Overview
Villa Kiwi is a gated property in Sayulita comprising three separate houses, each with its own kitchen and living area. Together, the houses are well suited to large groups staying within the same secure, walled location.

The Space
Each bedroom has an en-suite bathroom with a private shower. Most showers are open to the sky.
The king-size beds feature premium comfort mattresses, as Mexican beds tend to be very firm, along with high-thread-count sheets for a luxurious feel. Safes are provided for valuables, and guests can set their own security codes.
Pool and Outdoor Areas
The large saltwater infinity pool is heated during the winter and cooled during the summer for year-round comfort. It is maintained without harsh chemicals or the smell of chlorine.
The property offers ample deck space and seating, making it an ideal place to enjoy Sayulita’s beautiful sunsets.
Kitchens and Dining
All three houses have fully equipped kitchens with modern appliances, including a gas range and oven. Each kitchen includes everything needed to prepare snacks, drinks, and meals.
Dining outdoors is a special pleasure in Sayulita’s tropical climate.
Grounds and Parking
Villa Kiwi is gated and secure, with beautiful landscaping outside the gates and lush tropical gardens and grassy areas within the property.
Parking can be difficult in Sayulita, so guests will appreciate the convenience of parking inside the locked gates.
Guest Access
Guests have access to all four levels of the property.
There is a washer and dryer onsite, but they are not available for general guest use. If a housekeeper is working, guests may ask them to wash and dry clothing for a small fee.
For liability reasons, children under six years old are not permitted. Guests have access to areas or structures higher than 1.4 meters (4.6 feet) without railings or other protective barriers, such as balconies, roofs, and terraces.
Climate Control and Ventilation
All bedrooms and main living areas have individual air conditioners. Large windows, wide sliding doors, and at least one highly efficient ceiling fan in every room provide additional ventilation.
Fans are also installed outdoors beneath the terrace roofs to help keep guests comfortable during the hottest summer days.

Great place to stay in Sayulita. We had a large party and Villa Kiwi was a great for a multi-generational set up. Location was a highlight as it was a quick walk into town and the beach - close to everything. Very large living spaces for everyone to spread out and have their alone time when needed, while allowing everyone to hang out in common areas and patio. All kitchen amenities were there - nothing was missing. Pool was fantastic! Easy pick for a large party/family!

Great place in great location. On top of hill close to everything in town but if you have mobility issues I would recommend renting a golf cart for your stay! Host was great, home was beautiful. Would return!

Really enjoyed our stay at Villa Kiwi, it was very spacious and didn't lack anything we needed. Location can't be beat, you're steps from the beach and Centro. House is fully stocked, they had fresh drinking water for us, with plenty of books, games and a great quality Bluetooth speaker. We brought a few floaties and spent most of our time in the pool. I would happily recommend this spot to anyone.

The location of this home is perfect! We all had a great time. Pool felt secluded surrounded with beautiful plants and trees. House and casita are large with plenty of space. Highly recommended!

We had a great time with our kids and grandkids at Villa Kiwi. The property is spacious, allowing us both privacy and common areas to gather. The pool was a favorite for all as well as the short walk to town and beach. The owner was extremely helpful and generous when our flights were all cancelled due to political violence.

Ideal spot to enjoy Sayulita. We were a group of 12 people and the spot was comfortable for that many people, the walk to the beach really is 3 minutes, and it is in the heart of town. A lot of people staying in the area rented golf carts to get around, but the place is so well situated, that we didn't feel the need to rent one because everything was so close to walk to. I'd stay here again in a heart beat.

Villa Kiwi was perfect for our family of 13 in so many ways. All of the bedrooms were large and private with extremely comfortable beds! We all loved the outdoor private showers in the ensuite bathrooms. Having 3 separate homes centered around the patio pool space was ideal for privacy amongst our adult families yet still allowed us to spend the time together in the shared space. Speaking of which, the large infinity pool was perfect for the days (or parts of the days) where we weren't at the beach. Above all, the LOCATION was fantastic and totally walkable. Going out the upper gate and village path, you could be at the beach in less than a 5 minute walk as well as all that the city center triangle has to offer in restaurants, bars, shopping, and night life. The lower gate gave us quick access Yah Yah Cafe (opens at 7:30am every day) for great breakfast and coffee options as well as Sur 38 and the rest of the city center. A 12-minute walk takes you to more quiet beach to the south.
