Overview

These two oceanfront apartments each offer three bedrooms and three full bathrooms. Both feature living rooms with Smart TVs, air conditioning in every room, spacious dining areas, and fully equipped kitchens with refrigerators. Situated on 12th Street near 5th Avenue, the location is close to numerous restaurants, bars, and shops. A swimmable beach is just a three-minute walk away.

The Space

Located only two minutes on foot from 5th Avenue and Playa del Carmen's nightlife, the apartments provide:

First Apartment

• 1st floor: Bedroom with two double beds

Second Apartment

Both apartments are located on the first level above the ground floor, just five meters apart. Access is via stairs or an elevator (capacity: three people). Press number 1; the apartments will be on the right side, marked #11 and #9.

Guest Access

Ocean Plaza enjoys a prime oceanfront position within walking distance of all town attractions, eliminating the need for a car. The concierge is available to assist with airport transfers and local tours.

Onsite parking is free but limited, with six double parking spots accommodating up to 12 cars shared among 20 condos. Since most guests do not bring vehicles, parking is generally available except during peak holiday periods.

Additional Information

Beach Access

The beachfront has experienced erosion due to climate change, making it unsuitable for swimming or recreational activities. However, it offers scenic views of local fishing boats and Cozumel. The presence of sargassum seaweed varies depending on global weather conditions, especially from May to August.

Noise Policy

No parties or loud noises are permitted, particularly between 9:00 PM and 9:00 AM. Noise from nearby clubs may be audible. A $100 USD fine applies for excessive noise.

Visitors and Extra Guests

Visitor hours run from 9:00 AM to 10:00 PM, with a maximum of six visitors allowed. Additional guests beyond the 15th person incur a charge of $25 USD per night.

Parking

Parking is free and subject to availability. Please provide vehicle make and license plate number before arrival.

Smoking and Substances

Smoking, including vaping, is only allowed on terraces with windows closed. Smoking indoors results in a $100 USD fine. Drug use is strictly prohibited.

Air Conditioning

Please turn off air conditioning when leaving and keep doors and windows closed while it is in use.

Long-Term Stays

For stays exceeding 28 nights, electricity is not included and will be charged at 3.5 MXN per kWh.

Elevator

The elevator has a maximum capacity of two people per ride.

Baby Gear

Cribs and high chairs are available upon request for 100 MXN per night per item.

Laundry

Laundry services are available at an additional cost. Drying clothes on terraces or windows is not permitted.

Grill Use

Only gas or electric grills are allowed on penthouse terraces. Charcoal or wood grills are prohibited.

Pets

Pets are not allowed.
