Overview

Villa Kiin is a breathtaking oceanfront villa in Tankah, Tulum, with views of turquoise waters and a soothing ocean breeze. Designed for gatherings, it is an ideal setting for families, friends, and special occasions.

The Space

Casa Xuul is a waterfront property with two sister villas. This listing is for Villa Kiin, which accommodates up to 14 guests.

Villa Kiin is a private, modern oceanfront villa with:

• A private ground-level infinity pool facing the ocean
• Outdoor lounge areas
• A rooftop jacuzzi
• A shared rooftop clear-bottom plunge pool connecting the two sister villas
• Tropical landscaping that provides privacy between the villas
• Ocean views throughout the property

The villa’s clean, modern design keeps the unobstructed ocean view at the center. Relax in the living room, enjoy a drink at the kitchen island, or gather around the dining table. The open layout is well suited to groups, while hammocks provide a quiet place to rest.

Sliding doors open to the outdoor lounge area, which includes:

• An infinity pool facing the ocean
• Swings
• A barbecue area
• Outdoor seating

The villa spans three levels and includes four bedrooms, each with an en-suite bathroom and blackout curtains. One bedroom is located on the ground level and has shared access to a separate room with bunk beds, enclosed by a sliding door for additional privacy.

The second level includes three bedrooms:

• One bedroom with a king-size bed
• Two bedrooms with two queen-size beds each

The rooftop features a private hot tub, a lounge area, and a clear-bottom plunge pool connecting to the sister villa. All bedrooms have air conditioning and access to the backup power generator.

Housekeeping

Daily housekeeping is included from Monday through Saturday. Sundays and Mexican holidays are staff days off. The grounds are also maintained and kept clean and orderly.

Private Chef Services

Private chef service for breakfast and lunch is included in the reservation.

• Groceries and gas are not included.
• Guests will receive a receipt for reimbursement.
• Chef service is available daily from 9:00 a.m. to 3:00 p.m., except on Sundays and holidays.
• After the reservation is confirmed, the chef team will contact you with the menu and help accommodate dietary restrictions or special requests.
• Chefs Angi, Joia, and Sonia enjoy pampering guests during their stay.

Dinner service is available upon request for an additional $37 USD per person, plus the cost of ingredients. Groceries and gas will be charged separately based on a receipt.

Victor, the on-site host, can help plan your vacation and ensure everything runs smoothly.

The villa works exclusively with approved service providers for quality and safety. Available services and experiences include the following.

Bartender Services

• $60 USD per hour for 5–9 guests, with a three-hour minimum
• $70 USD per hour for 10–19 guests, with a three-hour minimum

Choose from two options:

1. Provide your own drinks and ingredients.
2. The team purchases everything for you for an additional $50 USD service fee, plus the cost of the items.

Transportation

Renting a car is recommended for exploring Tulum more economically and at your own pace.

Parking near nightlife areas and hotels costs approximately 150 pounds, or $10–$18 USD per stay.

Guests who do not drive can use a local taxi service, which offers daily transportation and van service for larger groups.

Road Conditions

Casa Xuul is located within Tankah Bay, a protected natural reserve. Due to environmental regulations designed to preserve nearby cenotes and the local ecosystem, the road is unpaved.

The community maintains the road twice a year, usually in December or early January. Weather and construction traffic can cause additional damage, particularly during the rainy season from May to early November.

A four-wheel-drive vehicle or SUV is recommended.

On-Site Massages and Yoga

Massage and yoga sessions can be arranged at the villa upon request.

Massage options are paid in cash directly to the provider at the time of service:

• Standard massage: $100 USD per hour
• Hot stone massage: $130 USD for 80 minutes

Services are available in the room or on the villa’s terrace.

• Smoking is not permitted inside the villa.

• A backup generator is available during power outages.
• The waterfront property is located at the tip of the Mesoamerican Barrier Reef and features a rocky beach.
• Cenote Manati is less than a five-minute drive away.
• Tankah Bay is approximately 350 feet away. Its protective reef creates calm waters suitable for swimming and snorkeling.
• The area is private and not heavily tourist-oriented.
• Renting a car provides a cost-effective way to explore the area. Since many roads in Tulum are unpaved, a midsize or four-wheel-drive vehicle is recommended.
