- Quiet hours are strictly enforced after 10:00 p.m. to respect the residential neighborhood.
- Loud music and disruptive outdoor noise are not permitted after 10:00 p.m.
- Unregistered guests and parties are not permitted without prior host approval.
Guest Access
Management will greet you upon arrival and provide a tour of the property. Entry is through a private reception room, followed by a garden walkway leading to the villa. Hoja Dorada is the first villa along the walkway.

- All locks are digital.
- Access codes will be provided before your stay.
Additional Information
A fee of $50 per person per night applies to groups of more than eight guests. The maximum occupancy is 10 guests. Please provide your group size before booking if more than eight guests will be staying.

The property has an appealing design, but our overall stay did not meet expectations. During the visit, communication was inconsistent at times, and some arrangements required additional follow-up. This affected the overall ease and comfort of the stay. The main issue occurred on departure day. Our airport transportation had been confirmed in advance for an 11:00 AM pickup, but it did not arrive on time. After waiting approximately 45 minutes without a clear update, we arranged our own taxi so we could continue to the airport on schedule. This created unnecessary stress at the end of the trip. Given the price point, I expected a smoother and more reliable guest experience. The property has potential, and with stronger communication and coordination, future stays could be improved.

Blue Deer Tulum was one of the nicest Airbnbs our group had ever stayed in! The unit was stunning, the shaded pool and back deck BBQ were great for dinners (including a blender for frozen cocktails!), and the rooftop hot tub was the best way to end the night! A/C units in every bedroom worked perfectly and kept us cool while the daily turndown and cleaning service was a true luxury and kept our place sparkling! Our host Lesley couldn’t have been more responsive and went over the top to make sure our stay was perfect right from the day we booked!She made restaurant reservations, booked excursions for us, and even set up an at home mariachi band! She was always prompt and gave recommendations for anything and everything you could want to do in Tulum. The property manager Jose helped us check-in early and leave our bags after checking out and was always around to give us a hand. It was an unforgettable stay, and I could not recommend it enough as the best place to stay in Tulum!!

My friends and I had an amazing time at this beautiful location! We really enjoyed the decor and amenities. Also, Leslie and the team were always so responsive and gave great recommendations. Made our trip very seamless! Would definitely recommend this place to anyone visiting Tulum!

This was a beautiful space and looked like the pictures. It was within walking distance to food and a nice, new supermarket. It was quiet at night and we felt totally safe. The hosts were always available to answer questions and help up with reservations and transportation. The beds were comfortable and they provided beach blankets and bags. Make sure everyone is okay with stairs as the hot tub is on the roof, 3 flights up. The hot tub and pool were saline and cleaned daily. We had a lovely stay!

Our stay at Blue Deer was wonderful. The place is beautiful and just as advertised. Leslie and Davis were extremely helpful especially as I bothered them with lots of questions and wanting local recommendations. They were very responsive and always had great recommendations. We appreciated the daily service for clean up and pool cleaning but also appreciated that if we didn't want it we could just say so. I had a massage at the house that they set up for me and it was very good. We loved the deck area with the hot tub. The pool area was a tad cool for us as it is shaded and the weather wasn't super hot yet. Overall this was a great expoerience.
