Security and Booking Requirements
- Exterior surveillance cameras and an alarm system are installed for guest safety and security.
- Guests may be required to sign a Rental Agreement after booking confirmation.
- A security deposit may be required before arrival or at check-in, depending on the booking platform. The deposit must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.
- Government-issued identification is required for all guests listed on the reservation before arrival and on the day of check-in.
House Rules
- Guests must be at least 21 years old to book.
- Smoking of any kind, including tobacco and cannabis, is prohibited inside the villa. Recreational drug use is strictly prohibited throughout the property. Violations incur a $300 USD penalty.
- Parties and events are not permitted.
- Illegal activity is prohibited.
- Excessive noise is not allowed. Quiet hours are from 11:00 p.m. to 7:00 a.m.; loud music and other disruptive noise are prohibited during this time.
- Only guests listed on the reservation may enter or stay at the property.
- Tents and other structures may not be set up on the property grounds.
- Guests are responsible for charges related to damage caused during their stay and any necessary additional cleaning after departure.
- Locked cabinets and windows must not be forced open. Doing so incurs a $500 USD penalty.
- Furniture must not be moved.
- Pets are not allowed.
- Guests must follow all building and pool rules.
A breach of any house rule may result in a $500 USD penalty, unless a different penalty is specifically stated above.

The place is excellent. The area is very nice and central, close to any place in Cancun's hotel area and downtown. Communication is a bit confusing in certain things, but as for the accommodation, the check-in and everything, they offer what they promise, no more, no less. It's a very comfortable and spacious place.

Perfect stay. We were a large group and we were all very satisfied. The Oxxo is across the street and there is a plaza one street away. The house is very comfortable. Excellent host.

Great location and comfy beds! Nearby markets to buy groceries from. Convenient hotel pick up for excursions <15min walk away. Finding the location was difficult with the provided address, use coordinates instead. WiFi cannot handle 8+ people on the server. The WiFi was very slow for all of us. They did not label the body wash and shampoo in the shower and no conditioner provided. We were given 1.5 rolls of toilet paper per bathroom and had to buy multiple rolls throughout our 5 day stay! Kitchenware was dirty and pans should be replaced (scratched/bent). Would be nice to have water boiler/kettle appliance. Laundry machines worked, but they did not provide detergent. Overall, we were comfortable but we did not experience the best hospitality. It would be nice to have soaps labeled, detergent, beach towels, umbrellas, basic kitchen seasonings, etc - things that would be more sustainable if they were provided communally in the Airbnb. Management was very responsive.

Beautiful villa in the center of Cancún. The pool was greatly appreciated. For us, the filtered water available in the kitchen is a highlight of the villa. Personally, I would have preferred to be welcomed by one of the group members and to get an overview of how the various appliances in the kitchen work. Despite the many videos we received on how to operate the appliances, we had difficulty. I have to say that the kitchen is well-equipped, the house is large, and we never felt cramped. We were also allowed early check-in, which was very helpful. The villa next door is being renovated; we experienced a lot of dust and heard noise every day during our 11-day stay. I had to ask for our backyard to be cleaned. (Completed the very next day) Also, there is only one key for the villa door. Be organized! A second key would be very helpful when there are 10 people.
