The Space

Amazing 7,000-square-meter house in Atlixco, Puebla, located inside a guarded neighborhood and fully equipped for up to 17 guests. The property offers extensive indoor and outdoor spaces, including:

The property is approximately 25 kilometers from Puebla and is surrounded by mature trees, flowers, fruit trees, and landscaped gardens. From the soccer field, guests can enjoy views of the active Popocatépetl volcano.

Bedrooms

The house has seven bedrooms and can accommodate up to 17 guests, including children.

• Bedroom 1 — Master bedroom: Garden views, king-size bed, dressing room, full bathroom, and cable television.
• Bedrooms 2 and 3 — Connecting rooms: One room has a queen-size bed, bunk bed, and closet. The connecting room has a crib for a two-year-old child, a single bed that pulls out from the crib, and another separate single bed. These rooms share a full bathroom.
• Bedrooms 4 and 5 — Connecting rooms: One room has a king-size bed, cable television, and closet. The connecting room has two bunk beds. These rooms share a full bathroom.
• Bedroom 6: Queen-size bed, crib, closet, and full bathroom.
• Bedroom 7: King-size bed, twin bed, closet, and full bathroom.

The large indoor kitchen is equipped with:

• Oven
• Microwave
• Blender
• Juicer
• Pots and pans

The house also includes:

• Indoor dining room for 12 people
• Small children’s table with four chairs

Outdoor Areas

The terrace includes a dining table for eight people and a small outdoor living room overlooking the garden.

The garden features trees more than 50 years old, numerous plants, flowers, fruit trees, and other vegetation. Fruit trees include plum, tangerine, lemon, Chinese guava, orange, avocado, and banana trees.

A shaded outdoor room is located beneath an ash tree in front of the pool.

Pool Area

The pool measures 12 meters long by 5 meters wide and includes:

• Six cushioned sun loungers
• Towel service
• Solar and gas heating systems
• Outdoor television visible from the pool and sun loungers

The pool temperature is normally approximately 17–20°C. Heating can be increased to approximately 28–30°C for an additional fee.

In front of the pool, there is a second terrace with:

• Barbecue grill
• Open kitchen
• Pizza oven
• Bar counter
• Dining table for 12 people
• 80-inch television

Sports Facilities

The property offers:

• Synthetic-grass tennis court
• Tennis rackets and balls for a four-person match
• New paddle tennis court with night lighting

Tree House

A wooded area beside the house contains a children’s wooden tree house with:

• Suspension bridge
• Small slide
• Three swings

Included in the Nightly Rate

The nightly rate includes:

• Use of the facilities for up to 17 guests
• Up to six additional daytime visitors
• Employee responsible for opening and closing the gate
• Pool maintenance
• Removing and storing cushions and towels at night
• General cleaning of common areas, including the living room, dining room, and terraces
• Basic bedroom cleaning
• Fresh towels, sheets, and bathroom amenities
• Wi-Fi access, including the pool area
• Pool temperature of approximately 17–20°C

Cleaning does not include dishes, glassware, or kitchen cleaning.

Optional Services and Experiences

Additional services and experiences must be requested before arrival and should be booked at least eight days in advance.

• Cook service for breakfasts and meals: $400 MXN per day. Food is not included. Service covers up to 12 guests; more than 12 guests requires an assistant.
• Kitchen and dishwashing assistant: $400 MXN per day.
• Waiter: $650 MXN for seven hours.
• Pool heating to approximately 28–30°C: $1,000 MXN per day, with a minimum of three days. Alternatively, heating for one to three days costs $3,000 MXN, with each additional day costing $1,000 MXN.
• Driver service.
• In-home massage service: Price set directly by the provider.
• In-home manicure and pedicure service: Price set directly by the provider.
• Guided tours in and around Atlixco: Price set directly by the provider.
• Guided tours in Puebla: Price set directly by the provider.
• Tennis lessons: Price set directly by the provider.
• Yoga lessons: Price set directly by the provider.

Pets

Pets are welcome, provided guests care for them and clean up after them.

House Rules

• Maximum occupancy is 17 guests, including children over three years old.
• Events are not permitted unless arranged in advance. Please contact the host for information about additional requirements and costs.
• A maximum of six additional daytime visitors is permitted.
• Outdoor music is not permitted after 11:00 PM.
• Music volume must not exceed 70 decibels at any time.
• Any damage, incident, or mistreatment of the house must be paid for immediately at the cost required for repair.
• Additional services must be requested at least eight days before arrival.
• Pets must be disclosed in advance, with a maximum of two pets.

On-Site Staff

Beatriz and Dionisio live in a separate house next to the property and take care of the gardening, cleaning, pool maintenance, and general upkeep. They may also be hired during your stay for cooking, cleaning, or other assistance.
