The Space

The villa includes:

• A main bedroom with a king-size bed and private bathroom.

• A bedroom with two queen-size beds and a private bathroom.
• A bedroom with two bunk beds.
• An additional full bathroom across from the bunk-bed room.
• Air conditioning in all three bedrooms and the dining room.

• A large dining room.
• A ground-floor terrace with lake views and a grill, located next to the dining room.
• A half bathroom on the ground floor.
• High-speed Wi-Fi.
• One parking space, with room for two additional vehicles.

The villa is thoughtfully decorated to provide a comfortable stay with carefully selected details.

Optional Mayan Palace Facilities

Guests may access the following Mayan Palace facilities with a Platinum Membership, subject to availability:

• Aqua Park at Mayan Palace Golf.
• Mayan Palace private beach.
• “The Beach Club” pool, with a minimum consumption of MX$350.

Access requires two payments:

1. Payment to the villa: US$100 plus value-added tax per person, per day.
2. Payment to Mayan Palace for bracelets:
   • US$45, approximately MX$800, for the first person.
   • MX$100 for each person from the second through the ninth.
   • US$45, approximately MX$800, for the tenth person.

The Mayan Palace payment may vary slightly depending on the exchange rate.

Seasonal Facility Access

High Season

Platinum Membership includes access to:

• Hotel Golf at Mayan Palace.
• Mayan Palace Golf pool.
• Lazy river at Mayan Palace Golf.
• Aqua Park at Mayan Palace Golf.
• Mayan Palace private beach.

Low Season

During the low season, Hotel Golf at Mayan Palace closes for maintenance. Platinum Membership includes access to:

• Grand Mayan Hotel.
• Grand Mayan pool.
• Lazy river at Grand Mayan.
• Grand Mayan private beach.
• Mayan Palace private beach.

Important Information

• The bedrooms are accessed by stairs.
• The maximum occupancy is 10 people plus one baby under two years old. Children over two years old count as guests.
• If more guests arrive than permitted, access to the condominium will be denied. Please do not exceed the occupancy limit.
• After booking, the condominium requires the full names of all visitors to authorize entry.
• The dining room fan is not working, but the air conditioning cools the area effectively.
• Because of frequent use, stains may occasionally be visible on walls, bedding, or furniture that cannot be removed through conventional cleaning. Professional cleaning and regular repainting are performed, and the villa is cleaned and prepared before every arrival.
• A travel crib is available for US$199 plus value-added tax for the entire stay, subject to availability.
• The pool may close without notice for maintenance, usually because of rain or other incidents. This is uncommon and typically occurs once or twice a year.
• The washer and dryer are available only for stays longer than five nights and must be requested. They are currently under maintenance and not working.
• Coffee, sugar, salt, oil, and water are not provided for hygiene and waste-reduction reasons.
• The property does not have direct beach access. The nearest public access is approximately 1.4 kilometers away, or about four minutes by car.

Temporary Closures and Maintenance

The following facilities are temporarily closed for maintenance:

• Mayan Palace Beach pool.
• “The Beach Club,” which has a minimum consumption of MX$350.
• Hotel Golf at Mayan Palace during the low season.

The Mayan Palace private beach remains available, including its tents, loungers, and showers.

Post-Hurricane Information

The terrace ceilings were damaged by Hurricane Otis and have been removed. Recovery work is ongoing, and new coverings will be installed in the future.

The Mayan Palace beach pool is currently under maintenance, but the private beach remains available with tents, loungers, showers, and related amenities.

The Beach Club is also under maintenance and cannot currently be used.
