The Space

Start your mornings with sweeping sunrises over the sea, spend the afternoon practicing your swing on the private six-hole oceanfront putting green, and relax beside the heated in-ground pool surrounded by tropical gardens.

Villa Experience and Features

Designed for seamless indoor-outdoor living, Villa Coccoloba features marble flooring throughout, custom local woodwork, built-in cabinetry, original local artwork, and natural stone accents. Open-concept common areas have soaring ceilings and wide patio doors that capture the Caribbean sea breezes, while enclosed living spaces provide air-conditioned comfort.

• Full-service hospitality: A private chef is available every day, along with daily housekeeping and groundskeeper services.
• Private chef: Meal preparation, personalized menu planning, and grocery shopping are included. Groceries are billed separately at cost with no markup. Upon arrival, guests provide the chef with a $750 USD cash deposit during the menu consultation to cover initial food and beverage purchases. Any remaining balance is settled on-site in cash, in USD or Mexican pesos, after store receipts and the final accounting are presented.
• Climate comfort: All bedrooms, the ensuite bathrooms in the main house, and the enclosed upstairs media room have modern air conditioning. The open-concept living and dining areas on the main floor are naturally cooled by ceiling fans and ocean breezes.
• “Crab Alley” oceanfront putting green: Practice your swing on the six-hole putting green, or enjoy sunrise coffee and evening cocktails before dinner.
• Heated pool and sun deck: The large, wind-sheltered heated pool is surrounded by lush gardens with sun and shade throughout the day. The spacious pool deck includes loungers, sun chairs, pillows, and towels.
• Natural oceanfront and snorkeling access: The shoreline directly in front of the villa is a rugged, natural coral coast that offers a crowd-free setting and raw coastal scenery. The water may have crashing waves during the winter and calmer seas in the summer. Endangered sea turtles nest in front of the property from April through September and can be respectfully observed from the oceanfront terraces.
• Remote-work ready: High-speed fiber-optic Wi-Fi reaches the entire property. A dedicated desk is located in the air-conditioned media room.

Interior and Bedroom Layout

Main House — Ground Floor

• Living and dining rooms: Sunlit, open-concept spaces with marble floors, ocean views, ceiling fans, and sea breezes. Seating is available for eight guests. A powder room is located off the entry hall.
• Chef’s kitchen: A gourmet kitchen with granite counter space, a gas stove, beverage center, and refrigerator with unlimited filtered water and ice. The kitchen connects directly to a shaded outdoor dining area beside the pool.
• Campo Suite: An oceanfront suite with direct access to the putting green. It includes air conditioning, one king bed, one single daybed, a Smart TV, an oceanfront terrace, and an ensuite bathroom with an onyx double vanity and shower with a built-in Bluetooth speaker.

Main House — Second Floor

• Media and work lounge: An enclosed, air-conditioned room with pool views, seating for eight, a 43-inch Smart TV, board games, and a dedicated desk.
• Master Suite: Includes air conditioning, one king bed, one single bed in a private sleeping nook, a Smart TV, oceanfront balcony access, and an ensuite bathroom with a double vanity and Bluetooth speaker shower.
• Spa Suite: Includes air conditioning, one king bed, a Smart TV, oceanfront balcony access, and a spa-style ensuite bathroom with a backlit onyx wall, deep soaking bathtub, and open couples shower.
• Casita Bedroom: Located a short distance from the main house on the second level of the casita, with a small balcony overlooking the pool and gardens. The room includes a queen bed, air conditioning, Talavera stone flooring, a Smart TV, mini-fridge, filtered water station, and ensuite bathroom. Casita guests have full access to the main house and receive their own key.

Booking Notes

• The advertised nightly rate covers up to six guests and two babies in the main house, plus two adults in the casita, for a total of 10 guests.
• If you do not need the additional casita bedroom, request a discount before booking. The nightly rate can then be adjusted to help reduce platform fees.
• The property is completely private. The casita is never rented to outside guests, so the entire property remains exclusively yours regardless of group size.
• Chef service is available every day from approximately 7:30 a.m. to 7:00 p.m.
• Housekeeping and groundskeeper services are provided daily, with one day off during seven-night stays.
• The chef and staff do not live on-site.

Location and Regional Highlights

Villa Coccoloba is located in Tankah Bay, Tulum Norte, a peaceful enclave of private residences, condominiums, boutique hotels, and charming beachfront restaurants. Tankah Bay has a secured entrance and community patrols.

• Snorkeling and wildlife: Tankah Bay and Soliman Bay are a short walk away and offer calm, protected waters with vibrant coral reefs, manta rays, and a wide variety of fish. Tankah Bay also has a cenote for diving or snorkeling, with an underground cavern connecting divers to the ocean. The area is home to resident iguanas and excellent birdwatching, and coatis and agoutis are often seen.
• Tulum: Located eight kilometers away, approximately a 10-minute drive, Tulum offers renowned gastronomy, boutique shopping, beach clubs, and historic cliffside Mayan ruins.
• Day trips and golf: The PGA Riviera Maya Golf Club at Bahia Principe is approximately 15 minutes away. Playa del Carmen is about 40 minutes north and provides access to eco-parks such as Xel-Há, Xcaret, and Xplor, as well as several freshwater cenotes.

Additional Information

Beach and Shoreline

The oceanfront is a natural, eco-rich coral shoreline. Water shoes are recommended when entering the water during calm conditions. For snorkeling, sheltered Tankah Bay is a short walk around the point, while Soliman Bay is approximately a 15-minute walk in the opposite direction. Both bays are excellent for snorkeling.

Portable beach chairs are available in the garage for relaxing along the shore.
