Beautiful single-story house with excellent location on the lake shore, with private heated pool, 4 kayaks, barbecue and pizza oven, equipped kitchen, washer and dryer, television and parking space for 4 cars. Ideal for having an incredible time with family and friends. You can visit Tequisquiapan 30 minutes away, Querétaro 45 minutes away, Peña de Bernal 40 minutes away and tour the vineyards between San Gil and Querétaro

The space It is a one-story house where 2 of the bedrooms have a full bathroom, each has direct access to the garden, pool and lake, a third full bathroom with access to the garden. A third bedroom with a king size bed The living room is very comfortable with 2 single beds (single kangaroo bed) with TV and Roku with the option to connect your Netflix account. The kitchen is very spacious with kitchenware and everything you need for cooking, with direct access to the garden. In the garden, there is a heated pool with solar panels (THE USE OF THE BOILER HAS AN EXTRA COST OF $500.00 PER DAY), a large garden table with an umbrella, a barbecue and a charcoal oven to prepare a barbecue or pizzas. Direct access to the lake from the garden. You can go swimming or use the four kayaks available at the house. We have life jackets for guests to use. Parking for 4 cars in front of the house Check-in time is after 4 pm and check-out time is before 11 am

Guest access The house has Wi-Fi, a private heated pool with solar panels and a boiler for the exclusive use of guests, and 4 kayaks are available to enjoy the lake. Guests can purchase a green fee to play golf. Passes for tennis and paddle tennis can also be purchased. San Gil has a shopping area where you can find a SuperQ with home delivery, OXXO, dry cleaning, fruit shop, ice cream shop, and pizzeria. The clubhouse restaurant has service to the public.

Other things to note

1. The person who makes this reservation must be over 25 years old, I will send you the instructions for your arrival and departure to your phone, it is very important that you share them with the other guests, includes map to get to the house.

2. It will need to keep the music in low volume by avoiding disturbing the neighbors and respecting no loud noises from 9pm to 9am. This community is very strict in this regard,if there were complaints from the neighbors for disrespectful behaviors, excessive alcohol consumption, autos blocking access of casa.etc WILL GENERATE AN EXTRAORDINARY CHARGE ISSUED BY FRACTIONATION Please be respectful of the neighbors, we will send you the regulation of the lake for you to read and be able to respect it.

3. Only people included in the guest list, will be able to stay in the house. They must send via watts app the photo of the IDs of all adult guests 24 HRS before the reservation, this is a requirement that requires fractionation.

4. Please take care of the furniture and the house, also take care of the accessories in the house , You are responsible for their use of the house and its accessories. It is forbidden to bring paints and substances that may damage the surfaces and textiles ,if the surfaces cannot be disbanded we will take photos to send it to Airbnb. It is your responsibility to repair the damage caused during your stay.

5. It is not allowed to remove any accessory or furniture from the house , or sublet spaces of the house to other people or carry out public events.

6. The owner is not responsible for accidents, injuries or illnesses that arise during your stay. Children must be under adult supervision, never leave them alone. The owner is not responsible for loss of personal belongings left in the home during their stay. Forgotten objects will be sent and the cost of shipping will be paid by the guest. The maximum hold time is 15 days from the departure date, after this time the host will be free to dispose of the forgotten objects. By accepting this reservation, guests accept the risk of injury ,and that the owner has no responsibility. The risk of the Use of the kayaks and the pool is assumed by the person making this reservation, we have life jackets, its use is mandatory inside the lake and the signature of a letter of exemption of responsibility that the fractionation requests. Salvavidas vests must be dried and left inside the house

7. Smoking inside the house is prohibited, if acceptable only outside and when windows and door are closed to prevent entry of smoke inside. Ashes and used tobacco should be discarded in bags and these bags in the trash outside. In case the cleaning staff reports the use of tobacco inside, the guest will be fined $3,500.00 and an extra cleaning fee for $1,200.00 giving a total of $4,700.00

8. Daily cleaning is not included, you can request it, with an additional cost, we have high quality linens and towels,if the guests stain the sheets and or towels and after washing them are still stained they will be asked to pay for the replacement

9. If you bring a pet you must include it in the guest list and take care that they do not disturb the neighbors, to take it out for a walk must be with a strap and lift the canine feces that can be deposited in the special boats that are located in the fractionation, as well as cover the damages caused by the pet inside the house

11. Kayaking is for your fun, please don't drag them in the concrete, slide them down the artificial grass mat, don't leave it in the water when not in use because the air can take it

12. In the house there are security cameras, this cameras are located on the exterior of the house, are not monitored during their stay, only in case of any complaint by the neighbors, the recordings will be reviewed in case of any violation of the rules or misconduct of the guests and the recordings will be shared with airbnb only.

13. Please close the umbrella if they are not using it and when leaving the house

14. You will have one towel per registered guest at your disposal, which can be used for the bathroom and pool. If necessary, you can use the washer and dryer.
