United States news

Roku TVs are available in the living room and each bedroom. Guests may sign in to their own streaming accounts, such as Amazon Prime and Netflix.

If watching United States sports or news is important to you, please research available options in Mexico before arrival.

Resort Policies

Smoking and Vaping

Princesa is a smoke-free and vape-free resort. This policy applies to:

• All common areas
• The condo
• The balcony
• All other resort areas

Resort security strictly enforces this policy. Failure to comply may result in removal from the condo and resort.

Swim-Up Bar

The swim-up bar is privately operated by Colin's Cantina. Its hours depend on the operator and the resort’s occupancy. If it is important that the bar be open during your stay, please contact Colin's Cantina before booking.

Animals

The homeowners association’s covenants, codes, and restrictions prohibit renters from bringing animals of any kind, including service animals and emotional support animals.

Because the property is located in Mexico, United States ADA rules and regulations do not apply. Airbnb is aware of this community-specific policy and has requested that this information be provided to guests.

Drinking Water

Drinking water is not provided. Guests must bring or purchase their own.

Balcony Railings

Mexican regulations permit balcony spindle spacing of up to 15 centimeters. The balcony railings comply with this code. If you are traveling with young children and this spacing is a concern, the property may not be suitable for your needs.
